Manor Barn | East Ruston Cottages

Our beautiful Manor Barn is a 450 year old thatched barn, sympathetically renovated in 2019 and very well designed with the comfort of both humans and dogs in mind. It is surrounded by livestock free open countryside.

ALL ABOUT THE INSIDE:
Sitting Room
Large and lovely beamed sitting room with a high ceiling; you can really get the feel of it being a converted barn. There are two comfy sofas with plenty of throws provided in the coffee table chest. The TV is a Smart one and there are alternatives to the tv in the cupboard which is full of games, books, walking maps and information about local attractions. Link your phone and play your own music on the Roberts iStream 3 radio. This room is the hub of the barn with all rooms leading off here. Off this is the…

Boot room
A spacious boot/utility room with plenty of hanging space for coats and dog leads. Plus plenty of floor space for boots, dog beds and crates. There is cupboard storage along with a large Belfast sink and washing machine. All very practical and well presented.

Downstairs Shower room
Off the boot room is the shower room and WC. The shower has a folding door and low level shower tray. There is an electric towel radiator here, ideal for drying off towels in the warmer month. Through from the Boot Room is the…

Kitchen/dining room
A fully-fitted, well equipped and beautifully laid out large kitchen with direct access to the stable yard, via two steps. There is a large induction Stoves range cooker, slow cooker, Nespresso coffee machine (you’ll need to provide your own pods) microwave, integrated undercounter fridge, freezer and dishwasher. There is further freezer space in the tack room for raw feeders if needed. The antique butchers table and decorative pieces all nod to the barn’s history as a working farm building. The oak dining table can extend to seat 12 and makes a very social space. The kitchen is accessed from the boot room via an open doorway – tall, moveable dog gates are provided to help separate these two areas should this be needed.

Downstairs bedroom
This beautiful room can be made up as a super king or twin room using a zip & link bed – comfy mattress toppers are provided for when the room is set up for either bed combination. Storage is in a small wardrobe, two large bedside tables and peg rails with plenty of hangers. This room also has direct access to the stable yard which is helpful for anyone (2 or 4 legged) who may be a little unsteady on their feet or want to wander outside during the night without disturbing the others. En-Suite King size bedroom
Facing west, this room has a king size upholstered bed, small chest of drawers, bedside table and peg shelf and hangers. Direct access to a small, beamed ensuite bathroom with full sized roll top bath with mixer shower taps, basin and cupboard underneath and WC. There is a centrally heated towel radiator and peg rail. En-Suite Double bedroom
Facing east, this bedroom has a traditional metal double bedstead, large chest of drawers, bedside tables and peg shelf and hangers. This room has direct access to its own ensuite bathroom with full sized roll top bath and shower mixer taps, WC and a basin with a cupboard underneath. A centrally heated towel rail and peg rail complete the bathroom.

ALL ABOUT THE OUTSIDE:
When you arrive
Manor Barn is approached through the 5 bar gate for Manor Farm House, (which is the 3 storey house on the left as you look over the gate) with private parking for up to 3 cars.

Stable yard
You can get to stable yard from the driveway and from the kitchen and downstairs bedroom, making it very easy to access and flexible. The yard is fully enclosed with farm gates backed with stock mesh for extra security for your dogs. Sit yourselves down on the teak garden furniture – bench, armchairs and coffee table – or climb up into the hammock! One of the stables has additional storage for dog crates, bicycles, etc and access to a small chest freezer, ideal for raw food. There is an additional large fridge too. A hose is also provided to wash down your dogs (those sandy paws!) if needed. The stable yard is 8m X 17m (all concrete surface, not including the Cart shed).

Cart Shed
There is a covered space under the cart shed with antique comfy day bed, dining table and elm benches. Lit by solar powered festoon and fairy lights this has become a favourite spot to relax whatever the weather.

Orchard garden
Just a few steps through the lower stable yard gate is a small grassed orchard garden. Fully enclosed by high flint walls and picket fencing, this is a year-round sun trap and the perfect spot to relax in on fair days. The orchard is roughly 11m x 14m (this is just the lawned section, not including the hard standing inside the fenced in area)

Perfect

My second visit to Manor Barn and from the communication prior to arrival to the care and attention during my stay everything is spot on. The dog adore the space both inside and out and it is ideally placed for long walks down winding lanes, across fields and to the beach at Happisburgh. I could go on but really this cottage has everything you need to enjoy a relaxing and luxuriously comfortable holiday in a great location and with discreet but available hosts. Perfect for my boisterous team of dogs and perfect for me.

My dog had to be persuaded to leave with biscuits

Our second stay here and it was faultless. We love Manor Farm Barn for the attention to detail. There’s a very secure courtyard where I can let my dog out each morning and a beautiful orchard. The furniture is very comfortable and what I’d buy for my home along with the crockery and kitchen goods. Oh and the downstairs shower, I needed to be persuaded to leave with breakfast! What I love most is that it’s all good quality items. There isn’t anything that feels like an afterthought or a bit tatty, it’s invested in and therefore so are the guests.

