We enjoyed our stay at Pristine Cove. The house was exactly as described. There really are two kitchens, one upstairs and one downstairs. It really is 4 miles from town. And the pool really is amazing!Esther at pelican reef management was very helpful and responsive. The groundskeeper even opened a coconut for us to enjoy the fresh meat and water.I highly recommend booking excursions through pelican reef. The provider they booked us with did an outstanding job on both our land and see excursions.
The house was a beautiful fit for our family of 7, Ester was the greatest along with Samwell. The house has everything that you would need to enjoy a vacation in San Pedro, the pool, kitchen and terrace are more than ample space to enjoy. Can't wait to return next year.
We really enjoyed our stay. The pool and backyard was beautiful. The location is a little farther from San Pedro than I would prefer but the ride was always enjoyed in golf carts. Great little island, highly recommend.

If you are looking for a place away from the hustle and bustle of San Pedro, then this is a great place. 4 miles away is about a 20 min golf cart ride. The pool was great.
There was 6 of us that stayed at this house, we all had so much fun we really enjoyed the house pool and everything they had to offer.
It was our very first time in Belize and we all really loved it! We would definitely do I again!

Our group of 8 adults and 1 pre-teen had a wonderful stay at Pristine Cove. Ester made arranging tours, airport transfers, golf cart rentals, and a private chef an absolute breeze. The pool was great and we found it easy to launch the kayaks from the beach on the property. Being picked up directly from our dock made day trips extra convenient and we had a blast driving golf carts around the island.
Stayed at Pristine Cove as for our group we had 4 individuals who wanted their own beds & bathrooms. The grounds and pool were kept in great condition. The only thing that I didn't realize is the access to the upper bedrooms was from stairs outside. Ester from Pelican Reef management was a great help. I would also note that from previous reviews the road was not grated as to the amount of rain the island had, and it took 25 minutes in golf cart to get to town very bumpy, but we were not in a hurry

My two teenage children and another family stayed at the property. It was nice that we each had an "apartment" plus the shared outdoor part. It was perfect for us. The pool was really nice on the very hot days. Ester was very responsive. The property took 20 minutes to reach town on very bumpy roads. It was relatively private at the house. Neighbors are close.

We go every January somewhere tropical. This island and house were absolutely amazing.
The house manager, Ester went above and beyond. I was very impressed with her services if we had a question a problem, etc. she was Johnnie on the spot. I cannot praise her or this island enough. This island went out of their way to accommodate every need that you had.
Ester made reservations at a restaurant that I had picked, and when I arrived, it was like I was royalty!
Definitely come back to this island and this house!

Fantastic Property and Staff
There were four couples in this trip, and we couldn't have been happier with the residence. Lots of space, two full kitchens, two full living areas, and backyard access to the Caribbean Sea. There will be very fond memories from this trip that will last a lifetime, which wouldn't have been possible without the amazing staff as well. Enrique made this trip such a pleasure for all of us. Very accommodating and flexible. He bent over backward to help make our trip a memorable one. I can't forget Samwell, who kept the grounds. Very engaging and helpful. Thank you!

We are very sorry the electrical issues upset your experience so. The homeowner added a new AC unit just before this stay and it did cause the breaker to trip. We have since upgraded the electrical and drain issue that was causing the breaker to trip.
The home really is lovely, and fantastic for groups who want a grate space and pool and don’t mind a 25-minute cart ride to town. It’s part of the island adventure but it certainly isn’t for everyone.

Beautiful Caribbean Sea View with all the comforts of home
Traveling from land locked Denver, this ocean front home with two complete levels equipped with kitchens and living space was ideal for two families. Despite the somewhat lengthy rough golf cart ride getting to and from San Pedro, we found the location very relaxing as we enjoyed swimming, snorkeling, kayaking and fishing right out front. Like with any other location you need to be ready for bugs and wildlife including mosquitoes but the well equipped air conditioned rooms quickly took any edge off. We also enjoyed the great views day and night from the roof top balcony. The staff was friendly and very responsive to any question or need . Highly recommended .

The roads are maintained by the town and from time to time we get rain and the roads will be bumpy in areas. Typically the ride to town is 20 min. We are glad you enjoyed your stay and look forward to your next visit.

