This apartment was just what we wanted when looking to stay in Edinburgh. There were a few local restaurants and bars hidden amongst the apartments, within walking distance of many main attractions, and easy to find.
The only thing I’d tell Americans, it’s the 2nd floor apartment (which is 1st level in Europe).

Despite double checking with the property management company Houst about the configuration of the property we were still caught out The description is very misleading. There are in fact 2 bedrooms 1 with a standard double bed 1 with a single bed There is an option of another single bed in the loungeThere are no King sized beds This did not work for our party if 2 couples The flat is in lovely area with a 15 min steep uphill walk to Princess St. It’s a 1st floor accessed by a shallow but long Georgian stair case maybe no good if you have mobility issues Generally the flat is very tired looking and could doWith a deep clean and new carpets The WiFi doesn’t work and the shower was leaking into the hallway as the drain was blocked The radiator also had a slow leak which we put a pan under Kitchen was dated but fine but only 3 cups so we couldn’t even have coffee all at the same time The management company was sympathetic but were unable to resolve any of our issues while staying there . As a result the owner has offered us some compensation however we would preferred a clean working property because we feel the property spoilt our stay in Edinburgh. We have stayed the other flats in this very area and even Street and they have been fine. New town and Edinburgh are excellent

Overpriced and disappointing
Apartment was under furnished, under lit, and under maintained. At one time, this was a nice place. No more. All of the lamps needed new light bulbs, including the main chandelier light that lit the large living room with 20 foot ceiling. We had to move the couch and beds to plug in the lamps and then discovered the light bulbs were out! Then we had to find the light bulbs buried in the fuse box. Very few were of the right kind. It took multiple phone calls over 2 days to get Houst, the property management company, to send someone to change the living room ceiling light bulb and the bathroom light. Even then the maintenance person only replaced one of the five bulbs in the living room light, leaving the room very dim. While the place was mostly very clean, the kitchen fan area was filthy, covered with grease.
Almost no furniture in apartment. No place to put open suitcases except on the floor or beds. Nice neighborhood, but at least 20 minute walk uphill to most Edinburgh Fringe venues. Unexpectedly they did not supply dishwashing tablets or toilet paper beyond the roll in the bathroom. Given the high price and nice photos, we expected a better maintained apartment with a responsive host and we got neither.
