About this property

An iconic flint terraced cottage centrally located in the heart of Holt

Songbirds, a traditional Victorian flint cottage is the perfect base for exploring the North Norfolk coast with its sandy beaches, pine forests and wide-open skies. The Green Flag awarded Holt Country Park, on the edge of the town, has over 100 acres of woodland to discover with many organised events There is also excellent bird watching, walking, and cycling in the area. The coastal villages of Blakeney and Cley are just five miles away with the sandy beach at Sheringham just six miles away.

Whilst having been totally refurbished in 2021 to a high standard of comfort and providing all modern amenities, the cottage retains its Grade 2 listed charm and character, ensuring you enjoy a relaxing break.

The front door opens into a cosy lounge which has been fully refurbished and benefits from wooden flooring, a comfy two seater sofa, two armchairs and a smart TV with the facility to watch Netflix, Amazon Prime and numerous other channels. All of the new furnishings complement the brick fireplace and freestanding wood burning stove.

The lounge opens onto a spacious dining area with a round wooden table and chairs, providing ample space for four people to dine together. From the dining area a door leads through to a light and airy fully refitted kitchen with a vaulted ceiling. Equipped with a fitted oven, hob, dishwasher, microwave and fridge, as well as a coffee machine, kettle and toaster.

Outside there is a small paved courtyard garden which benefits from a table and four chairs, perfect for al-fresco dining or a relaxing glass of wine.

Upstairs the cottage has two bedrooms and a newly refitted shower room, with rain forest shower, basin and toilet. There are original wooden floorboards throughout, and plenty of storage for a comfortable stay. The main bedroom has a wrought iron double bed with two solid oak bedside cabinets and a small walk-in wardrobe. The second bedroom has full sized wooden bunk beds together with a solid oak bedside cabinet and chest of drawers. All beds feature brand new award winning mattresses.

1. The allocated parking space is about 200 metres from the property
2. Songbirds is a traditional Grade ii listed property and does not have room in the bedrooms for a cot
3. Up to two well behaved dogs are welcome at a charge of £25 per dog, however they are not allowed on the soft furnishings or upstairs
4. There is no smoking or vaping allowed in Songbirds

Holiday in Holt
Lovely little house close to town centre. Very clean and cosy, with good location. Nice to have dedicated car park a short walk away. A couple of minor issues were dealt with very efficiently and quickly with the aid of the app.

Another lovely stay at Songbirds
This was our second visit to Songbirds and it was just as good as the first. This time we got to enjoy the log burner and cosied up by the fire. This cottage really does have everything you could possibly need for a relaxing weekend in North Norfolk be it Summer or Winter. The property is beautifully clean, well equipped and excellently located. We will be back next time we visit Norfolk.

Songbirds
Location is fantastic. Cottage is small and two adults and two large dogs made it even smaller. Nevertheless we coped well. The cottage is well equipped and the seating downstairs is very comfortable. Some suggestions. A 600 watt microwave is a bit small. We were surprised that we were left half a toilet roll, half a bottle of washing up liquid, one tea towel and no hand towel in the kitchen to last for a week. There needs to be somewhere in the shower for your soap, shampoo etc. Finally the porch over the back door and the patio should be clean for new arrivals.
