Nestled down a private track in Bexley Village on over 3 acres, we offer character, nature, and a truly rare setting. Relax with alfresco meals in the outdoor kitchen, explore the gardens, or stroll into Bexley for pubs, restaurants, and deli treats. A rare and delightful find for up to 12 guests - perfect for quiet celebrations, multi-generational stays, or a reunion. The space This booking includes TWO separate homes:
The Farmhouse (sleeps 6 adults + 2 children)
The Guesthouse (sleeps up to 4 adults – children not permitted here)
Note: The two homes are not directly next door but just a 1-minute walk apart through shared outdoor space. Each has its own private garden.

Also please note Guest access Both properties have a private garden, and there is a large shared garden. We also have our private garden where our Peafowl Coup is situated. We kindly ask for guests not to enter our private garden, but you are welcome throughout the other garden areas accessible from the rental properties.

We respectfully ask for guests to leave the properties in a clean and tidy state at the end of their booking with all used linen stripped from the beds.
No pets, sorry – they disturb our animals

No parties or loud noise – this is a peaceful, family-friendly space

Maximum occupancy must be respected (8 in Farmhouse, 4 in Guesthouse)

We spent 3 days here for a team retreat. Katie and Toby were great hosts and quick to respond to all of our queries. The house and grounds were great, Bexley itself was easy to get to from central London and plenty of places to eat.
Perfect place to spend the festive days of Xmas. Big enough for all nine of us to be together but also to have our own space for sleeping.
Kitchen well equipped to enable festive cooking.
House with lots of character & charm. Due to the rainy weather we stayed indoors and location ideal for that.
