New luxurious modern villa with private pool, garden and terrace, located in a quiet residential area just a few steps from the lake, in Sirmione, accommodating up to 6 guests!



This charming property welcomes guests into a spacious and bright living area, elegantly furnished with a large comfortable sofa, dining table with chairs, Smart TV, and a modern open-plan kitchen fully equipped with induction hob, refrigerator, freezer, oven, microwave, dishwasher, electric kettle, citrus juicer, toaster, and drip coffee machine. A large French door leads to the private porch, furnished with an outdoor dining table and chairs, ideal for al fresco meals overlooking the exclusive-use swimming pool.



The ground floor continues with the first bedroom featuring a double bed, Smart TV, walk-in closet, and private en-suite bathroom with shower, washbasin, bidet, and WC; this room overlooks the private garden through a French door.

The second bedroom, also located on the ground floor, features a comfortable double sofa bed, wardrobe, and Smart TV.

The ground floor is completed by a second bathroom with shower, washbasin, bidet, and WC.



On the first floor is the master suite with double bed, Smart TV, glass walk-in closet, and private en-suite bathroom with shower, washbasin, bidet, and WC. This bedroom opens onto the private first-floor terrace.



The villa is equipped with every comfort: air conditioning throughout, free Wi-Fi connection, washing machine, and independent heating for the cooler months.



Guests also have access to a large internal garage within the property, suitable for parking up to two cars (dimensions: width 7.2 m, length 8.08 m, height 2.4 m).



The private swimming pool is open from April 1st to October 30th.

Guests may request a baby cot and high chair at an extra cost of €10 per night each.

Pets are not allowed.

A security deposit is required to cover any potential damages and will be refunded after inspection of the property at the end of the stay.



Self check-in service is available: a few days before arrival, all necessary instructions will be sent to access the property independently.

Upon arrival or a few days prior, payment of the tourist tax may be required, the amount of which varies according to local regulations.

Nestled in a charming park, the Sirmione thermal spa center is an oasis of relaxation, where sulfurous waters rising warm from the lakebed provide a rejuvenating experience for body and mind.

Among the attractions not to be missed are Villa Callas, a historic residence hosting prestigious musical events, and the beautiful beaches of the peninsula, such as Lido delle Bionde and the stunning Jamaica Beach, true corners of paradise overlooking the lake.



The villa is approximately a 15-minute drive from Desenzano train station and about 30 minutes from the airport.
