The house is laid out over 2 floors with the main living areas and 2 double bedrooms on the first floor, a further 3 bedrooms can be found on the ground floor giving direct access to the pool area and garden.



The fully equipped modern kitchen has a wonderful breakfast corner and large dining table. From the kitchen you walk onto the large covered outdoor dining and lounge area overlooking the pool and garden. It's the perfect setting out of the sun to have wonderful lunches and dinners while contemplating the beautiful views!



From the kitchen you walk into the living with comfortable seating and onto a double bedroom with ensuite shower room.



To the other side of the kitchen you have access to the Master bedroom with ensuite bathroom, a TV den and separate office space.



On the ground floor a further 3 double bedrooms are available, all with their ensuite shower room, and direct access to the pool area.



There is a large infinity pool, with a really nice shallow end for small children to play or simply to relax. The pool is surrounded by a large terrace and garden with comfortable sunloungers.



There is another lovely seating area on the other side of the house, near the kitchen, surrounded by a well maintained garden.



There is high speed internet available (Starlink), multiple smart TVs and the house is secured with an alarm.



The villa is located in a quiet residential area and only minutes to the village of Roquefort les Pins where one has access to all amenities. The coast is a quick 15/20min drive away and Nice Airport 25/30 minutes. So a great hub to explore the region!
