If you are looking for a central apartment and wanting to experience historical Edinburgh then this is the place to be. This fantastic apartment is located in the Grassmarket area of Edinburgh just a stones through from Edinburgh Castle and the Royal Mile. There are a great selection of pubs, restaurants, antique shops etc on your doorstep. This apartment is available for Self Catering & Holiday Lets, Short Term & Corporate Lets, City & Weekend Breaks and the Festival.

The apartment has been stylishly decorated throughout and consists of two double bedrooms, one a very large master bedroom. The good size living room contains a large corner sofa and is open to the fully equipped brand new modern kitchen, which has a breakfast table.
There is a winding staircase to get to the front door so the apartment is not suitable for wheelchair users or those with mobility issues.
Additional facilities included in this property consist of a large LCD TV, DVD Player, WiFi Internet access, Telephone, Microwave, Washing Machine, Hair Dryer.

Fantastic location! This property is located right on Victoria Street (Diagon Alley!) and within a super easy walking distance of the Royal Mile and literally everything. You absolutely cannot beat this spot! Overall, we really enjoyed our stay. Access to the flat was super easy and our host was helpful and communicative. The space was very comfortable and had pretty much everything we needed. We also really appreciated the snacks left for us. Thank you! Only a few minor negatives, because it is in a popular area, there can be some street/alleyway noise at night. Also, if you have mobility issues, the only way to access the flat is by a flight of stairs. Would definitely stay here again.

3 day vacation

Spent 3 days exploring old Edinburgh. The apartment was centralized to walk everywhere. Arthur's seat with an hour.The Castle within 10 minutes Princess street in 20 minutes Only downside was being adjacent to the clubing district down cowgate means alot of noise at 2am. Overall a great spot!

Very nice location

Steps up to the door are a steep spiral staircase and the bed is low and lumpy but the location is perfect and its roomy.

This is great and fully functional apartment right in the heart of the city. It is close to all the tourist attractions and had everything we needed to spend a comfortable few days there. It did get a little loud at the weekend due to the proximity to the center but the room at the back quiet and we knew that going in due to the great location. We will definitely look to book again next time we come to edinburgh.

Great little apartment in the middle of the city

This place is a no frills, affordable two bedroom apt at the bottom of one of the iconic streets in Edinburgh. It can get loud at night as there are several late night clubs/bars nearby but you quickly get used to the city noises. I would definitely stay here again.

The location could not have been better; value was exceptional. It must be made clear, however, that it takes two flights of stairs (32 steps in a rather narrow spiral staircase) to gain access to the flat. Having said that, I would not hesitate to stay here again.

Excellent location

The apartment is in the perfect location for exploring Edinburgh on foot. Almost everything is within a few minute walk. The apartment itself is rather dilapidated, although it did serve its purpose. We stayed with another couple and had plenty of room.

Wonderful Location

Wow! This was the perfect location for our trip to Edinburgh. Within very short walking distance to all the major sites and sounds allowing us to relax and see it all. The location is near the University, and can have quite a few college students roaming around at night on the weekends, but everyone was very friendly and we really enjoyed being right in the thick of things. Would not recommend the location to anyone with a walking handicap, as you'll be required to climb 1.5 stories worth of spiral staircase to get in, but when we come back to Edinburgh the next time, we'll hopefully be staying here again!

Great Place for the Right People

This place is old. The floor squeaks, and toilet has some issues, but everything else worked fine. It has a washer and dryer, which was super convenient. It allowed us to pack much lighter and just rewash our clothes. There are all kinds of kitchen appliances for cooking, the water pot for tea and coffee was a life saver! The bed in the main room was comfy and warm. The person who slept in the other bedroom wasn't thrilled with their bed, but it was good enough. If you are coming as a family with young children, this probably isn't the place for you. It's right at the end of the Grass Market, which is restaurants and bars. It's noisy until the early morning hours, sometimes until 3 AM. If you are young and there to party with friends, this is a GREAT location. You are minutes from all kinds of great options for fun. You can actually see the activity out the living room window! The location is pretty central and you can get to all the main attractions by foot with a 10 - 20 minute walk. We were able to walk all over the city from this place. All in all, we were satisfied with the accommodations and would stay there again if we returned. For the price, we really had no complaints.

