During the High Season I do have a 4 month minimum (Dec 1st thru March 31st) each season. Once that reservation has been booked then I book the shorter stays around that reservation. I take a "Refundable" utility deposit on all my booking for gas & electric. This helps my guest to be mindful. I do have an allotment for each stay that I pay for and any overages is paid by the guest.
