In addition to all other rules, guests are not permitted to change the arrangement of the furniture or the appliances at the property or bring in their own furniture and appliances to the property without the approval of the host. Guests who do not keep to house rules or damage the property will be charged extra.

There is a free private parking and free on street parking BUT please don't park in front of somebody else's entrance.

The accommodation regrets it cannot accept liability for any valuables left in the property or parking vehicles.

Please be informed that smoking is prohibited in the entire building and the property reserves the right to charge you a huge fee if you do not comply with the non-smoking policy or if you damage the property.

Our properties are competitively priced to encourage contractors/guests and also because the central heating is programmed to turn off automatically when the temperature reaches 21C. You must agree with our "fair usage" policy. Water and energy not allowed to be wasted unnecessarily.

Please note that your reservation may be cancelled without any refund if you are more than the number of guests declared during the booking as that is classed as a false declaration.

-Windows are to be closed, lights and heating turned turned off each time you leave the house
-Shut all Windows and doors whilst central heating is on
-Smoking indoors is strictly prohibited( No smoking)
-No house parties
-No anti=social behaviour
-Keep noise down to a minimum. We respect our neighbours
-Entry to boiler cupboard is strictly prohibited
- Tidy up after yourselves and please use the bins outside
- No illegal activities please
-Avoid damages to the property as that will incur extra charges
