Our home, "La Maddalena 29," is a large two-story villa surrounded by a beautiful Mediterranean garden filled with olive trees.
The ground floor houses two rental apartments in addition to our own living quarters, where we reside with our affectionate little furry friends; rest assured, they will not disturb you, as the garden entrance for the rental area is separate from our own.

15 m² studio apartment within the villa, featuring direct, private access to the sea—perfect for a couple.
It is laid out as follows:
- Double bed (140 cm x 200 cm), air conditioning, and ceiling fan
- Bathroom with shower, bidet (with handheld spray), and hairdryer
- Kitchenette with an induction cooktop, small fridge, table, and two stools
- Private outdoor area furnished with a table, chairs, and two deckchairs

- CHECK-IN: 4:00 PM to 9:00 PM; please communicate your arrival time one day in advance (as this is a private home, there is no 24-hour reception)
- LATE CHECK-IN: After 9:00 PM; must be arranged in advance and incurs an additional fee of €30
- NIGHT CHECK-IN: After midnight; must be arranged in advance and incurs an additional fee of €50

PRICE INCLUDES:
- Wi-Fi
- Bed linen
- 1 bath towel per person
- Tablecloth, hand towels, and pot holders
- Weekly linen change
- Small beach umbrella
- Small portable barbecue (on wheels) available upon request
- Iron and ironing board available upon request
- Initial and final cleaning
- Private uncovered parking in the garden (space for 1 car)
- ELECTRICITY CONSUMPTION INCLUDED UP TO 3.5 kWh PER DAY. Electricity consumption exceeding 3.5 kWh per day will be charged at a rate of €0.55, payable at check-out.
There is a meter inside the apartment; readings will be taken at both check-in and check-out to verify usage.

THE PRICE DOES NOT INCLUDE:
- Tourist tax (from April 1st to October 31st): payable upon arrival at €2 per person per day for the first 5 nights; children aged 0 to 12 are exempt.

Available UPON REQUEST for an additional fee:
- Beach towel
- Beach chair
- Transfer to/from Cefalù station
- Use of the washing machine

PLEASE:
- Do NOT flush any paper down the toilet; use the provided waste bin instead.
- Leave the refrigerator, induction cooktop, pots, dishes, and barbecue clean.
- Do NOT leave trash, empty bottles, or cans inside the property.
- Do NOT allow dogs on the bed or sofa, and please keep the garden clean.

A security deposit is required for stays exceeding 2 weeks.
Any costs for damages will be deducted from the security deposit.
Please ask for details regarding long stays.

Shared spaces available to guests include:
- Furnished garden area under the olive trees for summer evenings
- Uncovered parking space for one vehicle (free) within the property
- Outdoor shower with changing area and hot water
- Washing machine (for a fee)

- Private access to the flat-rock coastline: 150m.
- Mazzaforno public beach: 250m (equipped with two refreshment spots ideal for breakfast or a quick lunch).
- "7 Frati" public beach: 850m (unequipped).
- "Mendolido" public beach: 500m (unequipped).
- Restaurant at the "Baia del Capitano" hotel: 140m.
- Bus stop for Cefalù: 450m.
- "Playground" pizzeria/Sicilian restaurant: 1.2km (home delivery service available).
- MD Supermarket: 3.2km.
- "Gran Caffè Santa Lucia" (includes deli, pastry shop, and tobacconist): 3.2km.
- ATM: 3.2km.
- Cefalù beach, paid parking, shops, pharmacies, restaurants, and pubs: 4km.
