The Space:

A house built around the sea. The garden runs to the water's edge, where a private gate and a flight of stairs take you straight into the crystal-clear waters. Between the garden door and the front door is space for slow afternoons of lounging on the lawn, lazy lunches under the trees, evenings at the barbecue, and dinners outdoors as the breeze comes off the Ionian. There is even room enough to stretch out and sleep on the lawn under the stars on the warmest nights.

Inside, the villa unfolds across three floors of comfortable, well kept living. The living room is generous and open, with a TV and Netflix on hand for quieter evenings, alongside an adjoining dining area that brings everyone together over long meals. The kitchen is fully equipped, with a washing machine on hand to let you pack light and stay longer, and everything else you might need during your stay.

Sleeping quarters welcome up to nine guests, with bedrooms cooled by air conditioning for restful nights through the warmer months. Two full bathrooms across the floors keep things easy when the house is full-plus a very convenient WC on the ground floor.

Outside is where the property reveals itself fully. The garden of 700 square metres wraps around the house in evergreen calm, with the seashore as its boundary. WiFi reaches throughout the property, and private parking for your vehicles is available. Whether you spend the morning sunbathing by the water, the afternoon swimming from your own steps, or the evening with a drink, the sea is woven into every part of the day.

What you book is the entire villa and its garden of 700 square metres, exclusively yours from the moment you arrive. The garden runs all the way to the water's edge, where private stairs take you straight into the sea. The Neighborhood:

The villa sits on the southeastern coast of Corfu, the island's quieter, greener end, where low hills meet long ribbons of sand. This side suits guests who want sea access from their doorstep alongside authentic Corfiot life within reach. The town of Lefkimmi, around 5 km away, is the area's true centre, with Venetian bell towers, riverside tavernas, bakeries, a well stocked supermarket, and the rhythm of one of Corfu's oldest communities.

This coast offers real beach variety. Kavos beach lies around 1 km north, a sandy shoreline with shallow water along its length. Around 6 km up the coast, Bouka beach is a curve of pale sand with calm shallows and a single taverna, popular with families. Around 7 km away, Gardenos beach opens into a sweep of golden sand backed by sandstone cliffs, one of the most loved beaches on this side of the island. Around 3 km south, Arkoudilas beach lies at the foot of a wooded gorge and offers one of Corfu's most untouched stretches of coast.

Cape Asprokavos, around 3.5 km south, is the southernmost tip of Corfu, with cliff paths and views toward Paxos. The Lefkimmi salt flats, around 8 km north, are protected wetlands alive with herons and egrets, and Lake Korission, around 19 km away, is a coastal lagoon where flamingos pause on migration.

The Venetian era Church of Aghioi Theodoroi rises above Lefkimmi village. The ruins of the Panagia Arkoudilas monastery, around 3.5 km south, sit on a clifftop with views over the Ionian. Corfu's UNESCO listed Old Town, around an hour's drive away, brings together Venetian, French, and British architecture inside two seafront fortresses.

Days here are about the sea. Boat trips from Lefkimmi port reach Paxos and Antipaxos in under an hour. Kayaks, paddleboards, and snorkelling fill calmer mornings. Evenings turn to long taverna dinners of fresh fish, sofrito, kumquat liqueur, and local olive oil.

Getting Around:

Corfu International Airport at Kerkyra sits around an hour's drive north along the coastal road, with regular seasonal connections across Europe. Lefkimmi Port, around 3 km away, runs daily ferries to Igoumenitsa on the mainland, around an hour's crossing, and seasonal boat services across to Paxos. Corfu Town's main port, around an hour and a half north, handles cruise traffic and longer mainland and Italian routes. Bus stops on the green KTEL line are within easy reach for guests who want to leave the car behind. A car opens the whole south of the island to you, from the salt flats to Gardenos.
