External Description



Villa Ranciano is a splendid stone villa located in the Umbrian countryside, among vineyards and cypresses, just 5 km from Castiglione del Lago and Lake Trasimeno.

Immersed in a large fenced garden with hedge, lawn and several plants, the villa is located near the border with Tuscany, enjoying a breathtaking view of the surrounding landscape and the lake.

Inside the garden there are some patios provided with tables and chairs, as well as two barbecues, ideal for preparing tasty grills with friends.

The outdoor areas are embellished by a panoramic pool (6 x 12 m, depth from 1.40 to 2.40 m), open from April 1st to September 30th, depending on weather conditions. The pool is equipped with deck chairs, sun loungers, and an external shower. Next to the pool there are two gazebos with some dining tables and seats, perfect for having alfresco lunches/dinners.

At guests' disposal, also, a private parking for 7 cars.



Internal Description



Villa Ranciano is made up of the main building and a dependance. It can accommodate up to 18 people, has 7 bedrooms and 9 bathrooms. All bedrooms are equipped with ensuite bathroom, hairdryer, air conditioning, tv and kettle with cups. Besides, 4 bedrooms have single pouf beds, that can be opened on request.

Wifi Internet is available throughout the villa. Small pets are allowed.



Main building: The main building is spread over 3 floors and houses the entire sleeping area.

On the ground floor there is a kitchen, fully equipped with: stove, refrigerator, dishwasher, toaster, coffee machine, microwave, electric oven, kettle, 7 small dining tables, air conditioning, and a bathroom.

Also on the ground floor are the first 4 bedrooms, divided as follows: 1 double with single pouf bed, fireplace, bathtub, and ensuite bathroom with shower; 1 double (communicating with the previous bedroom), with ensuite bathroom with shower/bathtub; 1 double with single pouf bed, fireplace, ensuite bathroom with shower; 1 double (communicating with the previous bedroom) and ensuite bathroom with shower, suitable for disabled people.

An external staircase leads to the first floor where you will find 2 other bedrooms: 1 double with terrace, fireplace, lake view, and ensuite bathroom with shower; 1 double with terrace, bathtub, and ensuite bathroom with shower.

Located on the top floor, the lovely tower of the villa houses a suite composed by: a canopy double bed, a sitting room with single pouf bed, a bathroom with shower, a terrace overlooking the pool, and a 360 ° panorama of the lake and the countryside.



Dependance: A few meters from the main building is a dependance, accessible to guests. Within the dependance you will find: a laundry room (washing machine and dryer), a second kitchen (equipped with fridge, dishwasher, oven and stove), a bathroom, and a comfortable living room with sofas, tv, a dining table for 18 people, fireplace, and air conditioning.

Prices and conditions



Included in the price: Electricity (up to 200 Kw per week); Internet Wifi; house, garden and pool maintenance.



Excluded from the price: Final cleaning (360.00€); electricity (if more than 200 Kw per week - 0.46 per Kw); heating according to consumption during winter months (4.35€ per m3); high chair (15.00€). Tourist tax (the amount usually varies, depending on location, from €0,50 to €4.00 per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).



Security deposit: Customers are required to pay 500.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