Great family break

We visited Manor Barn with my wife, 3 month old son, mother and 4 dogs for 1 week. The owners were fantastic with communication before and during the stay and the Barn is fantastic. Being so quiet and set back from the road was fantastic for us as one of our dogs is reactive to cars and people. The folder of information provided is very well put together answering any questions you could have and providing lots of recommendations. We loved our morning walks on the beach, lazy afternoons in the barn and a few meals out locally. We’ll definitely be back.

What Luxury

We had the best weekend away at Manor Barn, 3 female friends and 2 medium sized dogs. Everything about Manor Barn is just WOW, beautifully decorated in a neutral palette with a relaxed feel, quality furnishings in every room, everything you need is there somewhere for humans and dogs, with plenty of space for everyone inside and out. 2 interlinked, secure, private outdoor spaces with direct access from the barn, huge kitchen so several people can prep and cook together and no shortage of seating in the living room for lounging around. It was bitterly cold weather when we were there but the Barn was always warm and toasty, we had to turn the heating down in the evening when the fire was lit. It's a 15-20 mins walk to the lovely local beach and the pub, with many other sights and beaches an easy drive away, the weekend really wasn't long enough and I'd love to go back for longer in warmer weather to fully utilise the beautiful outdoor spaces too.

Wonderful property with bags of character

Manor Barn is a beautiful property sleeping up to 6 people. We were just two adults and two large dogs so just used the ground floor during our stay. Everything we could need was provided with an excellently equipped kitchen, plenty of logs and kindling for the log burner, and a fab welcome basket of local produce. The garden and courtyard were secure and ideal for our two large reactive dogs, who settled in well. Very dog friendly place and we’d love to return in warmer weather to enjoy the outside space more.

Great house in a super location

Family holiday

We have just returned from a lovely week at Manor Barn. The whole family thoroughly enjoyed the week, including our four dogs who could not believe the garden was just for them. A Wonderful Holiday for Humans & Dog!

Our stay in Manor Barn was perfect. We felt comfortable the moment we arrived. The garden outside is designed beautifully with seating areas and fenced off so we knew our dog could wander safely. Stunning little sun trap even this time of year. Inside everything we could possibly need was provided. Lovely clean dog throws for the sofa, dog bowls, poo bags & treats. For the humans we were well catered for with local goodies, well equipped kitchen and lovely rooms to relax in. The dressing gowns and toiletries were a great addition. We absolutely loved the log burner! That made our evenings so cosy and warm. We explored the local area as it was our first time in Norfolk and happily used the guide provided to seek out places and visit pubs. We now have many favourites to return to. All in all a fantastic week which the dog thoroughly enjoyed, and we did too.

Our Stay at Manor Barn

We had a lovely week at Manor Barn. Tracey was very helpful and so quick with messages but also allowed us to have our privacy whilst away. We brought our reactive dog away with us and didn’t hear anything from Tracey’s dogs next door. The garden was secure and very peaceful. The barn was clean and had everything we needed for us and our dog and the welcome hamper was a lovely touch. Being able to allow our dog in the sofas with the throws provided was great as she is very nervous and likes to lay next to us. A great place to stay with or without a dog.

Relaxing stay

A beautiful thatched cottage, postcard worthy ! Manor Barn is beautifully appointed with all the home comforts you could need and spotlessly clean. It is located on the outskirts of a lovely quiet village called Happisburgh, the village has 1 shop, a pub and a fishmongers with freshly caught fish.15-20 minutes drive will take you lovely Broads. 5 minutes drive to Cart Gap beach which has a lovely little cafe and is dog friendly. A relaxing stay and will certainly book again

A Little paradise

Manor barn is a little paradise! We came here for a family reunion, with children and our dog Tilou who is still very young, it was his second time away from home and a total success! The place is absolutely charming and the owner has been so welcoming and caring throughout our stay. We couldn’t have hoped for a better place and we’ve had such a nice time. Tilou had a blast at the beach, in the corn field around the barn and the barn has everything we would wish for to make him settled and have a lot of fun. We would love to come back for a future family gathering, our stay was just perfect and Tilou loved it.

The perfect stay.

This is my second time of visiting Manor barn in Happisburg and I have to say, there isn’t a better place to stay. Tracey & Dan have lovingly created a super luxurious holiday stay that is also unbelievably dog friendly too. Everything inside is quality, the bedrooms and bathrooms are wonderfully kitted out and the rooms are all spacious. The outside is secure and has a beautiful garden with gorgeous flowers , furniture and outside areas that you can relax and enjoy your break. The location is perfect and is a short walk to endless and quiet beaches. Being self employed and having two dogs that I treat like children I rarely take holidays, but by choice I would holiday here every time. It’s just perfect.

