Escape to our rural two-bed countryside Annex in Ruckinge, set within a working equestrian yard. Perfect for a walkers night cap, a young family getaway, couples retreat or stop over between travels. Enjoy scenic walks to the Greensand Way & Saxon Shore Way, local bridle paths and Hamstreet Woods. We are a short drive to local pubs, Ashford Outlet & 30 mins to the Eurotunnel. Ground floor bathroom & private patio. King bed and two single beds. Pet and horse friendly.
The space
Welcome to our cosy two-bed countryside Annex in the peaceful village of Ruckinge, set within the grounds of our working equestrian yard. Surrounded by open fields, horses and big skies, it’s a calm retreat for walkers, riders and guests looking to unwind in rural Kent while remaining close to Ashford.
The Annex is fully self-contained with its own entrance, private patio garden and parking. Inside, you’ll find an open-plan living and kitchen area, a functional ground-floor shower room, and on the first floor two comfortable bedrooms upstairs — one with a king bed and the other with a single bed plus a pull-out bed suitable for a child. The property is electric only, with individually controlled heaters to keep the space warm and cosy throughout the year. Guests also have fast WiFi, a 50” TV with complimentary Netflix access, and a small collection of books and magazines for relaxed evenings in.
Step outside and enjoy the quiet of the countryside. Horses graze in the surrounding paddocks, and a public footpath sits close by for miles of scenic walks leading towards Hamstreet National Woodlands. For riders, we welcome visiting horses by prior arrangement, with lessons and training available to book in advance, and beautiful local bridle paths perfect for hacking.
The Annex is well placed for practical needs too. Takeaway services like Just Eat, Deliveroo and Domino’s deliver directly here. The White Horse pub in Bilsington and Morrisons Daily in Hamstreet are both just 6 minutes away, the Hamilton Farm Airfield Tearoom is only 4 minutes, and Ashford offers fantastic dining options including Stubbs and the atmospheric Boys Hall.
We’re approx 10 minutes from Ashford, 28 minutes from the Channel Tunnel, and 36 minutes from Dover Port. Other locations include Canterbury, Port Lympne, Tenterden, New Romney and Romney Marsh making the cottage ideal for countryside getaways, equestrian stays, family breaks, and travel stopovers.
We usually like to greet guests on arrival to answer questions and help you settle in, but late self-check-ins are absolutely fine.
Small and medium dogs are welcome (pet fee applies), but they must not be left alone in the property nor be allowed upstairs, there is roll across gate available with baby/dog gate at the top of the stairs and dogs must be kept on a lead outside, as our own dogs live on-site, housed in the main house and rear garden.
Access to the equestrian yard is supervised only, but the peaceful surroundings are yours to enjoy.

Guest access
Guests access the annex through our wooden entrance gates. These are opened and closed manually, so please ensure you close them behind you each time you enter or leave. The annex sits to the right-hand side, directly opposite our main house, and you are welcome to park immediately outside the cottage for easy access.
The property has its own private entrance and patio garden, and guests can come and go as they please. Keys are provided via a lockbox, located on the side of the annex for flexible arrival times.
Access to the wider equestrian yard is supervised only, but the nearby public footpath offers beautiful countryside walking routes right from your doorstep.
Other things to note
Our cottage sits directly beside the stables and tack room, so you may occasionally hear the natural sounds of a working equestrian yard between 8am - 4pm— horses moving around, farrier visits, feeding times and general yard activity.
The environment is peaceful overall, but we feel it’s important to highlight this in advance so guests know what to expect and can enjoy the full countryside experience without surprises.