Location and Access ChallengesThe house is located roughly a 30-minute golf cart ride south of San Pedro. The road is very rough, which we expected, but potential guests should be aware that extended periods of rain make the journey especially difficult and slow. This remote location means that restaurants and town amenities are quite a distance away, requiring substantial travel time for dining or shopping.The Major Comfort Issue: Septic SystemWe were highly uncomfortable with the property’s sensitive septic system which prohibits flushing toilet paper. This is a critical detail that the listing fails to mention. Guests must dispose of all used toilet paper in a bin, which is a significant hygiene drawback and not what we expected for a vacation rental. We strongly recommend that the owner install bidet toilets in the units to eliminate this sanitation issue and improve the guest experience.Unusable Outdoor SpacesUnfortunately, we were unable to enjoy the immediate outdoor surroundings:Beach: The beach directly in front of the house is not swimmable due to murky water and the presence of crocodiles. This was disappointing for a cove location.Patio: We couldn't use the patio duece to a large number of bugs. Every morning, the deck was covered in dead bugs and animal droppings, indicating a significant lapse in maintenance. We loved our stay at this secluded beach house, where we enjoyed the beautiful ocean view, clean and cozy home, and all the amenities that come with.
This place had everything we needed, was clean, air conditioned, and very well maintained! The pool and outdoor area is perfect for hanging out and swimming, reading books, or bird watching. We saw baby sting rays near the dock, hermit crabs, and even dolphins swimming in the distance.
This property is 15-20 min from downtown San Pedro, so it’s a quieter location. Getting a golf cart is a MUST, otherwise you’re too far from restaurants or shops. But don’t let that deter you - the drive may be bumpy, but it’s part of the adventure!
San Pedro is quite expensive, so I recommend buying whatever you can on the mainland and bring it over.
The hosts are very friendly and helpful, and extremely responsive to any needs you have. They provided recommendations for food and shopping, and helped us set up our snorkeling excursion.
I highly recommend this home and would 100% visit again!
We truly enjoyed tour stay. The house is a great option for two couples or families wanting their own floor. Full kitchen and two showers on each floor. Washer/dryer on top floor. The views were spectacular. Swimming pool was a must with us and we loved it. We loved the friendly resident iguanas living on the property pier. Wi-Fi and cable TV are included. Renting a golf cart is a must as this property is five miles outside of downtown to the south. The roads beyond downtown are sand, a few potholes and a bit dusty. If you plan to cook on site, seasonings, foil, charcoal (for the bbq pit), etc are not provided. Chef services (with advance reservations) are available for meals. Management service - Ester and team - were available at all hours to answer our questions prior to arrival and during our stay.

This property was perfect for our group of 8. It was located on the south end of the island, which made it very quiet and peaceful. The pools were amazing at the end of the day to relax in and cool off. We rented golf carts and explored the island every day. It took about 30 minutes to get into downtown San Pedro from the house, which was just about perfect.The only downsides of the house were there was not a comfortable place to sit anywhere. The photos on VRBO showed cushions on the dining room wooden chairs, and there were no cushions, and the photos showed plastic chairs spread around the house to use around the plastic table they supplied, but there wasn't a plastic chair to be found.2 out of the 4 beds were terrible. It feels like they are in the process of upgrading the beds, but the downstairs master bedroom bed was the most uncomfortable mattress we have ever encountered in all our travels.Ester, our property manager, was amazing! She was very quick to respond every time we had a question or wanted her to make us reservations for dining or excursions. She bent over backwards to make our stay incredible. They supplied each floor with coffee and bottled water, and any time we needed a refill, they responded within the hour.I would definitely recommend this place to my friends if the beds were upgraded and maybe a few chair pads were available for the older folks who can't tolerate hard wooden chairs to sit in.

We had a family upstairs and downstairs with 3 kids 2 teenagers and several adults. We had plenty of room and we had such a wonderful time. No problems that I can think of. Ester was amazing with explaining and arranging everything. They even sprayed extra for bugs when they knew we would be cooking out. I appreciated the other reviews that described the 20-30 ride into town and the 45-60 min ride to secrect beach. But these rides didn’t bother me (except at night with mosquitoes) because I loved exploring the town and soaking in the locals. Buying fresh fruit and vegetables from roadside stands. Roads are bumpy but we knew that. Bugs are bad in the evening but we brought lots of bug spray. What a beautiful place belize is! We enjoyed the entire 11 day stay and cannot wait to come explore more. Also used the kayaks to go out into the ocean. We went on the best excursions with Uber da sea adventures. Captain white boy was very impressive, kind and entertaining. Also went on a mainland tour with the neighbor guy. He was really nice!
This house was beautiful and had all of the basics that we needed. The pool was fantastic and well cared for. The view from the rooftop was absolutely spectacular. Having a dock where we could be picked up via boat for excursions was really convenient.
The management was really helpful and the groundskeepers/cleaners ect were super friendly and helpful. I would stay here again. Having said that, the one fairly big disappointment was that the listing stated that you could have ocean access via a ladder from the dock. I even asked via email before the trip if this was the case (as it was a major reason we booked this house) and was assured that we could swim from the dock. There was no ladder and you couldn't access the open water because you would sink and get stuck in the mud if you tried to walk in. There were kayaks but it was really difficult to launch them and we weren't able to use them to get to a swimable spot. We ended up spending a lot of time in the pool, which was nice, but we didn't really get our "fill" of spending time in the ocean.
Like I said though, even with that disappointment the rest of the experience was amazing and I'd stay there again.

