A charming 4 bedroom, 3.5 bath cape with large kitchen, private backyard, includes all amenities, patio and deck that abuts conservation land. Located on a dead-end, quiet lane in the center of town just off Main Street in quaint Chatham village. Walk to shops and restaurants. Oyster Pond beach (0.2 mile / 6 min walk). 1 min walk to Viera on Main bar and restaurant. Chatham Squire a 5 min walk. Lighthouse Beach a 20 min walk and less than a 5 min drive. Chatham A's ballpark 8 min walk. All beaches with in a 10 min drive.

2025/2026 rates
Off Season: Sept 30 - May 31: $750 per night 4 night min. $5,250 per week
Spring: June 1 - June 30: $5,978 per week (7 night min)
Summer: July 1 - Aug 31:  $6,405 per week (7 night min)
Fall: Sept 1 - Sept 30: $5,978 per week (7 night min)

7-night minimum Sat to Sat stay from June 1-Sept 13. 4-night min during off season (Need 2 week notice and must call to confirm.) Cleaning Fee is $250 plus a security deposit is required.

A complete linen package, including bed making and stripping is provided. Call to confirm rates and availability.

Great location

Updated and well-appointed house that is conveniently located on quiet lane right in town. Oyster Pond beach is just a quick 5 min walk. Beautiful sunsets to be seen from the back yard. Owners were very accessible and accommodating. We enjoyed a wonderful week in this Chatham gem.

Family Friendly Perfection Right in Town

We stayed here for a week in July and had a great time. The house was perfect for young children and grandparents alike. It's right in town and convenient to everything, but it still felt private and secluded. Our kids could enjoy playing in the quiet yard at the end of the road, while the adults could grill and relax. It was just a short walk to the kid-friendly Oyster Pond beach. Phil was communicative and very helpful in us arrange the linen rentals. Would definitely rent here again.

Great Location!

We really enjoyed our stay in Chatham. The house was only a few steps from Main St and so close to Oyster Pond. The house was very clean, furnished nicely and had everything we needed. It was very quiet & private and we would def stay again!!!

Nice house in a great location

Had a great stay with the family. House was well equipped and is in a great location. Nice quiet outdoor area at the end of an alley. House is actually even better than it looks in the pictures.

Great house in a great location

I love staying at the Merola's Bearses Byway rentals - have stayed 3 years in a row (2 yrs of them at 39 Bearses). Both rentals are nicely appointed - the owners (Phil and Cheryl) take pride in personally maintaining their rental homes and have thought through all comforts of a great home - including any tech needs you might have (Sonos speakers throughout :-) . The location is perfect - Oyster Pond is a quick walk out back and can been seen from the terrace (great for al fresco dining). You're right off the Main street in Chatham but tucked far enough back for privacy. You can walk to most things including Chatham light beach and the Nickerson Fish Pier. Pretty much perfect!

Perfect Location & King Bedroom!

We were in Chatham for a nice long weekend for a friend's wedding. Location and a King bedroom were our top priorities. Phil and Cheryl's home was perfect and exactly what we were looking for. Their home is beautiful - brand new and immaculate! The house is tucked away right off of Main Street at the end of a quiet dead end street and is just steps away from shops and restaurants. The house is very spacious with lots of windows that let in plenty of light and a large kitchen stocked with everything you could possibly need. The master bedroom is HUGE with a King bed, large bathroom with rain shower, and plenty of closet space. The 3.5 bathrooms were very convenient, allowing all 6 of us adults to get ready easily. There is a deck and patio outside where we could sit and relax and enjoy the nice fall weather. Phil is extremely nice and accommodating. He checked in with us on our arrival and departure to make sure all of our needs were being met. We would definitely stay here again next time we are in Chatham!

Everything you need for a perfect stay!

While looking for a house for a long weekend, location was #1 on our list. Once we found 40 Bearses, we knew it was exactly what we were looking for. The location was absolutely wonderful! You can park the car and not even use it the entire trip! Downtown Chatham is quintessential Cape Cod. And The Squire and Red Nun are musts for some nighttime fun--and within walking distance! The house itself was absolutely gorgeous and extremely clean. The pictures don't even do it justice! The patio and deck were the perfect places to unwind, the bedrooms were spacious and sunny, and the four bathrooms were very convenient. Booking with Phil was a breeze! I could not recommend it enough! Thanks Phil for a wonderful weekend, we are looking forward to our next visit!

I have been coming to Chatham for 40 years. I took over my parents cottage in 2001 and Cheryl and I purchased the cottage next to it in 1999. A developer built single family homes on the street and it made sense to tear the old cottages down and build new homes since we could leverage the developer's construction team. So we have two beautiful cottages, built in 2013, with all the modern amenities, located in the center of Chatham.

We rebuilt this house in 2013. It is beautiful and right downtown yet on a dead end street so its private.
