We've spent the last 2 years restoring this fabulous space and turning it into our family home.
Originally purpose built in the 1850's as a gymnasium, it has also been used as a Mason's dance practice area, an artist's studio, and also a Festival venue.
It is amazingly located in the centre of Edinburgh's "First New Town", less than 1 min walk from the junction of George St and Frederick St. Look on a map and you'll see how central this is!
You are surrounded by all the bars, restaurants, pubs, venues, transport links and history of the famous New Town, yet on a quiet bar free one-way street where you won't hear much.
Unusually there are also 2 private parking spaces with the house.
The showstopper in the house is the top floor room, which is the original gymnasium with period vaulted ceiling and 'lantern' - a glass room bringing extra light into the space. The room is around 10m x 10m in size, and we've turned it into our living and entertaining space. It has a large concrete kitchen island, 2x Gaggenau ovens, an induction cook top, a Quooker hot water tap, and 4 Sonos speakers with sub.
On the ground and lower floors there are 6 bedrooms. One has a "triple sleeper" bed - this can be used either as a double bed or bunks, another can be set up as either a super king or two singles, a further 2 have king size beds, a further room has a standard single bunk bed (sleeps 2) and the "Master" room has an enormous Conran Shop steel super king 4 poster bed.
There are 2 fully equipped bathrooms - each has a rainfall shower and a separate bathtub, and twin sinks. There is a further toilet with a sink.
This is our beautiful family home and we look forward to welcoming you and your guests to stay in it!

Wonderful property with easy access and available parking. We enjoyed the open family space and abundant rooms. Property owner was very responsible and great to work with.
this VRBO was the perfect place for me and seven members of my family during a three day stay in Edinburgh. The location was perfect, the kitchen and bedrooms were well stocked, we really enjoyed staying there and had so much fun. I will definitely recommend this VRBO to any group and hopefully we’ll get back there one day

Wonderful space. All bedrooms were very comfortable. Looks just like the photos.Amazing location… we were able to walk to everything and the tram to the airport is within a couple of blocks. Lots of great restaurants in the area and grocery and drug store were close by.Host was easy to communicate with and accommodating. We had a great time!
Amazing place, very modern. Host was great, easy to communicate with and gave so much excellent information. Walking distance to everything, shopping, eating, pubs, you name it, it was right there. Kitchen area had everything we needed. Beds were comfortable and spacious except one room by the door was rather small and loud with our big group coming and going. The other 5 bedrooms were spacious, comfortable and clean. Would definitely stay again.
What a fantastic home for a large number of people! There is so much space, lots of beds and in a perfect location! Everything was great and we would happily book this house again on our next visit. Matt’s communication was excellent and he was quick to respond when I would ask a question. The use of the garden was an extra special treat!
Matt's house was comfortable, stylish, and perfectly located in the new city - quick walks to other neighborhoods, with bunches of great bars and restaurants just a few blocks away as well. Matt was a fantastic communicator, and our group of seven adults had a lovely time and would go back in a heartbeat.
The entire house is very comfortable and equipped to an exceptionally high standard. It is extremely well located in the New Town, about 5 minutes walk from Princes Street and about 15 minutes walk from Waverley station, with very many good restaurants nearby. The host has thought of everything and the welcome information and welcome in general was comprehensive and thoughtful. I would book this accommodation again without hesitation.
A perfect spot for a weekend trip to Edinburgh in an unbeatable location. The house is very comfortable for a large group and Matt was extremely responsive and always there to answer any questions. Thumbs up!
Spent two weeks at Edinburgh Fringe and couldn't have asked for a better home base. The house is lovely with an open kitchen/dining/living space that was great for socializing. The sleeping spaces are lovely with lots of options. Plus, the location is excellent for shopping, dining, and enjoying excellent coffee. The host was extremely responsive and supportive throughout our stay. The only inconvenience was the lack of storage space for clothing and such. There is a hanging rack in each room, but nothing else. Be prepared to live out of your suitcase.