Great location and the dock makes pick up for all excursions incredibly easy. Though ocean in front of house is not very sandy. Host was very accommodating and available all hours of the day. Chefs for hire were so convenient and timely, but unfortunately our group felt as though they paid the same price or less for better food in town. Confusing by the pictures, but we discovered there was no staircase from the first floor to the second inside the property--only 1 exterior flight of stairs in the drive way. The rooftop was a huge upside as we spent most nights on the 3rd floor able to see nearly all of the island, and also ate one dinner up there too. All in all, we had one helluva time and thoroughly enjoyed ourselves but want to give the hosts and future guests a heads up.

We greatly enjoyed this family and wanted to point out that we do not advertise a hot tub; however, I do realize it looks that way in pictures because of the shape and we will make adjustments to point out that there is no hot tub.
The locks were checked at departure and we found no problems unlocking or locking, but sometimes we do get bad key copies from the hardware stores that start jamming after some usage.
We also checked the TV’s and the cable was working fine, we will make sure we do a better job explaining how the remotes work.

The house is very comfortable and had everything we needed. The AC works great, the house stays nice and cold. The beds are comfortable and the showers get hot.
My kids loved the iguanas that live around the house, and on the dock. The pool is great, and gets some good shade from the palm trees
There is plenty of food close enough, Stax, someplace south, toast and even the mahogany bay resort are all pretty close. Also many tours will pick you up right on the dock.
The management group and Ester were absolutely invaluable, helped us book everything we needed and were in contact all the time to answer questions.
One person in our group took advantage of the kayaks and thought that was fun, but the beach is not swimmable.
I highly recommend doing all the snorkeling tours and getting out on the water. The beaches aren’t great but the water is AMAZING. They will give you a list of things they can book for you. We did Yolo (the chill spot is unbelievable ) and Mexico rocks, both were so fun.
Also hire the private chef to come cook for you on your first night, they will make you some amazing local food and you will have a bunch of leftovers. It was our favorite meal of the trip!
Could use more furniture on the balcony and roof. We did like looking at stars up there.

A group of 8 (ages 10-40 somethings) stayed for 6 nights. The house was perfect as we had 2 couples on the upper level - and couple with younger kids downstairs. Plenty of space, in house and outside.
Only trouble was showers - most handles weren’t labeled and if more than one person was showering, someone was getting only cold water. With a cistern we kept showers short and sweet (not an issue). Plenty of drinking water was provided which was so nice not to worry about that - and you can keep making ice for beverages and coolers.
Being on the far south end was wonderful for privacy/quiet. Golf carts are a must.
Don’t sleep on the excursion offerings - we did 2 fishing trips (mornings), an all-day fishing/snorkeling/beach bbq and a YOLO snorkeling tour.
Best of all: Ester was our contact and she was the absolute best! She made all of our arrangements (shuttle, excursions) and made recommendations for any question we had. Using WhatsApp made it so easy and quick.
wish we had done a partial provisioning for groceries and beer to be waiting for us upon arrival, after landing on island/customs and drive to house, a cold beer was what everyone wanted to cool down!
Other tips: bottled/canned beer & drinks are smaller - metal koozies don’t work, bring stretchy ones. Insulated water bottles to fill too. Bring bug spray!!! Sneaky mosquitoes with a big bite.

The spacious second floor features a huge covered deck, air conditioning, central living/dining areas with 50 in flat screen TV plus state of the art blue ray surround sound system, tile floors and large windows facing the ocean, with sliding doors opening out to a wrap around oceanfront deck and a roof top 1500 sq. ft deck . There is a modern, fully equipped kitchen and BBQ grill for preparing your delicious meals featuring the amazing variety of local seafood, fruits and vegetables available at the local outdoor markets.
The 2 large bedrooms upstairs feature tile floors, custom hardwood doors, closets, individually controlled air conditioners and well appointed bathrooms with large tile showers. They each have a large queen bed . the two down stairs bedrooms can be set up with either a king bed or 2 twin beds, depending upon your needs. There is a bathroom just outside the bedroom door and private bath in the master bedroom.
The first floor features 2 bedrooms and 2 bathrooms (one ensuite, and one just outside the bedroom door) with a private tile bath and shower . There is also a deck with an outdoor dining area, grill and lounge chairs for relaxing.
