Large villa with outdoor jacuzzi over the sea

A spacious stone villa divided into three units, located on the steep slope above the Adriatic Sea. The three terraces seem to float above the infinite blue, while the gaze floats to the horizon, where the mountains of Albania appear on a clear day.

There is also an outdoor whirlpool, heated to a water temperature of up to 40 C (on request, see surcharge below).

You rent the entire villa, including the outdoor area and garden. The villa is divided into three units, which are slightly offset on different levels:

1. An upper apartment with two bedrooms (one with a double bed, one with a double and a single bed), two shower rooms, a large living and dining room with kitchen (max. 5 people in total). Outside there is a large panoramic terrace with a whirlpool.

2. A lower apartment with a double room, a bathroom with shower, a living dining room with kitchenette and another single bed (max. 3 people in total).

3. A small trullo with a double bed and a small bathroom accessible from the outside.

Each unit has its partially shaded terrace with fantastic sea views.

Thus, this house is ideal for 2-3 families or couples who want to spend their vacation together while keeping their privacy. The two barbecue areas with an outdoor fireplace, directly on the terraces, invite you to spend sociable evenings.

The interior areas are simply but comfortably furnished. Air conditioning (hot or cold air, depending on the season) is available in the two bedrooms upstairs, the living room downstairs and the trullo. The two kitchens each have a gas stove, a fridge with freezer compartment as well as crockery, cutlery and cooking utensils.

The whirlpool (dimensions approx. 200x200cm) will be opened for you on request; it can be used all year round, including (or even more so!) in winter. The surcharge is €80 for the preparation €20 per day. It includes cleaning and disinfecting the whirlpool approx. twice a week and with every guest change.

Please note that the stone stairs that reach the house, especially the lower units, are relatively steep.

The coast is very rugged in the area (you can visit some of the sea caves under the house by boat from Santa Maria di Leuca), so the sea cannot be reached on foot. Also, the property is not recommended for families with children below 12 years of age. The nearest sea access is in Leuca (approx. 3 km, including a small sandy beach) and the famous Ciolo Fjord (approx. 5 km). The extensive, golden sandy beaches of the Ionian coast (e.g. Pescoluse, Maldive del Salento and then on towards Torre San Giovanni) can be reached in about 20 minutes by car. There are several supermarkets and excellent restaurants within 5 km. You can rent boats or book boat tours in Santa Maria di Leuca.





Sheets, duvets and towels are not included. If you don't want to bring them with you from home, regardless of the length of your stay, you can rent them for €26 per person.

Final cleaning is not included and costs €180, unless you clean yourselves before departure.

Dogs and pets are welcome, if you inform us in advance! Surcharge: €150 for the 1st one, €75 each for the others. Usually max 1 large or 2 small ones are allowed, but exceptions might be possible upon request.

We will ask you to pay a security deposit of €600 before arrival. The security deposit will be refunded within 7 days after departure, if there is no damage.

Electricity costs (and thus where applicable AC, hot water, heating etc.) are NOT included in the price and will be charged based on your actual consumption. The price per kWh charged to guests was €0,46 on 08/01/2026, when this text was last updated. Prices may slightly change over time.

We are obliged by law to verify the identity of all our guests. We will therefore ask you to upload copies of your IDs on our (secure) website to verify your identity before handing out the key code for the accommodation. Your personal data is treated in full compliance with EU data protection laws.

Parties, gatherings, events or loud music are not allowed at this property unless explicitly authorised beforehand by us in writing.

In case the local municipality charges a tourist tax, we will ask you to pay this separately to us and we will transfer it to the local authorities as required by law.

Please note that, like for all houses in Italy, the power allowance of the house is limited and you might not be able to always use all electric appliances simultaneously. No need to worry: most guests don't even notice this limitation.
