Wye Mill House is a remarkable five-bedroom holiday home set within a historic listed watermill, with origins recorded in the Domesday Book and later transformed into a Georgian residence in 1776. Surrounded by eight acres of grounds and just a short walk from Wye train station, the property offers a rare blend of heritage, space and convenience, with direct rail links to Canterbury and London. The accommodation sits within the old mill itself, combining character features with modern comforts. Inside, a newly refurbished kitchen with traditional York stone flooring and underfloor heating is fully equipped with everything needed for a comfortable stay, including a washing machine, dryer, dishwasher and induction hob. The heart of the house is a stunning dining and sitting room set above the river, where large windows and French doors open out onto a bridge over the mill race, creating a peaceful and atmospheric setting. A grand piano adds to the sense of occasion, making it an ideal space for gathering and entertaining.

Upstairs, five spacious double bedrooms provide flexible accommodation, including two with En-suite bathrooms. One of these also features an additional single bed, a balcony area and space for games, making it particularly suited to families. A further bathroom and a downstairs toilet ensure comfort for larger groups. Outside, guests can enjoy a private terrace overlooking the river and access to a unique three-acre island. A rowing boat is available for gentle trips along the water, and for the more adventurous, wild swimming is a popular pastime. The property is also dog-friendly, welcoming up to two dogs.

The village of Wye is one of Kent’s most picturesque locations, offering a charming mix of independent shops, traditional pubs and well-regarded restaurants, all within easy walking distance. Surrounded by the Kent Downs Area of Outstanding Natural Beauty, the area is perfect for walking and cycling, with scenic routes stretching across rolling countryside and vineyards. Nearby Canterbury, just a short train or car journey away, is rich in history and culture, home to the iconic Canterbury Cathedral, cobbled streets and a wide selection of shops, cafes and theatres.

For days out, the coastline is within easy reach, with popular destinations such as Whitstable and Hythe offering beaches, seafood restaurants and seaside charm. The surrounding area is also known for its gardens, castles and historic houses, including Leeds Castle and Godinton House. Food lovers will enjoy exploring local farm shops, vineyards and country pubs, while families can take advantage of a range of outdoor activities and attractions nearby. With its unique riverside setting, rich history and excellent location, Wye Mill House provides a memorable base for exploring both countryside and coast.