Beautiful barn!!

We had a wonderful time at Manor Barn. The barn was so clean and well equipped with the best furnishings and crockery, the towels and bedding are fabulous!! Body wash and shampoo and conditioner supplied which was so appreciated. Vegan and earth friendly products too which was a bonus and meant I didn’t have to pack my own! Such a comfortable and cosy property. The courtyard garden is a lovely place to sit and the dogs enjoyed the orchard garden. Fabulous welcome pack, we couldn’t have sled for more. Fabulous, quiet location close to the beach. 10/10

Wonderful barn

We had a fantastic few days at Manor Barn- it has everything you could wish for and more besides. As it was wet weather the dry yard was a big bonus to avoid endless muddy paws. It was also ideal for the hot tub we hired in. The barn was really warm and cosy- perfect for a winter break for all ages and dogs.

Beautiful property.

We were greeted by the lovely owner, very friendly and exceptionally helpful in every way. We'd placed a very late order for the fish platter, which I would highly recommend for a delicious and convenient dinner. The baths, the beds, the sofas were all wonderful and fluffy bathrobes a bonus. The welcome tray of goodies and essentials was very much appreciated. Highly recommended for a luxurious and relaxing weekend, even when the weather is as rainy as it was on our weekend.

Great stay at Manor Barn Happisburgh

We had a fantastic stay at Manor Barn. It has to be the best equipped holiday cottage we have stayed in. There was everything you could ever want. It was cosy and warm, a home from home. There was a scrumptious welcome pack with lots of local goodies for both the 2 legged and 4 legged guests. The owners were on hand for help and advise if needed but also respected our privacy. There was a comprehensive guide to the cottage with lots of great information. We really appreciated how dog friendly it was, with throws for the sofas, extra dog towels, bowls, toys and spare leads. The enclosed garden was great for them to mooch around in. There was also a covered sitting area for us. There are great walks from the cottage either on foot or a short drive away. The lovely sandy beaches are a must to visit.

Marvellous Manor Barn

We had a lovely weekend at Manor Barn to celebrate a special family birthday. Perfect for both humans and hounds! Wonderful welcome pack & loved the Emma Bridgewater crockery in the beautiful kitchen. Living room is so cosy with the log burner on and the boot room was great for the dogs stuff. Everything you could think of has been provided - throws, crates, robes, toiletries, kitchen essentials. The outside space was great too & very secure. Beautiful barn

Absolutely fantastic stay at wonderful cottage

Just come back from a glorious week long stay. This is a fantastic cottage, probably the best cottage we've ever stayed at. Perfect for a doggie holiday. The cottage is equipped with everything you could ever need, was exceptionally clean with all doggie and human needs catered for. The welcome pack was the icing on the cake. The beach was a 20 min walk and was perfect for long doggie walks, we didn't want to leave. Will hopefully be back again

Beautiful Manor Barn

Had a fantastic stay at Manor Barn for so many reasons. The secure courtyard and garden are perfect for dogs of all sizes, no nearby noise or passers by, so great for reactive dogs too. Also suits the senior hounds, two exits have flat access - which is great for them. Inside the barn was stunning, absolutely everything had been thought of for dogs and humans - loved all the extras provided - great comfy robes, shower gel, shampoo, huge firewood supply and a lovely generous welcome pack. The whole barn was beautifully furnished and decorated. The owner Tracey was very helpful, but not at all intrusive - the barn is very separate from the main house, so hardly aware there was anyone next door during the stay, so a perfect play to stay in a beautiful location. Would highly recommend the Barn and will definitely stay again.

The perfect weekend break.

We had the most fantastic 3 night stay at Manor Barn. The property, outside space and location completely exceeded our expectations. Tracey and Dan had carefully thought of every detail throughout the barn to ensure our stay felt special. The property was absolutely spotless, with luxurious furnishings, a fabulously equipped kitchen and wonderful welcome pack with goodies to enjoy. We even received a hand written card to welcome us which was a lovely gesture. The property does not compromise on luxury despite being super dog friendly. And our dog enjoyed her own complimentary treats, blankets and towels as well as a lovely secure garden to call her own. This is a gem of a property, set in a beautiful part of Norfolk and hosted by people who do everything to help you have a wonderful holiday! Beautiful barn conversion in quiet corner of Norfolk.

Manor barn was perfect for our family and dogs. The children loved the cart shed and hammock, the dogs were comfortable and our little reactive rescue was calm. And it was very close to the beach for daily excursions! The barn was so beautifully furnished, so in keeping with the building. Plenty of space and very comfortable. Nothing was too much trouble. And the welcome tray was to die for! Thankyou.

Beautiful barn, great personal touches

Manor Barn is beautifully converted and decorated. It is well stocked with everything you might need as a human or a dog. Tracey the owner gave us space but was very helpful when if we needed her. Lots of personal touches including flowers, starter food and a card welcoming us.
