Holiday villa on the edge of ancient Etruscan itineraries. Beautiful hill-top holiday villa dating back to the end of 1800, lovingly restored, overlooking the attractive Lake of Chiusi. Nearby there are many interesting remains of the Etruscan civilization which founded also the town of Chiusi that sits on an outcrop of volcanic rock covered in olive groves and pitted with Etruscan tombs many of which can be easily visited.

Ground Floor: kitchen/dining room with fireplace, wood stove and larder. Large sitting room with fireplace, overlooking a terrace by the swimming pool. Twin bedroom (joinable beds), connected with 2 steps, en-suite bathroom with bath, double bedroom with added single en-suite bathroom with shower, double bedroom with en-suite bathroom with shower, wc, laundry room and garage.
First Floor: light airy sitting room, double bedroom with picture windows overlooking the lake, big wardrobe room with single sofa bed, bathroom with bath and shower, double bedroom, twin bedroom, bathroom with shower. A stone staircase leads from the sitting room to an attic with large sitting room and double bedroom with en-suite bathroom with bath.
The holiday Villa del Falco is surrounded by a fenced garden with mature trees where on a sunny and panoramic position we find the beautiful swimming pool equipped with sun beds, table, chairs and sun umbrellas. During your holiday at the villa you could also buy the products of the vegetable garden that the owner supervises without using any type of chemical. The well-groomed furnishing, the good level details and the full equipment give guarantee of a delightful holiday. Downhill there is the railway line leading Chiusi to the Centre of Italy. On request the owner can prepare typical Tuscan meals.
The A little further away is Castiglione del Lago (13 km), the largest town on the shores of Lake Trasimeno, which offers important folks and cultural events and festivals. A few hundred meters from the villa there is also the 'Sentiero della Bonifica' an interesting pedestrian cycle path which connects Arezzo to Chiusi along the Canale Maestro della Chiana. For nature lovers and bird watchers instead, there is the oasis of Montepulciano just 10 minutes away.

Heating Euro 0,70 per Kwh (if used). Wood for fireplace Euro 15 each 100 kg.
Air conditioning Euro 0,70 per Kwh (if used).
Pets are welcome on payment of Euro 5 each per day.
If ordered in advance swimming towels can be hired on site on payment of Euro 3 each.
It is not possible to charge electric cars at the house, but at the charging stations located a few kilometers away.
Tourist Tax Euro 0,80 per person per day, applied for the first 5 days only, children up to 14 years do not pay.

Methods of payment by bank transfer:
at the time of booking confirmation we will require the payment of a 30% deposit of the total amount of the booking.
The payment of the balance is required within 45 days before the beginning of the stay.

Cancellation policy:
-30% of the rental price for cancellations received up to 45 days before the rental.
-100% of the rental price for cancellations received between the 44th day and the day of arrival, and in case of No Show.
