Villa Spettri — The dream of Positano with direct access to the sea
One estate, five souls. The cliff smells of Mediterranean scrub, the sea draws flakes of light, the Saracen tower watches over like an ancient lighthouse. Within this microcosm lies Villa Spettri: a unique ‘summer buyout’ offer that exclusively combines the five buildings of the complex (Tower, Casa Ada, Cisterna, Casa Ada, Piccola Ada) under one curatorial roof: Camisa Homes & Villas x Camisa Essential.
Official capacity of the entire property: up to 23 guests (as per the ‘Entire Property’ sheet).
The 5 residences that become one
Casa Grande (5 bedrooms, 5 bathrooms, private indoor pool): the convivial heart, with large kitchens and living rooms for “Italian-style” dinners. Up to 10 guests.
Cisterna (2 bedrooms, 2 bathrooms, large terrace): airy spaces and a terraced garden overlooking Li Galli. Up to 4 guests.
Casa Angelica (2 bedrooms, 2 bathrooms): intimate and sunny, with a terrace/solarium overlooking the sea. Up to 4 guests.
Torre (master bedroom + annex with kitchen/sofa bed): 13th-century charm with a contemporary twist. Up to 3 guests; the third guest must be 14+ years old (sofa bed in separate unit).
Piccola Cisterna (1 bedroom, 2 bathrooms): romantic retreat with private terrace. Up to 3 guests (2 adults + 1 child ≤3 years).
Note on capacity: the reference capacity for the buyout is 23 guests as per the official price list for the entire property; the ‘Tower’ and ‘Piccola Cisterna’ units provide one additional place each for a teenager aged 14+ and a child ≤3, as indicated in the relevant information sheets.
Where we are (and how to experience the cliff)
We are located in the bay of Positano, within the UNESCO perimeter of the Amalfi Coast: historic gardens, stone staircases, terraces descending to the sea. Access to the estate is approximately 70 steps below the main road; the private beach can be reached by approximately 180 steps along a scenic path (a small ritual, rewarded by turquoise waters).

The outdoor swimming pool (weather permitting) is generally open 09:00–18:00 from 1 May to 10 October; there is also a beach bar on site with seasonal opening hours.

Villa Manager on-site, 7/7 for 12 hours a day, providing discreet and attentive service.
Welcome grocery + courtesy touch (bread and croissants), midweek cleaning with towel change, final cleaning; linen change available on request.
Wi-Fi, A/C, satellite TV in all units; night security 23:00–07:00; porterage on request.
Check-in Saturday from 15:00; check-out by 11:00; in low season, a minimum of 3 nights is possible (on request).

F&B & private hospitality
À la carte breakfast served on the terrace, private chef for Mediterranean dinners (raw seafood, hand-rolled pasta, IGP lemon), pastry corner for family celebrations; well-stocked wine cellar curated by a sommelier. (Extra F&B services available on the estate).
Sunset aperitifs served at various vantage points on the estate; private dining in the Casa Grande (large kitchen + dining room), or “oyster & bubbles” set-up on smaller terraces for micro-groups.
Sea & sailing
Dedicated boat days along the Li Galli archipelago and up to Nerano/Capri: excellent skippers, timing on the currents, light lunch on board, return at golden hour. (Private boat on request).
Beach life by design: reserved sun loungers, beach towels, beach bar (seasonal hours), luggage transfer to the shore.

Pilates/Yoga on terrace, massages in suite, lemon rituals and Mediterranean oils; sound bath at sunset to realign your breathing.

Return transfers to Naples (airport/station), dedicated water taxis, luggage handling along the steps; for those arriving by car, we recommend the Di Gennaro car park, a 5-10 minute walk from the property.

How we offer Villa Spettri (commercial)
Formula: exclusive single estate (summer buyout) for extended families, private retreats, milestone celebrations.
Operational 2026: 27 March → 8 November. High season: 30 May–11 October; low: remaining periods (min. 3 nights possible in low season, ad hoc pricing).
Inclusions: welcome groceries, courtesy touch, mid-week cleaning + towel change, final cleaning; Villa Manager service 7/7; direct beach access; outdoor swimming pool (seasonal); indoor swimming pool in Casa Grande.Financial terms: 50% deposit upon confirmation; balance 30 days prior to arrival; city tax €2.50 p.p./night to be paid with the balance via bank transfer; security deposit from €500 to €1,000 per unit according to assignment (managed at check-in/out). In case of cancellation: up to 180 days full refund of deposit; 179–91 days 50% refund of deposit; 90–31 days 25% refund of deposit; ≤30 days non-refundable (calculated from the date of receipt of the request by email).
