This modern contemporary townhouse has its accommodation positioned over 4 floors. Sleeping a maximum of 10 people (up to 8 adults), you are spoilt for choice as to which balcony to enjoy – the front balcony offering sea views and a place to sit and watch the passing ships.

The property is heated by underfloor heating with individual room controls for your comfort, the whole of the first floor comprises of an impressive open-plan living area, with dining and kitchen area. Colourful sofas offer a comfortable place to relax and enjoy the stunning views of the bay, looking towards Shanklin and Culver cliffs - the perfect place for a tipple (or two) at the end of the day, whilst listening to the waves landing on the shores below. The dining table can seat up to 10 and offers views of both the sea and the Downs. In addition, there is a desk area for those who may need to catch up on work whilst away, positioned to also enjoy the views through the patio doors and utilising the high-speed broadband installed throughout the property. The contemporary kitchen benefits from a breakfast bar with seating and has all the essential appliances, including a larder fridge/freezer, microwave, single oven, gas hob and integrated dishwasher.

The ground floor accommodation is made up of 3 bedrooms and a family bathroom, with a bath and overhead shower, hand basin and toilet. All the bedrooms have a smart TV and either a view of the sea or Brading Downs, with one room having the advantage of a private balcony and an en-suite shower room with overhead shower, separate hand attachment, hand basin and WC.

On the top floor there is a king-size bedroom with patio doors leading onto its own private balcony, offering beautiful views over the Brading Downs in the distance. There is an en-suite shower, with overhead fitting and handheld attachment, basin and toilet. The additional bedroom accommodates a king-sized bed and has uninterrupted views from a large balcony, an L-shaped sofa and 2 sun loungers. It also has its own bathroom with overhead shower and separate handheld attachment, sink and toilet, situated off the hallway.

LOCATION:

Glorious Sandown Bay is on your doorstep, and voted one of the Island’s best beaches, providing a long stretch of sand and great swimming waters. Along this stretch you can see the red sandstone through to the white chalk of Culver cliff, and it is around here that fossil remains can be found. Sandham Garden’s play area is just across the road from the apartment with go karting sky nets and crazy golf and children’s play area. A short flat walk further along towards Yaverland, and you will also find the Wild Heart Animal Sanctuary formerly the isle of Wight Zoo, famous for its big cats. The town of Sandown is brimming with attractions to entertain visitors, most of them right on the beach front itself, so you never have to stray too far from the golden sands. Should you enjoy a coastal walk, you can walk the length of Sandown Bay from Yaverland past the Pier along the seaside revetment all the way to the popular neighbouring town of Shanklin. If you are keen on an active holiday, the bay is hugely popular with water-sports, and you’ll certainly see people paddle boarding, surfing, catamaran and dingy sailing, windsurfing and kite surfing, depending on the weather.

There is a charger for an electric car at the property. Should you wish to use this during your stay there will be an additional £40 charge per stay, per week. Please do make us aware at the time of booking / in advance of your stay if you require this service, so we can arrange to take payment.

Superb accommodation
Almost brand new building in pristine condition. 5 nice bedrooms, 3 with en suite bathroom. Sitting room, dining area and kitchen all in one on the same floor. Kitchen excellent with everything needed. Huge television in sitting room and smaller ones in the bedrooms. A lot of stairs. I don’t think you can.

We stayed for 5 nights and had a brilliant time. The house is so well equipped, is in a perfect position for the beach, playground, amusements and Island attractions. The whole family really loved the house. It is across 4 floors so we are all a little bit fitter now having climbed more stairs than usual. There is also some building works next door but we barely heard anything at all.

Great place, big spacious right on the beach.
Great location, really good customer care from the team when we rang them. Good bedrooms. Kitchen had nice big fridges, balconies and bathrooms also great and lots of hot water. Blinds are rubbish and don't black out the light at all in most rooms. Fine this time of year, but in the height of summer is will be very difficult to get the kids to sleep with. Also it is a big place so great for families but lacking some children's amenities, specifically some plastic cutlery knives and forks for kids.

