Villa for 23 persons with private garden & pool on the Umbria/Tuscany border

The villa is located on the border between Umbria and Tuscany at 20 kms from the Trasimeno lake and Perugia (the Umbra Jazz City, a famous jazz Festival). It is located in a quiet area, where it’s possible to relax in every season, close to Tarvernelle and Panicale, two small villages where you can find shops, restaurants and bars. The property has a completely fenced garden with swimming pool (12 x 6 meter - depth 1,50) and air conditioning in every room (in all the bedrooms and also in the living rooms). The entire property is for private use and not shared with other people. It is an ex farmhouse, recently renovated with a modern comfort. The villa has a total of 9 bedrooms / 20 bed places. A double sofa bed, large single sofa bed and 3 baby beds are also available. The pool area is equipped with sunbeds/parasols and in the garden there are ping-pong table, table football and lawn with two football goals.
The villa has a large covered terrace with tables / chairs for 20 people to eat outdoor and there is a barbecue available to cook. Next to the terrace there are large living room with fireplace and a tv area with sofa for 5 people and a dining area with table/chairs for 14 persons. There is a well equipped kitchen with another table for 4.
On the ground floor there are 4 bedrooms. One with double bed (separable) with en-suite bathroom (with shower/toilet) and kitchenette, 2 with two single beds and one with double bed (it’s possible to add here an extra bed). There is also a disengagement with sofa bed. There’s a large bathroom with shower/toilet for common use of the 3 bedrooms.
On the first floor there is another living room with tv area and sofa for 5 persons and a dining area with table/chairs for 8 persons, a kitchen with fireplace and another table for 4. On this floor there are 3 bedrooms with double bed, two of those can be separated. Into two bedrooms it’s possible to add an extra bed. On this floor there are two bathrooms for common use of the three bedrooms (one with hot tub/toilet and the other with shower/toilet).
On the second floor there are 2 bedrooms with double bed and en-suite bathroom with shower and toilet. There is also a living area with sofa bed suitable for 1 adults or 2 children up to 10yo.
Cots and high chair available on request. The laundry room lies in the annex at few meters from the villa. Wi-fi available in the whole property.
The nearest supermarkets are available in the town of Tavernelle at 2,5 km from the Property. Two bigger Supermarket are at 4 km. The nearest restaurant is at 1,6 km from the property (Dolium restaurant), there is a pub (millenoventopub) at 3,2km and two more restaurants at 3,7 (Il salto in bocca) and 4,4km (Dal volpino).
In the nearby town we suggest also the restaurant La Locanda del Busta. Others restaurants are in Panicale at 15 km from the property (we suggest Masolino).
In the Trasimeno Lake area you can do tracking, mountain biking and horse riding. There are nearby two important Golf Clubs, Golf Club Lamborghini at 16km and Golf Club Perugia at 20. This Area is an excellent base to explore a lot of Tuscany and Umbria. To the north, at about 20 minutes by car, there is Castiglione del Lago, a lovely town on a narrow peninsula on Trasimeno Lake. In the river Lake there are also Tuoro and Passignano, both of them have a ferry service to access the three islands on the Lake.
Many important Umbria and Tuscany cities can be visited with a half/day trip, for example, Citta della Pieve, the birthplace of Renaissance artist Perugino; Assisi, the home of Saint Francis, Spoleto, Bevagna, Montefalco with is important vinery, Spello, Deruta and Gubbio, Montepulciano, famous for its prestigious wines, Orvieto and Civita di Bagnoregio, Siena and Pienza.
Rome and Florence can be easily visited by driving 20 minutes to the Chiusi train station, leaving the car and taking an InterCity.
