Elegant villa welcoming 18 people in 9 double bedrooms, each with its own private bathroom with shower. There is a large fenced garden (50,000 sq. m.) with an exclusive swimming pool, an external hydromassage tub, two barbecues and a large sink, a ping-pong table, a furnished loggia for outdoor lunches and parking. The property has internet, air conditioning in the entire house, mosquito screens, and TV. Every bedroom has a TV, a mini-fridge and a safe. The washing room is in a separate building 30 metres from the villa and has a washing machine, a dryer, an iron and ironing board, and a sink.

Outdoors and Swimming pool
The villa is in a hilly position with a great view of the surrounding countryside and of the woods. The outdoor area is characterized by a huge, completely fenced and very well-kept garden of 50,000 sq.mt. made up of lawns, cypresses, olive trees and plants of all kinds that will immerse you in the nature of the valley.The fenced, illuminated swimming pool is in a panoramic position, measuring 15 metres by 6 with a depth of 1.55 m and is right in front of the house. Guests will also find a beautiful furnished loggia, two stonework barbecues, an outdoor sink, beach umbrellas and sunbeds and a ping-pong table. The sunbeds by the pool, the outdoor shower and the fantastic outdoor hydromassage tub will accompany your entire stay, while the large covered loggia is perfect for outdoor meals. Interior
The villa, elegantly restored whilst maintaining a rustic Tuscan touch, is on two floors and features every modern commodity. The main entrance on the ground floor leads to a living room on the right with TV and direct outdoor access, and a large dining area to the left with two sofas, TV and direct outdoor access, a large, beautiful, very well-equipped kitchen, 3 double bedrooms each with a private bathroom with shower (one with direct outdoor access). There is a second kitchen on the ground floor, as well as a windowed veranda/dining room with direct outdoor access. Two staircases lead to the first floor, one leading to three double bedrooms each with a private bathroom with shower, the other to three other double bedrooms, also each with a private bathroom with shower.

Location
The villa is just 8 km from Monte San Savino, on a hill with a great panoramic view of the surrounding hills and woods, in total privacy.

Villa Setona has central heating, air conditioning in the entire house, wifi, complimentary toiletries and a hairdryer in the bathrooms, TV, safe and small fridge in the bedrooms, mosquito screens in all the windows, 5 baby beds, 5 high chairs, a ping-pong table and parking within the property.

Services
The price includes the supply of bathroom, bedroom, kitchen linen and pool towels (changed weekly), water, electricity, air conditioning, gas, heating, internet connection, high chair and baby bed. Upon request: dinners and hired help.

Important information
Swimming pool available from May 1st to September 30th. For larger groups possibility to book Villa Setona 24, for smaller groups possibility to book Villa Setona 10. In case of blackouts, there is an electric generator in the property. Access to the property via 1.5 km of gravel road, not suitable for sports cars.Activities and Distances
The property is the perfect starting point for wine and food tours tasting local products and to visit the small hamlets of the Chianti area and the sorroundings of Siena and Arezzo. The strategic position makes it easy to reach Arezzo, Florence and Siena which are just an hour’s drive away.
