About this property

Beautiful Barn on 7 Acres with Pond- Get Away from it All

Located between the Catskill and Shawangunk Mountains, Blackberry Barn's unique architecture features a beautifully preserved turn-of-the-century barn renovated into lofted living and sleeping spaces.

The Barn is minutes from Mohonk Preserve and Minnewaska State Park, and a quick drive from New Paltz, Rosendale, High Falls, Woodstock, and Stone Ridge.

This beautiful area offers access to excellent outdoor activities and has many great restaurants, galleries, and shopping. The Gunks feature some of the best rock climbing in the country.

Blackberry Barn sleeps four, and is available year-round at reasonable rates.

Critters:
We like to advise all Blackberry Barn guests that the eaves of the Barn are sometimes inhabited by squirrels and mice who can be particularly active at night. You may hear scurrying and scuffling on the roof. Don't worry. They may make noise, but they are outside the Barn or under the eaves and cannot get inside!

Kitchen Area:
We do have soft water at the Barn, and while it is completely safe to drink, some object to the taste or feel of the water. Because of this, we recommend that guests who may be sensitive bring bottled water to drink.

Please remember that this is a barn, and crumbs and sticky counters can invite unwanted visitors. Please make sure to keep all food in Tupperware containers or in the refrigerator, and to wipe down counters after use. Guests should bring tupperware, ziploc baggies etc

Please feel free to use any spices, oil, condiments, etc. that you find. Please feel free to leave condiments and non-perishables, but be sure to dispose of any leftovers.

Garbage and recycling should be placed in the bins provided next to the mailboxes at the top of the driveway. Do not leave bagged garbage outside of a bin. If bins are full guests are responsible for disposing of their trash elsewhere.

Location of Fire Extinguishers
Fire extinguishers are located in the kitchen, next to the fireplace, and at the top of the stairs on the 2nd floor.

Emergency Exits
The Barn has only a front door and a basement door. In an emergency, if access to the front door and basement are blocked, windows may be used for egress.
There is an emergency fire ladder in a box in the hayloft. To use it, remove screen from window and follow directions on ladder. Blackberry Properties LLC is not responsible for injuries that result from misuse of ladder.

Fireplace, Fire ring, and Grill:
Guests are welcome to use the fireplace, fire ring, and grill on the grounds under the following proviso: NEVER LEAVE A FIRE OR HOT COALS UNATTENDED OR IN THE CARE OF A MINOR AT ANY TIME AND BE SURE TO EXTINGUISH ALL FIRES AND HOT COALS AFTER USE.
Fireplace:
Please keep the glass doors closed while in use.
Fire Ring:
Guests are prohibited from moving the fire ring.
Wood is available in the woodshed (near the horse field). A hearty armful of wood is included in the cost of your stay. We do request that guests leave $5 per extra armful of wood that is used.
Please note that there is a fire extinguisher next to the fireplace.
During dry periods guests are expected to abide by all “No Burn” regulations.
Guests are prohibited from making fires in any places other than the fireplace, outdoor firering, and grill.

The Property
Guests are welcome to explore the pond area, as well as the fenced-in horse field. Venturing beyond these areas and/or into the woods is strictly prohibited, as you will be leaving our grounds and may be liable for illegal trespass.
Guests are permitted in the horse field from sunup to sundown. The fence is not electrified. Be sure to secure the fence closed behind you. Our neighbors graze their horses in the field from sundown to sunup and entering the field or opening the fence during those hours is strictly prohibited.
Camping on the property is strictly prohibited.

The Pond
The pond is stocked with fish, so feel free to bring your fishing poles and bait!
If you use the canoe, make sure everyone in the canoe wears a life preserver (located in hall closet on 1st floor). Please return the canoe to where you found it after use.

Pets
We welcome well-behaved dogs for an additional fee. Cats are not permitted under any circumstances.
Guests who arrange for to bring their dogs MUST abide by the following conditions:
Guests must remove all dog hair and dog-related odor from premises upon check-out
Guests MUST ensure they clean up after their dog(s) while on Blackberry Barn and its grounds
Dogs CANNOT use the yard immediately surrounding Blackberry Barn as a bathroom. We ask guests to walk their dog(s) along the driveway to do their business
Guests who bring dogs will be responsible for any/all damage made to Blackberry Barn's grounds or property as a result of animal use (including but not limited to holes in the grass and damage to plants, flowers etc. in the garden(s)).

We have a huge record collection. Enjoy! We only ask that you return the records to their sleeves after use.

Country plumbing
Please do not put anything other than toilet paper down the toilet.

Ticks and Poison Ivy
The Hudson Valley is notorious for ticks. While ticks cannot survive in houses, they do live in grass. We advise that you wear long pants and socks when exploring any grassy or wooded area, use an insect repellent that works on ticks, and do a thorough tick check every night. There is some poison ivy around the perimeter of the yard in the spring, summer, and fall, so please be careful.

Children
As pictures provided in our listing indicate, the barn has an open layout with lofted spaces, and is NOT child-proofed. Because of this, rental of the Blackberry Barn is not recommended for families with young children and The Owners will not accept any liability for injury to children during their stay or visit to Blackberry Barn. Do not permit children under the age of 18 to tend a fire or the grill, watch your children at all times and use safety equipment/floatation devices as appropriate. Children MUST be accompanied by an adult in or around the pond, grill, fireplace, and fire ring at all times.

When exiting, self lock the bottom lock and leave your keys on the sideboard area.

The heat was unbearable. The description did not indicate that there were no AC units at least in the bedrooms. We ended up leaving on Saturday afternoon because we could not spend a 2nd night not being able to sleep because of the high temperature.

Not the best stay.
Upon arrival I noticed a foul odor in the kitchen but could not locate it right away. Also noticed the coffee machine had used coffee in it with the used grinds caked all over the machine. I cleaned it and when I went to place the urn in the dishwasher I realized that’s where the odor was coming from, it had rotten, diced vegetables and other undescribable matter in it with roots growing. I called Sophie and she immediately apologized and refunded the cleaning fee. Unfortunately it got worse, the 3rd night there was a mouse eating our dinner in the kitchen, It was living in the top part of the stove. I caught it with a trap and sent the picture to Sophie, her response was basically “it’s a barn”. Coffee mugs in cupboard with old coffee still in them, mouse droppings throughout kitchen, utensils with hardened substances still on them. Not what to expect for that kind of money. Place has potential, but needs a little investment ie. Replace 1970 toaster, hodgepodge utensils ,pots and pans. In all fairness, Wood burning stove was nice and it’s definitely quiet and relaxing,

Why they chose this property

This property has been in our family since 1969. When our family bought the Barn it was literally a barn. All the renovations were done by our parents in the 1970s; our father is a carpenter and did all the work himself. We spent summers and weekends at the Barn growing up, and now bring our own children there! Antique stained glass windows have been installed in the lofted second floor, and were all salvaged from brownstones in Harlem and Park Slope in the 1970s and the huge fireplace was hand built by a local artist.

What makes this property unique

We have been renting Blackberry Barn to guests on a short term basis for many years now and many people have made the Barn a part of their own traditions. We welcome you to come spend some time at the barn! Its a special spot and we are sure you'll leave relaxed and rejuvenated!