property needs a lot of work

This property is in a good location. the kitchen is well-equipped. but i must say, the positives stop there. When we arrived we had questions and some concerns, and could not get hold of anyone. the name left in the property information folder, no longer managed this property. that was the first disappointment. i really did not like not being able to have contact with someone. the apartment did not feel or look clean. let's just say no one wanted to walk barefoot on the floors. the windows either did not open or would not stay open because of broken hardware. our bedroom door was off the bottom hinge. there were no directions on how to use the washer. probably the worst problem was the mildew on the ceiling in the bathroom. that must be a health hazard. the apt. is above and to the side of a restaurant. just be ready for the smell of fish and the sound of bottles being recycled. the smell and the sounds cannot be helped by the owner, but I feel certain the other concerns can be rectified. i emailed the owner about my concerns, and never received a reply to any of my issues with the property.

shabby 2nd floor flat w/ safety issues

FILTHY UNLIT ENTRY UNLIT STAIRWELL We arrived in the dark in the rain. Host said no problem, lock box, manual. Bldg entry unlit & disgusting: spit, mud, cigarettes, random trash (only seen next day).Balanced on wet step leaning over to open lock box using cell phone flashlight while holding umbrella. It was pitch dark in stairwell with 30+ steps (2nd floor not 1st) totally Dark for first 16 steps. We notified the host. no lights 2 weeks later when we left. just "apologies" UNSECURED FRONT DOOR TO PROPERTY 3 keys in lock box. The second set only had 2 -- host advised no key necessary for front door just push service buzzer. JAMMED LOCK ON FLAT DOOR Striker plate for top lock falling off causing lock to jam. My boyfriend fixed it so we wouldnt be trapped. FIRE EXTINGUISHER dated 2009 NO HOT WATER TO BATHROOM SINK MANUAL from prior management co. at least 10 years outdated. useless. BEDS, SOFA, & ARM CHAIR broken down very uncomfortable. both beds too small for couple. one is only 12" above floor. WALLS cracked and dirty CARPET, throw pillows, spare blankets ALL disgusting -- necessary repairs were mentioned in prior reviews -- never fixed. In 10 yrs host did not update manual.

Slight hiccup at check in but Gavin resolved it impressively quickly. Great first floor location within Edinburgh old town. The flat was warm and comfortable. It is an old characterful building and the flat reflects but the beds were comfortable and clean and the bathroom and kitchen modern and clean. Little noise at night but you’d expect that from a central location. I would recommend.

First and foremost, NOT A GROUND FLOOR FLAT as advertised in title. It’s my bad for not reading all the way to the end of the full description where it states there are stairs (32 of them in a very narrow spiral staircase, plus the 4 just to enter the building). Very misleading! This was not convenient when you’re transporting 60lb suitcases and a 4’x2’x3’ bike case (because husband was racing in France), or in my particular situation, a bad knee. Once you get in to the flat, all is well. Very cozy with lots of old world charm. Bath and kitchen upgraded very tidy. Great views. Location is in the middle of old town. Groceries are a bit of a walk, but not too bad. If you are in the younger side and enjoy a very lively pub scene at night, this is your place. It gets pretty noisy late at night. But we wore earplugs and slept just fine. Host was communicative and provided plenty of keys. I would however recommend proving operation manuals for large appliances for those of us who come in from other countries.

Things I liked about the flat. It was roomy and comfortable. Good shower and comfortable beds. Great location right on the Grassmarket with lots of restaurants and shops. Perfect for walking to Edinburgh castle, Royal Mile and catching the tram to Brittania.Things I didn’t like-street & restauarnt noise. Needs room darknening curtains. Difficult to operate stovetop.
