The open-plan ground floor features a fully-equipped island kitchen, dining area, and a cosy sitting room with a log burner and Smart TV. The first floor offers a sumptuous Super King (6') bedroom with balcony and garden views, and a mezzanine walkway leads to the spa-like bathroom revealing a double-end freestanding bath with views over the fields, and a walk-in shower. Great restaurants and pubs nearby include the 18th century Lamb Inn 0.8 miles away, the excellent Crab and Lobster Gastropub at Sidlesham Quay, and CHK Italian near Birdham. In nearby East Wittering there are small supermarkets (Co-op/Tesco Express), along with several pubs/bars, restaurants, takeaways and surf/watersports shops. Larger supermarkets are available in Chichester and Selsey a short drive away.

There is no internal CCTV. - One infant up to 6 months old and not mobile is usually allowed, but please check with us in advance. We had a lovely few days at The Boat House. Interesting, well converted property that was well equipped with beautiful views across the fields (deer occasionally wandered through). Very quiet and peaceful in the charming village of Itchenor -ideal for coastal walks locally or to other interesting places -The Witterings, Chichester etc. Buddy, our cockapoo enjoyed his stay too!

Another perfect stay at The Boat House
The Boat House is a perfect place to relax with lovely views over the countryside. This was our second stay and would certainly book again.

A paradise
This is by far one of the best houses I stayed (and I do travel quite a lot!!). Not only is comfortable and built to the highest standard, it’s located in an idyllic spot in Sussex where you can explore the area. We will come back soon!
A very comfortable holiday home. Clean and well equipped.
A great base to explore West sussex, oe to just have a quiet time away.
Have already recommended to others!

Reviews are just opinions, but I’m always 100% honest, otherwise what’s the point.
Pluses:
Very comfortable large bed
Lovely bath, with a peaceful green view.
Good hot water with good pressure
Comfortable sofas
Quiet position
Warm
Nice walks straight from the house via good signposted routes ( salters way on your doorstep)
Two ( maybe 3 ) pubs within walking distance
Good, safe parking
I would recommend this property for its peace and inside comfort, and nice walks, despite my minuses, as like I say I’m always 100% honest and opinions are everyone’s own, some are more fussy than others, and it also depends where and how you live yourself.
Minuses
For us this was huge…. No comfortable outside seating ( 2 very uncomfortable wooden chairs and a sleeper bench) who doesn’t want to sit outside if you’re blessed with good weather and long evenings?Plenty of room to store a couple so don’t really get it.
Fridge door has a mind of its own and creeps open, needs a new seal I think.
No shops at all in Itchenor that we could find anyway, so make sure you take the essentials ( we always do as most do I think, but worth a mention)
Sadly felt the house was ‘ cleanish’ , the stairs need a steam clean, difficult material to clean properly but they look filthy which makes you look elsewhere, and when we shook the sofa throws before we left it was a lot more than a weeks worth of dust that came out.
No sign of the owners guess they were having their own holiday.
We thoroughly enjoyed a week in the Boat House. It’s a unique house with everything you might need. The location was ideal for walking to the coast path and enjoying the local area. We were lucky to have beautiful weather so enjoyed the veranda view and all the daylight through the big windows. We were very relaxed after a week there.
The property is located in a very affluent area. Totally peaceful and quiet. The furniture and fittings are first class and in particular the enormous bed is extremely comfortable. There is everything you could possibly want available to you. In particular the freestanding bath gives you views of the field with roaming deer present on most days. I would however like to raise two negative points (which I must emphasise only affected myself). The settees and chair although extremely expensive I felt being a person of a certain height they were a little uncomfortable with no back rest. Also, if you are susceptible to midges, I would suggest you bring with you insect repellent as this particular time of year they were a load of biting Insects about.

The Boat House, Itchenor
We loved our stay in the boat house, a beautiful place to stay, to celebrate a birthday and anniversary.
It was located in a lovely setting, a short distance from Chichester natural Harbour. We were spoiled for choice on where to go and explore, in-fact we had a week exploring the area, and we could have stayed longer.
Laura was very helpful, when we needed to ask about something, and it was soon sorted.
If you are looking for a beautiful property to kick back and relax in, this is it.
We will definitely return.
My husband and I had a wonderful short break with our dog in this beautiful property. Spacious, light and well-equipped. Stunning bathroom, great kitchen and the wood burner and underfloor heating meant we were warm and cosy on a frosty weekend. Within easy reach of beautiful West Wittering beach, Chichester and the fabulous Runcton Farm Shop. Laura was very helpful, especially when we encountered problems with the boiler and she ensured it was rectified promptly. Thank you.

A beautiful place for a holiday
The Boat House is a beautiful, well equipped holiday destination.
The accommodation for two and ideal for a dog with its secure garden makes it perfect for a holiday.
The areas is lovely with many long ideal walks with your dog along the coastline between the Witterings and beyond with much to see and ideal places to stop for meals and drinks. Pubs and tea rooms are of an abundance which we frequented many during our short 1 week stay at the Boat House.
The House is of a very high standards and tastefully equipped for all seasons.
Easy access by road and set in beautiful countryside with deer roaming in the field to the rear.
Log fires in the evening if required but the house was pleasantly heated throughout with a bathroom/bedroom/balcony/kitchen that you would wish to take home with you.
Many thanks for our stay and hope to see you again very soon.