Lovely house, but building work unbearable
The location of Colonel’s House is perfect and the house itself was lovely, it was also clean and comfortable, the fixtures and fittings were all good quality and had everything we needed. The building/construction site is right next to Colonel’s House, our cars were blocked in the drive on numerous occasions by builders vans, which meant us constantly having to get there attention on site to get them to move their vehicles. There was not “some noise”, there was noise all day, we were woken up every morning between 7.20am and 7.50am when the crane started up and the builders started work, this noise continued through the day without a break until 4.40pm/5.00pm when the builders went home. The noise was so loud if you sat on the balcony you couldn’t hear the person sitting next to you talking. We all lead busy hectic lives and came on holiday for some rest and relaxation which unfortunately we didn’t get at Colonel’s House.

Beachfront Condo
This new, four story lodging was good for our group, even though some of the elders didn't like the stairs. The balconies allowed our group to have private time. During our four night stay we needed to buy more toilet paper and paper towels, this was disappointing. I might suggest creative labeling of the cabinets so the hidden doors for the appliances don't break down. Overall, a lovely spot for an Isle of Wight getaway.

Another excellent stay
This is a perfect holiday location. The only thing that lets this house down is one set of keys. There were 3 groups staying so we had to use lockbox which isn’t ideal at the back of the house when using the front door! If another set of keys can’t be provided then a second lock box at the front would be a big help. Other that this we had a fantastic break. Thank you.

A lovely week with a view
Fantastic week stay. Views and location are just perfect. The house is beautiful. Please be aware the accommodation is over 4 floors and it’s a long way from the bottom to the top! This was not a problem for us and the views from the top balconies are beautiful. The house is very well kitted out. The only thing that let it didn’t for us was the beds. They are all very firm so no one slept that well. We’d definitely come back again though and hope to! Thanks for having us.

A mixed experience
Colonels rest is a beautiful property, right on the seafront. Ten of us stayed for a week, four adults six children. When we arrived something was wrong with the heating. It's a very complicated system where every four feet has a different thermostat. The first night we couldn't get bedrooms above 16/17. The showers were also scalding hot and couldn't be turned down. I alerted the holiday company the next day, they responded very quickly and the heating issue was resolved centrally I assume via an app. However, the hot water problem wasn't resolved until day five of the trip - and I believe time was wasted sending an unskilled worker when I had confirmed it wasn't a quick fix of turning down the boiler. By the time the plumber came and fixed it, we had four days of only a single usable shower for 10 people. Hopefully these issues were bad luck on our part, but there are also some strange quirks about the property. No master bedroom with an ensuite and a sea view, so you need to choose between one or the other. Not enough plug points in the kitchen - one over the draining board! Kitchen and living room two floors up from car parking so for carrying shopping/cases it's a pain. Only one toilet that isn't connected to a bedroom in the whole place. Complicated system for washing machine and oven. It was very reasonably priced (off season) but in the summer it was listed for about 5 times the price, and I would have been dissatisfied. Having said that - it's directly on the beach, spotlessly clean, and the company did respond quickly every time I messaged them. So, a mixed bag!

Good base for touring the island
The house is new-build and in excellent condition. It is well equipped and has fine sea-views. Sandown itself is a little run down (several hotels stand empty) and doesn't seem to have many restaurants, pubs etc. However, it is ideal for a family group with children where the intention is to dine in the evening. It has many attractions suitable for young and old - dinosaur museum, zoo, crazy golf, beach and cliff walks and an excellent Roman villa nearby with an opportunity to create a mosaic/tile. There is also a pier. Sandown proved a good base for touring the island.

Fantastic Accommodation in Sandown
The accommodation was fantastic, great location, great accommodation, immaculate inside with brilliant decor throughout. The children loved just how near it was to the beach, we loved how near it was to the beach bar, fantastic views on the sea front. We spent most nights on the balconies looking at the ships go past and enjoying our wine. I would strongly recommend this to anyone.

Lovely house in great location
Lovely house just across from the beach. Short walk to shops. Can walk from the house to Culver point in one direction or Shanklin in the other. Great base to explore the Island. Emma was on hand when we had questions. Well equipped for large group. We were family of four but space for two families. TVs in each room and plenty of balcony space so could be apart or together in large open plan sitting / dining room. A lovely UK holiday.
