With panoramic and utterly serene views over thickly wooded valleys and rolling green hills, the property is set in a large, 2 acre, sheltered and secluded garden and natural woodland, with babbling streams feeding 5 delightful pools, and a 6 metre waterfalls, floodlit after dark. The garden has many paths, 8 benches, 4 swinging benches, huge hammock designed for 2 people and hanging chairs positioned for inspiring views of the trees, pools and utterly serene views.
The two largest pools are 11 metres wide.
At the end of a one-mile no-through-road, birdsong is often all you will hear! (Around 5 cars pass per day)
This listing of the 3 rooms in my converted bungalow is fairly new to Vrbo and so has only a few reviews. It has been listed on other sites for 17 years.
The other accommodation is a caravan, but neither accommodation can see or hear the other, even when both parties are in their own outside sitting areas, because of the 120 metres distance and many dense conifer trees screening both.
Each accommodation has its own completely exclusive outside sitting area around it to maintain privacy, and its own separate parking area. Sometimes, both are booked, and then you might see the other party in the 2 acre woodland, although most visitors spend little time in the woodland.
The 3 rooms in the bungalow also has a second exclusive area of the large pasture in front of the Living/Dining room, with 2 sun lounger chairs.
CASH REFUND
...if you choose to bring your own bedding or towels. If you bring your own duvet, duvet cover and bottom sheet, it's £2.50 per person! (excluding children 16 or under)
I will provide a quilted mattress protector.
There's also refunds for your own pillows and for your own towels.

The Living/Dining Room with kitchenette has a large sofabed and so can be used as a second bedroom.
The 3 rooms and exclusive hallway are a conversion of one end of my bungalow and home. So I am living in the other end and have my own separate entrance. You won't hear any noise. TV or music from me.
There are stunning, panoramic views of the hills valleys and forest garden from the very large, double-glazed windows.
You can walk directly onto the hills from the top of the garden and enjoy wonderful panoramic views.
Otherwise, you can choose more level walks from the lane, passing rare breed sheep and angora goats.
You will not be cold! The front door and all windows are fully double-glazed. As well as storage heaters, there are powerful fan heaters and radiant electric fires.
There is also an electric, "simulated log burner" which is accepted to be such a realistic effect for flames and smoke, it is difficult to tell from the real thing.
There is a Hi-Fi system for CD's and even the old cassette tapes.
There is ample parking space for 2 vehicles.
The view from the huge living room picture windows looks upwards across wild pasture and flowers, with rhododendrons and the woodland above, including the 6 towering Douglas firs. It receives the late afternoon and evening sun and one window opens to receive the sun directly on your skin.
The bed-sitting room offers a very comfortable double bed with good, bright reading light, a built-in wardrobe, large chest of drawers, and antique writing bureau. A sofabed is sited directly in front of the huge window, capturing often spectacular sunrises and sunlight until mid-day. The sky is regularly decorated with the aerial acrobatics of buzzards, and sometimes red kites or swallows. In fact, you can hear, and see many bird species from as close as 2 metres as they visit bird feeders which hang in front of the window. (robin, blackbird, thrush, yellowhammer, great tit, coal tit, blue tit, chaffinch, many other finches including the greenfinch and stunning goldfinch and even nuthatch and greater spotted woodpecker)
There is a large bathroom with shower, long bath, and radiant heater.
There is an outside sitting area directly in front of the bedroom window which offers the panoramic hill views and morning sun until around 2 p.m. and a choice of 2 benches and 4 chairs. There is also a tall fire pit with grill shelf.
Although possible to sleep 4, the MAXIMUM ADULTS-ONLY RECOMMENDED IS 3, OR SEE "WHY THIS PROPERTY" SECTION BELOW
Accommodation is:-
1) A good-sized bathroom (7' 9" square = 2.35 metres),
2) the medium sized bed-sitting room with picture windows (12' x 10' 4" = 3.68 x 3.15 metres),
3) the small/medium-sized (see pictures) living/dining room with kitchenette (13' 1" x 8' = 4.0 x 2.44 metres), with alcoved cooking area. It offers a sofabed opening into small double or a large double bed if 2 separate bedrooms are needed.
IF CONSIDERING 4 PEOPLE,
make sure you would be happy with:
the sizes of the rooms
the Baby Belling cooker (2 hotplates, grill and oven and only 2 functions at the same time) plus microwave
In the Bed-sitting room:- Double bed plus, futon single sofa bed which is 3' 3" (1 metre) wide with 2 inch thick soft wool topper
In the Living/Dining room: Large or small double sofa bed, or use as a shortish single (5' 3" or 1.60 metres) without extending, or 2 singles using the extra, very comfortable, self-inflating air bed on legs.
Using 2 singles, or sofa bed extended to a double, will mean folding down the drop leaf table and quite restricted floor space.
POSSIBLE DISADVANTAGES?
About half the woodland is fairly steep in parts.
(but level around your accommodation)
and small areas of the paths may be slippery after rain.
If using the higher part of the woodland, you should bring proper walking shoes. There are some safety hand rails.
If you are looking for neatly manicured lawns and flower beds, this would be the wrong place! This is a wild garden and woodland with 17 benches and half a mile of strimmed paths cut through untouched pasture with long grass and wild flowers.
The Bathroom has tiles and wallpaper which are “old-fashioned” but pleasant to most people, and also has amusing postcards of animals on one wall.
You can opt for exclusive use of the hallway and front door. The 3-roomed accommodation is a conversion of one end of my large bungalow and I can access via the other end of the bungalow.
My Living Room and Office doors are next to each other and open into the hallway.
HOWEVER, the tiny part of the hallway which I use to move from my Living Room to the Office a few times each day is completely screened off with a floor to ceiling curtain. You can see this on a plan, I can email you.
I open and close my office and living room doors VERY quietly and so it’s EXTREMELY unlikely you would hear me. I am a very quiet person and so you wouldn't hear any noise, TV or music from me. The curtain is clipped to the walls so there are no gaps!
It is a rule that after 10.45 p.m., you need to not talk loudly in the hallway and bathroom because they have an adjoining wall to my bedroom.
Moderate volume with TV or music, or normal talking is fine in the 2 rooms, but with the room doors closed.
You have exclusive use of the bathroom as I have my own bathroom.
There are internal bolts on the doors to your 3 rooms.
There is an advantage to having the owner in the same building. If you have any questions or problems, I am there to deal with them.
The Living/Dining Room with kitchenette is smallish (see measurements above) Although there are 4 chairs and double drop-leaf large table, it is a compromise for 4 adults. Although there is a microwave, the “Baby Belling” electric cooker allows only 2 functions at the same time, from Oven, Grill, hotplate 1 and hotplate 2
Sometimes, there are visitors staying in more than 1 of the 3 accommodations... the house, caravan and glamping tent.
All are far enough apart within the 2 acres of land that there will be no overlooking or feeling of intrusion on privacy. Small areas of the garden & woodland, are exclusive for each accommodation to give complete privacy. The rest of the woodland is shared.
IF the caravan or tent is occupied, it will barely affect your privacy and your enjoyment of the garden and woodland.
The tent has a separate parking area the other side of the land and is not visible from your accommodation or your sitting area or the woodland paths.
The caravan is only visible as you first enter the driveway and not as you park behind screening, and it has its own parking area next to the caravan. It is 120 metres from your accommodation in the house & completely hidden by trees from everywhere except from 1 of the 5 pools.
All the garden area around the house is exclusive to you, and other visitors do not use any path overlooking the house or your sitting areas. Often the caravan or tent occupants (and I) only use woodland area occasionally.
It is HIGHLY unlikely you will hear any voices or music from the tent or caravan when you are sitting outside.
The postman and occasional courier do walk past the living/dining room window to get to the front door but there are lace curtains on a pole which you can pull across the windows if you wish.

