Villa les Rocs

Villa les Rocs is a charming 18th-century holiday home located on the edge of a picturesque village in the Dordogne. This characterful property combines authentic features with modern comfort and is surrounded by a fully enclosed garden. Both the house and the garden offer complete peace and privacy, making it ideal for guests who wish to enjoy their holiday undisturbed.
A unique feature of this villa is the adjoining gîte of approximately 50 m² with its own facilities. This makes it perfect for parents travelling with adult children or guests who appreciate extra independence. The villa is always rented out as a private holiday home; when only the main house is used, the gîte remains closed.

Inside
On the ground floor you will find a modern, fully equipped kitchen-diner with a cooking island and a generous dining table for eight people. A special detail is the integration of the kitchen into the original old fireplace. The spacious living room has French doors opening onto the inner garden and adjoins the covered terrace, a wonderful place for long evenings. There is also a comfortable en-suite bedroom on the ground floor.

On the first floor there are two very spacious bedrooms with air conditioning. One room has four single beds and is ideal for children, while the other features a large double bed. An additional bathroom is also located on this floor.
The adjoining gîte accommodates two people and has its own living room, bedroom and bathroom.

Outside
The beautiful private garden is set in a quiet area and offers optimal privacy. The heated private “Bali” swimming pool with sunny terrace and sun loungers is the focal point of outdoor life. In addition to the covered terrace at the house with barbecue, a large tree provides natural shade on warm days. There is parking for two cars on the private property.

Surroundings
The holiday home is located a short distance from Terrasson and Montignac, with supermarkets, bakeries, shops and restaurants. The historic town of Sarlat, renowned for its gastronomy and cultural events, can be reached within twenty minutes. An ideal location for those who wish to combine peace, comfort and the Dordogne.

Outside July and August, a surcharge of €200 applies if you also wish to use the gîte.
