Spacious 2-bedroom apartment in Spylaw Park
A stylish and homely 2-bedroom apartment in Spylaw House in Colinton Village. The house is a listed building, set in a beautiful park on the Water of Leith, conveniently situated between Edinburgh Airport and Edinburgh city centre - about 15 minutes drive to each and well serviced with local transport.
A beautiful home in a picturesque, quiet and peaceful setting for your stay in Edinburgh. It's like being in the countryside with the city at your fingertips, we hope you enjoy your visit. The house was built by James Gillespie in 1771, which was his home and attached to his snuff mill. The house was converted some years ago into 8 dwellings, so the large mature garden is shared with the residents and other visitors to the house. There is ample parking for everyone to the front of the house and 3 additional spaces to the side.
The village is a short (but a little steep) walk up the driveway. The driveway is a public path into the park, so take it slow on your drive to the house and keep an eye out for the many local dogs that enjoy the park daily.
The apartment is spacious, stylish and cosy. Inside the front door, you enter a small vestibule, that opens into a long hallway. Sitting in a park, the house is quiet and peaceful, great for relaxation, time with friends or family - or work if you're travelling for business.
The lounge is 4 rooms in one - it's huge at 5.5 x 6m in size! It is a sitting room - there are 2 recliner sofas, a large TV and decorative fireplace; an office - a large, height-adjustable desk and office chair; a reading corner - a comfortable wing-back chair and footstool; and a dining room - a large dining table with space to seat up to 10 (with the foldaway dining table added).
The Master bedroom has a King size bed and ensuite and looks onto the garden and park. There is a dressing table and occasional chair, with a full-length mirror, and you will have use of one of the built-in wardrobes (inside there is hanging space and a chest of drawers). The second bedroom has bunk beds - the top bunk is a single bed/bottom bunk is a full double bed and a 32" Smart TV. Both rooms have plenty of floor space for the fold-away cot that is stored in the Master bedroom.
The kitchen is split into 2 levels. The main kitchen facilities are on the upper level with a dishwasher, electric oven and grill, induction hob and large fridge freezer. The lower level is a utility area with a washing machine and tumble dryer that leads to the back door and patio area, with the Water of Leith running by (a very lovely sound). Don't worry about flooding though, the river banks are very high and we've endured many Scottish downpours and snowstorms!
The main bathroom has a full-size bath and an excellent shower.
There is plenty to enjoy without even leaving Colinton itself, with the Colinton Tunnel a few minutes walk from the house. It is Scotland's largest historical mural, a work of art in the old railway tunnel, with the inner wall depicting Robert Louis Stevenson's poem "From a Railway Carriage". Keep walking along the Water of Leith pathway to visit Colinton Dell for a great wooded walk by the river. If you head in the other direction along the walkway towards Balerno, you can go all the way to Harlaw and Threipmuir reservoirs in the Pentlands Hills. Alternatively, head up Woodhall Road behind the house towards Bonaly to visit Torduff and Clubbiedean reservoirs and the beautiful scenery of the Pentland Hills. A short bus ride away and Edinburgh is at your fingertips, which is probably why you're here!

I grew up in a village called Roslin, a short drive from the flat that is famous for Rosslyn Chapel featured in the Da Vinci Code movie. I spent a lot of time travelling abroad in my 20's, then lived and worked in London for 12 years before returning to Scotland in 2020.
Since March 2022 I have hosted more than 250 guests via Air BnB, earned Super Host status with 4.98*/5 rating and proud to be considered a "Guest Favourite". I'm really pleased to now offer this beautiful apartment to Vbro customers.
When the flat is booked, which has been most of the time, I'm living and travelling in my campervan with my 2 dogs - Bear & Ruby, and my cat Meme. I've been all over the UK but this year likely to stay closer to Edinburgh enjoying the Pentland Hills, beach spots in East Lothian and Fife and spending time with friends and family.

Colinton Village is such a beautiful, historic part of Edinburgh that feels like the countryside but within easy reach of the City Centre. The Pentland Hills are on our doorstep, the Water of Leith walkway and Colinton Dell are brilliant dog walking spots, not to mention the friendly service at local bars and restaurants like our neighbours at The Spylaw Pub.
The people in the village are so friendly, we may be around during your stay to meet up with friends and their furry friends for dog walks and drinks at The Spylaw or Colinton Inn!
