About this property

Col Di Casale - A breathtaking Umbrian villa in the green heart of Italy.

Col di Casale – Accommodation Description: The magnificent Villa Col di Casale, lovingly maintained down to the smallest detail, is located near Montone in Umbria. The estate was designed like a palace and is furnished in a classical style with numerous Italian and English antiques. Upon entering the farmhouse, you feel as if you’re standing on the threshold of a palace where classic furniture takes centre stage: rugs, paintings, candlesticks, sofas, tables, and beds. Here, beauty blends with comfort, and Col di Casale exudes an atmosphere of great simplicity and harmony. The owners created a long visual axis that runs through the entire house, forming a sequence of rooms starting from the entrance. This leads to a large panoramic terrace overlooking the valley as well as pristine forests and hills. The sight of the estate immediately brings to mind a Provençal house, surrounded by lavender, all kinds of flowers, and climbing rose bushes that entwine around the front door. Dating back to the 1700s, the farmhouse is entirely clad in stone. It features white-painted wooden beams, terracotta floors, and large windows that flood every room with light. The bedrooms are located on the ground floor. They are spacious, bright, and comfortable, each individually decorated with personal touches and warm wall colours, and all equipped with air conditioning. The beautiful pergola, with direct access from the dining room, and the private, heated pool with a night cover ensure optimal relaxation and tranquility amid breathtaking views. Supermarkets, restaurants, and bars are located 6 km away. Thanks to its convenient location, just a few kilometres from the highway, you can perfectly balance restful tranquility with interesting excursions to the numerous surrounding villages. In addition, the excellent road network allows for convenient day trips to the most important art cities of Umbria and Tuscany, such as Gubbio, Umbertide, Città di Castello, Perugia, Assisi, Orvieto, Todi, Siena, and Cortona. Interior The farmhouse spans two floors, connected internally by a staircase. The main entrance on the ground floor leads into a series of three interconnected rooms that serve as the living area. The space is open to the dining area, with only a few steps separating the individual areas. From the living room, large French doors lead out to the pergola and the terrace. To the left is the fully equipped kitchen. The ground floor is completed by a TV room, a bathroom with a shower, and a laundry room. All rooms in the living area and kitchen feature French doors that provide direct access to the furnished areas of the garden bieten.Im n the ground floor are all the bedrooms: a master bedroom with a lovely sitting area featuring a sofa, armchairs, a fireplace, and an en-suite bathroom with a bathtub and shower; a double bedroom with an en-suite bathroom featuring a shower; another double bedroom with an en-suite bathroom featuring a bathtub; and finally, a twin bedroom with an adjacent bathroom featuring a shower. All bedrooms are equipped with air conditioning, while the ground floor does not have air conditioning. Outdoor Area The estate on which the farmhouse is located covers an area of approximately 47 hectares, most of which is covered by a large wooded area. Surrounding the farmhouse is the approximately 1.5-hectare, meticulously maintained garden. It features a vibrant variety of different flower species, interspersed with the well-tended lawns around the house and near the pool. Climbing roses, lavender, and Mediterranean herb bushes line the dry stone walls and the inner Pfade.Im. Under the large pergola, which is directly accessible through the living room’s French doors, lies the perfect spot for outdoor dining, complete with a portable grill. A terrace furnished with chairs and tables invites guests to admire unforgettable sunsets while enjoying a glass of wine in good company. Another relaxation area with a table and chairs is located on the side of the house. The driveway leads directly to the parking area with 4 uncovered parking spaces.Swimming Pool: The beautiful, panoramic, and heated swimming pool with a night cover is located on the lower terrace of the property. It is accessible from the house via two flights of stairs leading from the porch. The pool, with a tiled edge and PVC interior lining, is rectangular in shape and features three internal steps on one side for easy entry. It measures 12x6 metres with a constant depth of 1.50 metres. The filtration system uses chlorine. Along the pool’s edge—which consists of tiles and grass—is a sunbathing area equipped with lounge chairs and a beach umbrella. The pool has interior lighting and remains open until the first Saturday in October. If pool heating is requested, a lead time of at least one week is required. This incurs additional costs, payable at check-in: £50 per day in July and August, and £80 per day during the remaining months. The Surroundings: MontoneMontone is nestled in the lush hills of northern Umbria, in an area known as the “Alta Valle del Tevere” (Upper Tiber Valley) for its exceptional beauty and rich artistic heritage. A lush landscape and fresh, healthy air provide the perfect backdrop for this ancient village, rich in history, precious works of art, and traditions that have remained unchanged for centuries. Built on the highest point of a hill overlooking the Upper Tiber Valley, Montone embodies the classic image of a medieval village that has been perfectly preserved and remained unchanged over the centuries. The imposing walls surrounding the village convey a sense of permanence, further enhanced by the soaring bell towers of the town hall and various churches. It is no coincidence that Montone has earned a well-deserved place in the exclusive club of the “Borghi più belli d’Italia” (Italy’s Most Beautiful Villages). The narrow, winding alleys that criss-cross the village, with their staircases at the steepest points, offer an endless succession of unforgettable views of historic architecture and arches that open onto small squares bursting with light and colour. Throughout the year, numerous cultural initiatives and important folkloric events take place here, such as the famous historical reenactment of the “Donation of the Holy Thorn,” the exhibition of master blacksmiths, the band music festival, and the forest festival. The E45 motorway, which connects all of Umbria’s major cities—including Perugia, Assisi, Spoleto, and Todi—is only about a 10-minute drive away.
