Luxury Cottage with Spectacular Views and Terrace Overlooking the Creek

This newly-renovated cottage sleeps 6 in 3 bedrooms - 2 of which overlook the creek and marshes. The sunny landing has a desk and is a great work/play-space. There is an upstairs bathroom with a shower over the bath and downstairs is a wet room. A boot-room/utility room with ample hanging space houses a large larder-fridge, a small freezer and a washer/dryer. The open-plan living space has a large oak table with benches, sofas and armchairs for 6, wood burner (with a supply of logs), sky tv (family bundle), and a Sonos smart speaker. The well-equipped kitchen is separated from the living area by a room divider and features an electric Aga, microwave and dishwasher (but no conventional cooker). Directly opposite the cottage is an idyllic private terrace directly on the creek with tables and chairs.

My husband and I live a couple of hours away from Wells-next-the-Sea on the Suffolk coast and we have five grown-up (!) children.
Why they chose this property
As a child I spent the long 6-week summer holidays camping at Wells with my mum and my brother. They were perfectly idyllic times - no rules, no shoes, chocolate sandwiches for tea and a constantly changing supply of playmates. It has always had a special place in my heart and the rest of my family have had no choice but to also fall in love with it. For many years we have talked about buying a holiday cottage here and when Hampden House came on the market we simply couldn't let it go. We spend as much time here as we can.
What makes this property unique
The cottage is just a couple of minutes walk from the harbour, the pubs and the shops in Staithe Street and it only takes about 20-25 minutes to walk along the sea wall to the beach. East End is a no through road and feels like a retreat from the noise and bustle of the town - Hampden House benefits from the best of both worlds. In 2016 we completely renovated the cottage, changing the layout and maximising the views and the light. We have installed a wonderfully effective wood burner so that the cottage is cosy and welcoming even during the winter months. However, the main feature of this property is its position and the views that change constantly as the tide ebbs and flows. The terrace can be enjoyed all day long - even in the winter it's a perfect place to wrap up warm and enjoy coffee or a glass of wine. Having 2 parking spaces is invaluable in Wells, especially during the summer months. NB - until Oct 2018 guests will also have the use of a walled garden opposite the house on the other side of Jolly Sailors Yard. This is a lovely sheltered spot if the wind is a little too chill on the terrace. From 1st October 2018 the garden will no longer be available as we are building a small 2-bed flat on the site.
