Villa Ermida is surrounded by a large, fully fenced 800-square-meter garden, where you can relax on the inviting terraces and spacious lawn, shaded by centuries-old walnut and fig trees. Garden furniture and loungers are available, perfect for relaxing in the sun or organizing pleasant al fresco lunches and dinners. The swimming pool, measuring 12x6 meters with a depth ranging from 0.90 to 1.5 meters, and the hot tub, measuring 3x3 meters with a depth of 0.90 meters (suitable for 6 people), are surrounded by a solarium area equipped with loungers and a gazebo, perfect for cooling off on hot summer days. The interiors are the result of a careful renovation that has preserved the original charm, with the tuff facade, wooden beamed ceilings, terracotta floors, and tuff arches creating a warm and welcoming atmosphere. The farmhouse is divided into three apartments, each with its own entrance.
Apartment "La Caciaia" (110 sq m), with two separate entrances. On the ground floor is a living room with a fireplace, sofa, two armchairs, a large dining table that can accommodate the entire group, and a fully equipped kitchenette (gas hob, electric oven, kettle, espresso and filter coffee machine, refrigerator with freezer, washing machine), as well as a bathroom with a shower. Upstairs are two double bedrooms, one with an additional single bed, and a bathroom with a shower.
Apartment "Il Caminetto" (110 sq m). The ground floor comprises a living room with a sofa and armchairs, a living area with a fireplace, a dining table, and a fully equipped kitchenette (gas stovetop, electric oven, kettle, espresso and filter coffee machine, refrigerator with freezer, and washing machine), as well as a bathroom with a shower. Upstairs are two double bedrooms and a bathroom with a shower.
Apartment "La Carraia" (70 sq m), with two separate entrances. Located on the ground floor, it comprises a living area with a sofa, TV, fireplace, dining table, and kitchenette (a three-burner gas stovetop, electric oven, microwave, espresso and filter coffee machine, refrigerator, and washing machine), a double bedroom with an additional single bed, and a bathroom with a shower. From this bedroom, an internal staircase leads to the mezzanine with two additional futon beds.

Important information
The swimming pool and hot tub are open from May 1 to October 15. Access to the property is via a 2.8 km dirt road. Pets are allowed for a fee of €50 per pet per week.Activities and Distances
The villa is located a few kilometers from the village of Elmo, strategically positioned for visiting the splendid medieval villages of Pitigliano, Sorano, and Sovana, the famous Mulino di Saturnia waterfalls (with free admission), Lake Bolsena, and the beaches of Maremma. For mountain lovers, Mount Amiata, which offers state-of-the-art ski facilities in the winter, is just 40 minutes away. You can also visit the splendid Val d'Orcia and the cities of Siena and Florence. Finally, for a day of complete relaxation, you can visit the Terme di Saturnia spa, about 25 minutes away, or the nearby and equally beautiful Terme di Sorano spa, just 5 minutes away. For lake lovers, Bolsena is about 20 minutes from the house, and along its shores you can admire the villages of Marta, Capodimonte, and Montefiascone, all the way to Viterbo.
