Velvet lodge is a 3 storey/5 bedroom/4 bathroom lakeside south west facing house, sleeps 10 adults and 2 children (1 child sleeping in top bunk and parents in standard double below and a single sofa bed for child in the 5th bedroom at supplement of £30.00) plus 2 infants sleeping in travel cots. 2 travel cots are available at a supplement of £15.00 each, this is charged for separately by us after your booking is confirmed. (A flat bottom sheet is provided, however, a quilt and pillow are NOT provided due to health & safety). (Sizes H74 x L100 x W74cm and 127 x 66cm). 2 high chair are available free of charge. We had an amazing stay here for my 70th birthday, the grandchildren loved it , so much for themtoi do andkeepo them occupied, even the 19 year came out of his room The house was spacious and lovely, clean, and well equipped, especially the kitchen.They all want to live there, the host was amazing too we were kept well informed all the way clear instructions for everything having booked it a long time ago made it very easy for us to get there and enjoy. Would highly recommend
I have just visited with 6 friends and had a wonderful time. Accommodation spot on; clean, beautiful views, well stocked kitchen. Indoor and outdoor pools lovely. Ballihoo restaurant was great. Great menu and service. We will come again.
We booked a family long weekend at Velvet Lodge. Great set up at the house with a big communal dining and living area. On site there are different activities including tennis, swimming, volleyball, soft play and lots of lake activities. Great place for families as all self contained.
Lovely house in a beautiful setting. Plenty of space for our large family group. Great communication. There are lovely walks around the estate and plenty of activities on site for all ages. We also enjoyed a meal in the restaurant.
We stayed for New Year, the house was cosy, warm and had plenty of space for the 10 of us. Beds were comfy, the kitchen had everything we needed and everyone from ages 4 - 51 enjoyed themselves! The location is lovely and we enjoyed using the spa, pool, gym and little bar around the corner. All in all, it was a lovely stay, I can imagine it is even better in the summertime!
Great for a family holiday. Our ages ranged from 16 months to 89 years plus a dog. Lovely property , plenty of space and very well equipped. We enjoyed the patio and balcony overlooking the lake.
Only slight moan is that the oven isn’t really big enough when catering for so many.
Overall a great property for a family stay. Very well equipped and comfortable beds. Generally clean, but a few areas could have done with a ‘deep clean’ or are looking a little tired. The interior staircases are quite tricky for older/younger family members, but the stair gates provided would be a big plus for families with young children. Lower Mill Estate is a fabulous place to stay, the spa area is good and the Ballihoo Restaurant is also a great facility. The walking trails are well signposted and maintained.
Really enjoyed our stay at Velvet Lodge - the property was really clean and well equipped, with a lovely living space. Our only criticisms would be the parking, which was a real struggle and made it a bit stressful at times and the fact that the pool was fully booked for the whole weekend despite us following the instructions to try and book at 10.30. We booked the lodge specifically because of the facilities, so it was disappointing not to be able to use them and it was frustrating that the pool did not look overly busy. That said, it is a beautiful site with lots to do in the surrounding area and we had a great time.

We’re sorry to hear that you experienced some difficulty with parking. As you visited during one of the busiest times of the year, the estate being a nature reserve — can get quite full. Parking facilities are spread throughout the estate, and while it sometimes requires a short walk, to our best knowledge, guests have always been able to find a space, similar to what you might experience at a place like Center Parcs.
We’re also extremely disappointed that you weren’t able to secure a booking at the Spa. We completely understand how important that was to your stay. The Spa team is currently in the process of implementing a new online booking system, and although it is temporarily affecting availability and access, we’re assured it will be live and significantly more efficient any day now.
As independent owners on the estate, we unfortunately don’t have direct control over the Spa facilities, but we’ve already passed your feedback along to the Spa management team. They’re very grateful for your input and confident these improvements will make a big difference for future guests.

Excellent 5 bedroom lodge with large lounge/dining/kitchen on first floor and outside decking areas on two levels. West facing at rear and overlooking a lake in the centre of the site with Indoor/Outdoor pool, Spa and Cafe/Restaurant all nearby.
Good pubs within 10 mile radius and good shops in Cirencester about a 15 minute drive away.
Lodge is beginning to show some wear and tear with bedding and furnishings etc.. and it was difficult to keep bedrooms warm enough (November).

hi thank you for your review and so glad you had a good time. We are planning to do some work in January during the shutdown period. Bedrooms being on ground floor are not as warm as the living dining on 1st floor or top bedrooms we agree with heat rising and front door being opened it is a little more difficult to keep the temperature as high as upstairs. we glad you enjoyed yourselves and hope to be of service to you again
We had a family gathering for a special celebration and chose Velvet Lodge as I’d been to the estate before. The house itself was very well equipped for a group of 11 and there was plenty of space to congregate. Very comfortable and good quality.
Of note: steep stairs from ground floor bedrooms to living area. Difficult to find dog walking area. Overflow car park directions need changing as incorrect.
Well equipped, plenty of space. Top floor with 2 bedrooms and one shower room got very warm during heatwave. All rooms equipped with fans. Large deck space just outside 2 of the 3 ground floor bedrooms with large open plan lounge/diner/kitchen on 1st floor. Close to central facilities and bins/recycling. As pictures show the property is by the side of Clearwater, except there are now loads of rushes/reeds which slightly impede the view.
Beautiful spacious property as advertised. Check in instructions were clear and communication was good. The late check out provided on the Sunday was a great bonus as were the spa passes.
A wonderful place to stay, though the photograph must be old as the lake is now very overgrown! Or is it of a completely different accommodation, if so then this is very misleading??
Certainly for the high cost of it , we would have appreciated some complimentary toiletries and a plug in the upstairs bathroom.
It’s our understanding that there is a noise curfew but we had the “ pleasure “ of a really loud karaoke till 2am!
Again for the price we paid we were very disappointed with the restrictive opening times of the spa.
Overall a lovely space for our party of ten and we all found the beds to be comfortable .
Fantastic stay. Brilliant, well-appointed property with everything needed for a large family group including young children. We loved sitting on the balcony, taking in the restful view. 5 minute walk to swimming pool complex etc. Great communication from host. Thoroughly recommend!
