Newly built lakefront cottage directly on Rushford Lake

OUR PROPERTY:
This cottage built in 2017 has 100 feet of frontage directly on the water. It is five houses from the boat launch. It has a horseshoe pit, a volleyball net, and a small sandy beach for kids to enjoy. There are four kayaks, a paddle board, and a water splashmat to use. Multiple size life jackets are also available for the water activities. All the ammenities are new with quartz countertops, 2 full bathrooms with walk-in showers. Their is a bunk room that can sleep up to 4 people. There is a Weber grill to use as well as a full kitchen with all items needed for cooking. The lake is good for swimming as it is on a cove with little to no boat traffic. The porch is expansive and you can watch all the sunsets from the covered porch or dock. Relaxing gettaway for singles, couples or families.There's truly no better destination for your next lakefront retreat - Rushford Lake is fed by local mountain streams after the dam is closed in April, allowing it to warm up much earlier in the year than other lakes. The lake is let out in Mid October. Boating, fishing, waterskiing, and jetskiing are all extremely popular activities in the area. We have a small sandy area for kids to build sandcastles or lounge on the sand as you watch from the hanging swing chairs. For more beach adventures, drive 5 minutes to reach a lifeguarded public beach, which features several swim platforms and calm, shallow and sandy waters. In the evenings you can sit around the firepit and reminisce about the fun you had during the day.

THE LOCATION:

From this house, you'll be just 3 minutes from the Moss Lake Nature Preserve, where you can hike, feed catfish schools, and venture out on a boardwalk over an ancient, floating bog. You'll also find Genesee River access only 5 minutes away. Enjoy a scenic hike up the Rush Creek delta towards the Rushford Lake dam. Allegany golf course is less than 5 miles away. While you're in the area, visit historic Angelica for great food and antique shops. Venture 30 minutes to the northeast to reach the iconic Letchworth State Park. During the winter months, you'll get to experience the area in a new way when the landscape becomes blanked in snow - you're sure to love skiing and snowboarding at Holiday Valley Ski Resort and Kissing Bridge Ski Resort, each accessible within 30 minutes of the property. Ellicottville is just 35 minutes away and boasts a brewery, shopping, and numerous dining options and the great Salt Cave Spa where you can bask in a Himalayan salt room.
Rushford Lake is one of the cleanest lakes in New York State which makes for great swimming, warms early in the season and stays warm thru early fall. There is a public sandy beach at one end of lake with Lifeguards seasonally if you choose, along with a boat launch at the other if you have your own boat.

Rushford lake is also stocked annually with brown and rainbow trout in the spring by the New York State DEC, Bass, crappie, carp, perch, suckers, bullhead and sunfish are also part of this fishery. The surrounding parks hold great hiking trails and hunting & snowmobiling in the winter.

Close to Letchworth, Allegany and Stoney Brook State parks, to name a few, the Mt Morris Dam, Swain and Holiday Valley Ski resort. Short scenic trip Ellicottville or Wellsville.


ADDITIONAL INFORMATION:
- Boats must be under 21-feet in length unless a pontoon. No cubby-cabin boats allowed per Rushford Lake Recreation District Policy. Boats may require a one-time launch fee of $35-50 if launch has an attendant.

There is a $500 fully refundable security deposit.

RESPONSIBLE RENTER MUST PROVIDE LIST OF ALL OVERNIGHT FAMILY AND GUESTS. MAXIMUM TOTAL OF OVERNIGHT GUESTS IS 6. A $300.00 cleaning fee wiil be charged when an obvious difference exists in cleanliness between the way the property was rented and at check out. All linens can be left on the floors of either bathroom.

Patrick and I purchased this home when our youngest of four was 5 years old. It has been one of the best decisions we made for our family. All of our children have told us that they have some of their best memories at our summer cottage. We have had college reunions, running camps, post prom parties, graduations and family celebrations over the years. The kids learned to swim, fish, play card games, play outdoor games, kayak, canoe, and learn to entertain themselves with the outdoors. As our family has grown, we still manage to spend most of our summer at the lake. We now have 3 grand-daughters that are starting the cycle again!

Why they chose this property

This property has such a large frontage and a spectacular view of the lake. The lake is a man made lake that they partially drain each year which keeps that awful seaweed at bay. It is very quiet during the week and is great for kayaking, paddle boarding, or canoeing. We also like to water ski and tube with our boat. It is a couple miles to Moss Lake that has its own eco bog and some real crazy catfish that we like to feed. We always say we are going to Letchworth Park which is 20 or so miles from our cottage but in 18 years we have never made it. We just love to stay and talk with family and friends and enjoy the water.

What makes this property unique

It was totally raised and re-built in 2017 from a contractor who also lives on the lake so EVERYTHING is brand new! We needed to add a large bunk room in the basement for all the new little ones that are joining us on the weekends. The yard is incredible and flat so you can walk right down to the dock without difficulties for old and young. The large L shaped covered porch is the hub where everyone sits and watches all the fun that is going on below. We are three houses from the boat launch and three houses from the end of our dead end street so we do not have a lot of traffic but it is convenient if you bring your own boat to launch. There are beautiful old trees that are on the property and a cove where there is very little boat traffic (ideal for little swimmers).
