Waterside Barn, Binham, Norfolk
Nestled in the village of Binham in the heart of rural North Norfolk, and situated a mere fifteen minute drive away from glorious coastline, you will find the beautiful barn conversion of Waterside Barn. Boasting up-to-date contemporary living curated with convenience and creature comforts, this is a restful hideaway to retire to after an exciting day spent exploring delights of Norfolk.
Converted in 2003, and extended in 2022, Waterside Barn is semi-detached and forms part of the prestigious development of former brick and flint cart sheds on the Hindringham Estate. This property is the perfect union of farmhouse-style heritage and modern-day luxury. Once you are inside the barn the overall ambience is one of relaxation and comfort, complimented with plenty of natural light. With vaulted ceilings, exposed beams and brickwork, accompanied by stone and oak floors, the barn is brimful of character. Exquisitely warmed by underfloor heating and a large wood burning stove in the sitting room. Most of the accommodation is on the ground floor. A very spacious, but still cosy, dual aspect sitting room is the best place to gather at the end of the day when you want to chill out in front of the fire to watch television. The real pièce de résistance of the barn is the stunning vaulted extension kitchen/ diner that overlooks the expansive garden reached by both bi-fold and french doors leading out to a paved patio. Open up the doors and bring the outside in on warm days. Take a seat at the breakfast bar for a quick snack or a drink and chat while food is being prepared in the fully-fitted well-equipped kitchen - keen cooks will delight! If you are partial to a chilled glass of wine, there's a wine fridge too. Why not try a delicious glass of local wine from nearby Burn Valley Vineyard while you're here?
Beyond the living rooms on the other side of the barn are two of the bedrooms; a master bedroom with a king-size bed, dressing room and en-suite shower room, and a twin-bedded room that has the use of a bathroom next door. Upstairs on the first floor is the third bedroom, which has a double bed and use of a nearby shower room. There is also a delightful little snug area on the mezzanine that overlooks the sitting room - a quiet spot to read or catch up with emails. Outside beyond the patio, the south facing gardens extend to over an acre and include a large wild flower meadow with pond. The pond is fenced all around, and has a deck at the water's edge - a lovely place to sit and contemplate life and nature. To the side of the barn there is a fenced secure area making a safe play area for young children.
Waterside Barn is found a short walk away from the centre of Binham village. The property makes very special bolt hole for couples, friends and families who enjoy the benefits of modern living within a tranquil setting, and being able to take some lovely walks or bike rides from outside the front door. Take a gentle stroll into the village to visit the pub for a delicious meal and to sample craft ales, or buy provisions from the handy village store, or try some of the local raw milk and cheese from The Little Dairy Shop. Perhaps take a wander around the ruins of the village Priory. And that's all before you've explored the beauty of the coast and the many other attractions on offer in this picturesque part of North Norfolk.