What makes this property unique
NOT "Unique Benefits" here, but CHILDREN RULES:
Most children love it here, but you may consider the woodland not suitable because you don’t want to be “keeping watch” or telling them what NOT to do…
Children under 16 must be in your sight, or within 50 metres at all times.
The 5 POOLS ARE DANGEROUS FOR CHILDREN because of the very deep mud.
So paddling only is allowed in 1 of the pools and the stream that feeds it.
Climbing on, or crawling under the safety fences at the edges of pools is prohibited.
Climbing of trees or clambering on fallen ones is not allowed.
Throwing of sticks and stones is not allowed
Ball games or frisbee are not allowed
Behind the caravan is out of bounds because of mains electric supply.
Children must not move:-
· Several ropes or branches deliberately placed on the ground and painted white, which means “do not cross here in very windy weather. Risk of falling branches.”
Curved branches laid on the ground as “path markers”. They are difficult to replace as they are just the right shape and length for their job
· Wire netting covering the drainage pipes from the pools and which prevent un-removable blockage by sticks etc.
· Stones, especially large stones at the edges of the pools

What CAN children do?

Most children love it here, but you may consider the woodland not suitable because you don’t want to be “keeping watch” or telling them what NOT to do…
Children under 16 must be in your sight, or within 50 metres at all times.
The 5 POOLS ARE DANGEROUS FOR CHILDREN because of the very deep mud.
So paddling only is allowed in 1 of the pools and the stream that feeds it.
Climbing on, or crawling under the safety fences at the edges of pools is prohibited.
Climbing of trees or clambering on fallen ones is not allowed.
Throwing of sticks and stones is not allowed
Ball games or frisbee are not allowed
Behind the caravan is out of bounds because of mains electric supply.
Children must not move:-
· Several ropes or branches deliberately placed on the ground and painted white, which means “do not cross here in very windy weather. Risk of falling branches.”
Curved branches laid on the ground as “path markers”. They are difficult to replace as they are just the right shape and length for their job
· Wire netting covering the drainage pipes from the pools and which prevent un-removable blockage by sticks etc.
· Stones, especially large stones at the edges of the pools
