Kineton lies within rolling Warwickshire countryside with a wealth of attractions on the doorstep and Woodfields is a beautiful house filled with character in the centre of the village. As you pull up outside, you're greeted by an elegant, long pale stone house with deep-set mullioned windows. Step through the front door and the charm of the exterior continues with low beamed ceilings, huge fireplaces, and exposed stone walls.

On the ground floor, there's a spacious and characterful living room with oak beams and a huge inglenook, whilst the study offers a place to work or just curl up with a good book in front of the wood-burning stove. The gorgeous dining room seats eight guests in comfort and leads to the well-equipped kitchen next door. A hallway runs the length of the house leading to the stairs, a useful ground-floor cloakroom and several doors to the garden. The first floor is home to the glorious, light-filled master bedroom which has oodles of space and a fabulous ensuite bathroom, complete with a shower and standalone bath. There are two further bedrooms, a twin (which can be a super-king on request) and a double, along with the family bathroom with a shower and a slipper bath. On the second floor, tucked into the eaves is a cosy twin bedroom.


Woodfields sits within expansive, well-established gardens with a patio, outside dining area, barbecue, summer house and there's even a garden ‘pub'. Beyond the gate is a driveway with parking for four cars.

*Dogs: 1 well-behaved dog welcome at the cottage at an additional cost each. Please let us know if you will be bringing a dog and we will then revise your booking confirmation. The pet fee is NOT included in your booking fee. A request for an additional fee per pet will be sent to you after you have placed your booking. Your pet fee must be paid for before your arrival date.

Ground Floor

Entrance Hall:
The main entrance has a pretty leaf chandelier overhead, a full floor mat for wet boots and a hat and coat stand. A thick door curtain, printed with native English birds, is fixed across the front door in case of draughts during windy days.

Living Room:
The pale palette of colours is the perfect foil for the huge inglenook fireplace, oak beams, and unique African wall art from the owner's time on the continent, which adds colour and texture to the room. Put a match to the wood-burning stove that now sits within the fireplace and curl up on one of the two large sofas facing each other across the glass-topped coffee table. There's a Smart TV on the wooden sideboard, which also contains a selection of games and cards. This is a cosy and welcoming room that simply beckons you in and entices you to relax. Two shallow steps at the far end of the room lead to an alcove with a bookcase filled with novels and there are French doors which open to the patio.

Study:
This cheerful and cosy room has white walls and a vibrant brick-red quarry tile floor. In the large stone hearth, there's a traditional cream wood burning stove, two comfy tub chairs are placed in front offering the ideal spot to warm chilly toes after countryside walks. The three windows all boast cushioned window seats where you can perch and watch the world go by, and the original beams overhead add to the sense of character. Should work be a necessity there's a sizeable wooden desk and both doors can be closed for privacy.

Dining Room:
With fairy light-laden beams, a parquet wooden floor, an original fireplace (decorative) and a large wooden table to seat all your guests comfortably, the dining room is arguably the most sociable room in the house. Whether you crave long, lazy brunches, fun-filled Sunday lunches or elegant evening meals that linger on into the evening, this room suits every occasion. Beneath the front window is a cushioned window seat, there's a large wooden sideboard and colourful art and canvases wherever you look.

Kitchen:
The stunning kitchen is well-equipped with everything practical needed for a self-catering stay. Deep-blue cupboards are topped with oak worktops and hide all manner of equipment. There's also a dishwasher, microwave and a larder fridge and a full-size freezer. Windows front and side allow lots of natural light and with beams overhead and underfloor heating beneath your feet, this is a warm and welcoming space. The oil-fired Sandyford stove (think baby AGA equivalent) is available for use all year round and there's an induction hob too, plus a Nespresso Dolce Gusto machine for that all-important morning coffee.

Rear Hall:
Running along the back of the house, the rear hall has a stable door to a side porch where you'll find coat hooks and welly boot storage, windows, and doors out to the garden.

Cloakroom:
This handy room lies at the far end of the rear hall. There's a WC, hand basin and wall mirror.

First Floor


Bedroom One:
At the end of the hall lies the master bedroom, a fabulous space with a large dressing area, leading you into the main room. Dreamy shades of the palest cream, grey and white, semi-sheer curtains, soft rugs underfoot and a super-king size bed make this a gorgeously romantic room. There's plenty of storage with multi-drawer chests and built-in wardrobes.

Ensuite:
This opulent ensuite is a fabulous study in bathroom style that is perfectly in keeping with the character of Woodfields and would not look out of place in any interior design magazine. A double-ended egg bath takes centre stage, along with a spacious walk-in shower featuring both a rainfall and a hand-held shower head. The vanity with twin hand basins is well lit with a large mirror and a shaving point above, whilst the oak beams overhead and mosaic-style floor tiles bring both character and style.

Bedroom Two:
The second bedroom is a charming and spacious room with twin beds (can be a super-king on request). Bedside tables with oil-lamp style reading lamps stand on either side and there's a vintage wooden desk, which doubles as a dressing table. Storage comes in the form of a large chest of drawers. There is also a door through to bedroom three, which can be kept closed. As with the rest of the house exposed stone walls and ceiling beams add plenty of character.

Bedroom Three:
This pretty double room can be accessed through bedroom two, but also has its own door, so can be completely separate. There are louvre-door wardrobes and a bedside table with a reading lamp. As with bedroom two, there's a charming vintage desk which can be used as a dressing table.

Bathroom / Shower Room:
Tucked behind the brace and latch door is a slipper bath with a mixer tap and shower, at the other end is a large, fully tiled step-in shower with a rainfall shower head and a handheld option. There's also a WC and a vintage washstand with a hand basin.

Second Floor


The stairs continue from the landing to the second-floor bedroom. Please note there is no handrail to these stairs.

Bedroom Four:
Up in the eaves of the house, the final bedroom is a cute twin room with exposed stone walls and old beams. Windows on both sides ensure this room has plenty of natural light, and although there is no ceiling light there is a wall-mounted light fitting, a desk lamp, and a bedside table. There's also a built in wardrobe and a chest of drawers for storage.

Outside

Woodfields is blessed with a large and well-established garden featuring mature trees, apple, and pear (fruit crumble anyone...) and flowerbeds plus a generous expanse of lawn, which is perfect for garden games. Along the far hedge is a summer house with a cane sofa, and close to the house, a sunny patio with a dining table and chairs for alfresco dining. Open the door closest to the house and you'll find a laundry with the washing machine and a clothes airer, open the second and you'll find a garden bar! Through the garden gate at the end by the garage is a private drive with parking for four cars.

Perfect country getaway for group of girls
WOW!! We came here for our annual girls’ weekend away and I think this is one of the best, if not the best, place we have stayed in. Any little thing you might need had been thought of by Annie, the lovely owner - two Christmas trees and lovely festive lights, shampoo, conditioner, shower gel, even electric toothbrush chargers! The house is absolutely beautiful and very spacious despite being a traditional cottage. Lovely, comfy beds and sitting areas. It was December so we didn’t use the outside but it was huge! Highly recommend!
