L’Ulivo d’Oro is a characterful, fully renovated country house (casa colonica) in the picturesque Morro d’Alba, where time slows down. Situated among rolling hills, vineyards, and olive trees, with panoramic views of the Monte Conero, this is the perfect place for families or groups of friends up to 10 people who want to enjoy peace, nature, culture, and culinary discoveries together.
PROPERTY FEATURES
The 3,600 m² property includes a large garden, a heated swimming pool measuring 12 x 4 meters with shaded areas around it, a 60 m² pergola with outdoor seating and a gas barbecue, a boccia court (Italian pétanque), and a carport with space for three cars.

Inside, you’ll find modern amenities such as air conditioning, heating, thermal glazing with mosquito screens, a spacious fully equipped kitchen, dining and living area, guest toilet, entrance hall, and a utility room with washing machine and dryer. Free Wi-Fi is available in the house and under the pergola.
ACCOMMODATION
The accommodation covers two floors of 100 m² each. Upstairs there are four comfortable double bedrooms (with separate mattresses), one of which has an extra bunk bed for children, two large bathrooms (with walk-in shower, sink, toilet, and bidet), and a linen room. Ideal for families or groups seeking comfort and charm in the heart of Le Marche.
CHILD-FRIENDLY AMENITIES
Additional amenities for the little ones include: stroller, crib, high chair, potty, baby changing table in one of the bathrooms, and a Trip-Trap children’s chair.

Our house is located on a quiet 'strada bianca' just outside the historic center of Morro d’Alba. The surroundings are ideal for walks, bike rides, and spontaneous trips to the many charming villages and hidden gems.

- Local trattorias and osterias include 'Dal Mago', 'Vin'Canta', and 'DeGustibus'; enjoy ice cream in the village at 'La Bottega del Gelato'
- In Senigallia (just 20 minutes by car), treat yourself in the city center at 'Osteria Degli Ulivi', 'Rimante', or 'Ramé'. About the host

We are Karin Mortier and Marc Pauwels, living in Edegem near Antwerp (BE), and since 1977 we’ve been passionate Italophiles with a deep love for Le Marche. We’ve had Italian friends in Senigallia since then and often spent our holidays in the region. In 2007, we caught the bug to find our own place in Italy. After exploring Piemonte, Emilia Romagna, and Le Marche in search of a home that met our criteria —proximity to a village, land and living space, cadastral expansion potential — we ultimately returned to the province of Ancona. There, we found this house in 2009 after much searching. We renovated the upper floor (leaving the stables and storage areas below untouched), and in 2012–2013 we added a pool, carport, and pergola. Since we were both still working at the time, the house remained our holiday home, where we spent as much time as possible with our children, family, and friends. In 2021, after retiring, we began a much-needed renovation — also due to earthquake damage —respecting local and regional building codes for seismic safety and energy efficiency. We installed new electrical and plumbing systems, roof and floor insulation, solid wood windows with thermal glazing, solar panels, solar water heaters, and a VRV air conditioning system. We did much of the demolition ourselves with help from family and friends, and we painted everything during the finishing phase. The house was fully habitable again in July 2025. Starting in 2026, it will be available for short-term holiday rentals.

We were drawn by the relaxed atmosphere and friendliness of the locals, as well as the excellent nearby restaurants like Dal Mago, Vin'Canta, and Osteria DeGustibus. The proximity to larger towns like Jesi inland and Senigallia on the coast is also a big plus.
What makes this property unique
Our home is nestled among the vineyards of local producers of Lacrima, Verdicchio, and olive oil in and around Morro d'Alba. The valley faces the Conero and enjoys a cooling sea breeze in summer. The peaceful background sounds — cicadas, crickets, and the familiar hum of a tractor among the vines or in the sunflower and wheat fields — transport you to another world.
