About this property
Mas Julian Provence
Idyllic Setting near Fontvieille / St Remy for up to 15 people
This traditional 18th-century farmhouse was transformed and renovated into a charming Bastide (manor house) in the 1960s. It enjoys an exceptional location to the south of the Alpilles, offering a unique character with its approach through olive fields and a sunny, south-facing orientation that ensures natural light throughout the day while remaining sheltered during the Mistral winds.
The main residence, measuring approximately 227 m², comprises three reception rooms: an entrance living room with an impressive original fireplace and access to both the elevator and staircase; a large living room featuring a fireplace, high ceilings, exposed beams, and French doors; and a smaller living room/study that enjoys sunlight from morning until afternoon through expansive glass doors. A dining room accommodating up to 14 guests opens onto a magnificent south-facing terrace approximately 25 metres long. The ground floor also includes a kitchen, a scullery, and a separate WC.
On the first floor: a hallway leads to bedroom one with an en-suite bathroom; bedroom two, also with an en-suite; a master bedroom with a private covered terrace facing south-east; and a fourth bedroom, which has been converted into an independent apartment with its own entrance, terrace access, and bathroom. All bedrooms are air-conditioned.
The property spans over 6,300 m² and features a beautifully landscaped garden adorned with rose bushes, 17 olive trees, cypresses, and plane trees. The garden is divided into four distinct areas: the house garden, olive groves, swimming pool area, and ‘Mazet’ garden. A watering system is in place, drawing water from the nearby canal.
Crossing a small bridge over the canal, you will find a 12 x 6 metre swimming pool with a terrace and automatic roller shutter. The pool area enjoys sunshine throughout the day.
Annexes:
Caretaker’s House: A 60 m² independent dwelling connected to the main house by a covered passage. It includes a small living room with high ceilings, a hallway, two bedrooms (one with an en-suite), an independent bathroom, and a kitchen with access to a breakfast terrace.
Studio: Recently renovated, the 16 m² studio features a living area with a view of a rose and olive garden, a kitchen, a bathroom, and a sunny morning terrace. It is slightly separated from the main grounds by a garden staircase, providing privacy and tranquility.
Location:
Situated near the Alpilles Natural Park and just 25 minutes from the renowned city of Avignon, the property is ideally positioned for exploring picturesque villages and enjoying an exceptional natural heritage. Notable attractions include the citadel of Les Baux de Provence, the world-famous restaurant La Baumanière, and the Carrières de Lumières, just a five-minute drive away.
This idyllic location is cherished by UK and US expatriates seeking a temperate climate, a vibrant cultural scene, and a high quality of life. The property is a mere five-minute drive from the lively village of Fontvieille, which offers restaurants, cafés, a cinema, bakeries, a weekly market, and a variety of shops. Prestigious villages such as Paradou and Maussane-les-Alpilles are only 10 minutes away, while the city of Arles, with its meteoric rise in the arts scene thanks to the LUMA Foundation and Frank Gehry’s Luma Tower, is a 15-minute drive. Fancy Saint-Rémy-de-Provence is also just 15 minutes away, with Avignon TGV 25 minutes and Marseille Airport reachable in 50 minutes. Close to the Camargue, great beaches and beach clubs (M Plages at Marines les Plages)
This rare and exceptional property offers a unique blend of character, elegance, and modern living in a highly sought-after location.
Wonderful for family holidays, remote work in beautiful surroundings, family get togethers to celebrate a special occasion, also possible to spend long weekends in smaller house (catering five people). Works very well to use as home office and teleworking, internet strong enough to allow four PCs at same time and watch TV in separate room.

About the host
Hosted by Wolfgang & Dominique Kerck

Continental European couple with East Coast educated boys, living in London and Philadelphia: after 25 years of dreaming of "Provence" to escape the London weather, fell in love with this magical property, close to Arles, an historic City reinvigorated by Luma Art foundation of Maya Hoffman. We know what our American and Parisian friends like, this house has it all.
Why they chose this property
Cause we love France in the summer but have found St Tropez too busy in the summer. We wanted to protect the younger generation from the vices of nightlife and associated risks, but offer them wonderful restaurants, tennis opportunities, cultural visits, such as the incredible Son et Lumiere in the chalk caverns of les Baux and chilling out at the pool. Cause we love gardens, lush vegetation and olive trees, good wine, of which there is so much around, reading, listening to music and having lots of friends out on the 30m long south facing terrace, covered by wysteria. And because off season you can eat out on the terrace almost every day. Remote work, now acceptable and a perfect place for as internet is strong.
What makes this property unique
Close to the epicentre of Provence, St Remy, but south of the Alpilles, hence warmer and sunnier, protected from the occasional Mistral winds coming from the north, you live in a secluded heaven of a mature garden, offering views towards Arles from behind the house. Countless opportunities for visits of the region, with the sea just 45 minutes away. Camargue and Arles was the attraction of painters, writers and filmstars in the past, today the worlds best photographers join in the summer to attend Arles Photo. Peaceful, calm, no close neighbours in sight, just a few other beautiful houses spread around, no tourists, caravans, just prime landscape 'dans les pieds des Alpilles' a glorious natural park. Camargue offers unrivalled bird watching, St Remy unrivalled bustling Provencal town, just 15 minutes away. Here, and in Fontvieille, you find your NY Times same day, and many shops offering top chocolate, olive oil, stylish interior and much more. Mausanne just 10 minutes away, like Paris 16eme, in the South. Best bread and cheese, run by the former maitre at Deux Magots in Paris, and close to Bistrot de Paradou. "The insider's" Brasserie, cherished by locals and the cosmopolitan set, 3 hours there on a Saturday lunch time, makes all your weekend unforgettable. If we ever leave this place, this we shall miss most!!
