The Space:

The property spans a main house and two separate bungalows. It features a large indoor lounge with gray-toned décor, plush sofas, and a cooling ocean breeze flowing through the open design. The indoor dining area seats up to twelve guests and adjoins a fully equipped kitchen with a breakfast bar. Outside, the expansive terrace offers sweeping views over the ocean and Grand Fond, anchored by a 15-meter heated infinity pool, a children's basin, loungers, a barbecue area, and an outdoor dining space. The lush garden and thoughtful layout provide both privacy and comfort throughout the villa. A fitness room with cardio equipment and weights is located on the lower level.



Guest Access:

Guests have access to the entire property, including all six air-conditioned bedrooms, the indoor and outdoor living areas, the heated pool, the garden, the gym, and both bungalows. The property also includes private parking and a gated entrance with a security code.



The Neighborhood:

Located in Vitet, one of the highest points in St. Barths, the home offers scenic vistas and a tranquil atmosphere. Surrounded by rolling hills and tropical landscapes, it provides a peaceful retreat while remaining a short drive from island beaches, shops, and restaurants.



Getting Around:

A vehicle is recommended for ease of access to and from the property and to explore the surrounding areas, including the beaches, dining venues, and markets of St. Barths.



Other Things to Note:

The pool is heated from November 15 to April 30, with temperatures maintained between 27°C and 30°C, depending on external weather conditions. In the case of severe weather or technical malfunction, the owner is not liable for temperatures outside this range.

Air conditioning is available throughout the property. Guests are expected to use it responsibly, ensuring doors and windows remain closed while in use and turning it off when not at home. Improper use may lead to deductions from the security deposit due to overconsumption or damage.

Wi-Fi is provided free of charge for lawful and reasonable use. The owner is not responsible for any outages caused by the service provider or factors beyond their control.



The price does not include:

Security deposit: 30% of the amount of the rent at the time of booking.



Heated Pool

The outdoor pool is heated from November 15 to April 30, typically maintaining 27°C–30°C, depending on the weather. During extreme conditions or technical issues, temperatures may vary despite all precautions.



Air Conditioning

Enjoy air conditioning throughout your stay. Please keep doors and windows closed while it’s running and turn it off when not in use. Excessive or improper use may lead to deductions from the security deposit. If a breakdown occurs (not due to misuse), repairs will be made as soon as possible. Compensation is only considered if the system is down for over 48 hours during hot weather.



Wi-Fi

Complimentary Wi-Fi is provided for reasonable and legal use. Please refrain from using it for illegal downloads or activities. Temporary outages due to service provider issues are beyond our control and not compensated.
