Water Garden 7 is a contemporary 2 storey detached property with the added luxury of a roof terrace, situated in the secluded Water Garden area on Lower Mill Estate overlooking a small river but also benefiting from far reaching lake views from the sky deck. The property is beautifully furnished to a very high standard and extensively equipped to cater for family gatherings.
Complimentary access to the on-site ArtSpa, a luxury spa with slate lined 20 metre indoor and outdoor heated pools (shut in winter), outdoor plunge eco pool, steam room, sauna and treatment rooms for a range of massages and spa beauty sessions (bookable at an additional cost).
Lower Mill Estate is a gated, private development set in 550 acres of coutryside, woodland and lakes, facilities include children’s play areas, walks, bird watching, cycling, canoeing, kayaking and fishing. (Bike and boat hire available on site). Also available is the on site restaurant/cafe/clubhouse which is for the exclusive use of the homeowners and holiday-makers.
Water Garden 7 comprises of 4/5 bedrooms, 3 bathroom (2 en suite and 1 family bathroom) and a separate WC on the ground floor. The property accommodates 8 adults plus 4 children and 2 infants sleeping in travel cots making it ideal for either family groups or couples.
2 travel cots (sizes H81.6 x L106.6 x W76.5cm and L123 x W63 x H78cm) are available at a supplement of £15.00 each, this is charged for separately by us after your booking is confirmed. (A flat bottom sheet is provided, however, a quilt and pillow are NOT provided due to health & safety). 1 high chair is available free of charge. Please advise if the travel cots and high chair are required.
On the first floor there are 2 double bedrooms both with en suites one has a king size bed and 1 has a small double bed, a twin bedroom with standard single size beds and a bunk bedroom with 2 x bunk beds standard single size suitable for 4 kids sharing and the family bathroom. 5th bedroom/snug has a double sofa bed (AVAILABLE ON REQUEST ONLY) with views to the front of the property. Please advise if the sofa bed is required. Please note this is a small snug that gets converted to a bedroom with limited storage space. TV and DVD player, black out blinds, built in shelves. Also on the ground floor is the open plan kitchen/dining/living area plus a separate WC. There is under floor heating and a wood burning stove in main living area (logs are not provided). Make full use of the outside deck areas on the first and ground floors as well as the sky deck which offers enclosed roof space with artificial grass and seating for dining or just relaxing.
Lower Mill Estate is within a 10 minute walk of the Cotswolds Country Park offering various watersport activities, and within a 5 - 10 minute drive you will find the local town of Cirencester and many pretty Cotswold villages to visit and explore.

Please note that from 1st October to 31st March access to the lakes is suspended in order to protect the over-wintering bird population. This restriction applies to kayaking, boating, fishing and swimming.
A guaranteed later check out of up to 4pm is available on Sunday at no extra cost.

The property is very modern and comfortable. We all had plenty of space and enjoyed our time there. Would recommend this accommodation.The facilities in the area are excellent for those liking water sports, cycling and swimming, etc.
House was amazing with ample space for 3 families. Lovely surroundings with loads of facilities like swimming, Spa, bar and restaurant.
The house itself although big felt homely and warm with a great rooftop terrace. Will definitely be looking to return.
Very well equipped property and the dry goods/sundries were a real bonus. Lots of space for a party of nine and had everything we needed. The single mattresses felt like they had been well used and could perhaps benefit from being updated.
We really enjoyed staying here, the house was a good size - we were 3 families with 5 kids between us but we didn’t feel cramped at all. The kitchen was well equipped and we found everything we needed very easily. The roof terrace is fantastic, especially when the sun is shining as it was for us!
Lower Mill Estate is great, with brilliant facilities, clean and safe. Would definitely go again.
We were a family of 10. 6 adults, 3 small children and a baby. Plenty space and very well equipped. No outdoor space at the accommodation but the children had lots of fun on the deck and terrace. Lots of areas within the estate to
Loved the accommodation which worked well for us. Electrics in the property need attention as kept tripping which then meant we had no hot water and cold showers. But once reported they came out straight away.
The property was amazing and catered for all 12 family members. We will definitely be back to the Lower Mill Estate as we didn’t get much time over the weekend to explore or try any water sports.
The roof top terrace is great for entertaining and cooking and allowed the entire family to spend time together with plenty of space.
The site facilities are very nice and not overcrowded. We went swimming twice, outdoor pool was slightly chilly, indoor pool was perfect and the plunge pool was used by those who dared to.
With a playground for the younger kids and tennis and football cages for the older kids, there is something for everyone.
Everyone was very sad to leave, so I look forward to booking again soon.
Our stay at 7 Water Gardens was pleasant. It's a great place for a family get together to be able to spend time as a large extended family. The kitchen was well equipped and lots of rooms to sleep and seat 12 people. We really enjoyed the pool and spa visit and walks around the lakes.
However the beds in the bunk room were not comfortable as you could feel the springs on the mattress so I would recommend having some toppers for more comfort. There was also no mirrors in any of the bedrooms. Also by the time the 9th person had showered the hot water had gone so it was cold showers for the last 3 guests.
We had a lovely time in this property. My only concern was that in one of the main bedrooms we found a bottle of tablet's at the side of the bedside table, as we had small children with us if they had found them first it could have been a different story. We found the kitchen had everything you needed and more. The garden was a little over grown. But having said all that we would all happily return, even tried to extend our stay.

This was our second visit to Cotswold Lower Mill Estate, first time staying in Water Gardens 7. We were a 3 generation family of 9 and the property was simply perfect for our stay. Clean, bright and so well equipped for family dinners. We loved the balconies oth sides overlooking the water gardens and also at the front, the lake beyond. Kids loved the roof terrace and gave them some space to play. Dining table was plenty big enough for all our family meals. Cannot fault the Lower Mill Estate, we enjoyed afternoons in the heated outdoor pools, hiring paddleboards from the activity hub and leisurely walks around the estate. Couldn't have asked for more.
Lowermill never fails to be anything other than brilliant
We had a wonderful time at WaterGarden 7 and made the most of the whole estate.
Advice to other guests in the summer months is to bring a sleeping mask as even though there were dark blinds in the bedrooms, the sun does get around the edges.
