This charming, private family compound, built in 1924 as the carriage house, stables and grooms quarters of the former Ingalls estate, is in the hands of the third generation of the family. Renovated in the 1960’s, The New Barn has been lovingly enjoyed for generations as our second home. Situated at the end of the road on 11 acres with rolling lawns and fields, this peaceful retreat is just a stone’s throw from the action - a ½ mile walk to The Omni Homestead Resort and downtown Hot Springs. Backing onto the forest, with an old horse trail running behind the property, it is a nature lovers paradise with the convenience of being just up from the heart of town. Filled with family antiques and charming country touches, The New Barn will truly feel like your home away from home!

The first floor of the house has a large, cozy living room with wood burning fireplace and library nook, a dining room that seats 6-8 comfortably, master bedroom and full bath, kitchen and laundry room. The living room looks out over the porch and the lawn. The house has Wi-Fi so it's easy to stay connected with all your devices. A stereo with CD player and a library of classical music are at your fingertips for setting the mood. Many evenings have been spent playing cards and connecting with family and friends in this room. The south facing, sunny dining room looks out on fields and is a great spot for bird watching. The kitchen is fully stocked with all the gear you need to create fabulous home cooked meals (you provide the food and culinary talent). A long fieldstone porch faces east over the lawn - the perfect spot to catch the sunrise with a cup of coffee, watch afternoon lawn games, and enjoy evening cocktails and dinner in the warmer months. The porch stays remarkably cool even on the hottest days. Just behind the living room, facing northwest, the lovely master bedroom gets beautiful afternoon light and has ample storage. It can be made up as either a king bed or two twin beds.

The second floor has two bedrooms, a full bath, and a central family room. The southeast bedroom has a queen bed and the northeast bedroom has two twin beds. Both bedrooms feature windows on three sides of the room for taking in the views and mountain breezes. The family room features a 43” Smart TV, DVD/VCR and a library of classic and children's movies. In addition, there is a wide selection of board games, jigsaw puzzles and cards to provide hours of entertainment on inclement days.

Across the lawn, the original horse barn has been converted into the “Playroom” featuring a Ping Pong table, as well as lawn games including Badminton, Croquet, Bocce, Horseshoes, and more. It is a great hang out for kids of all ages and encourages friendly family competitions. The second building is the original “Tack Room” that is retained by the property owners for storage.

Enjoy all the activities that Bath County has to offer with a multitude of hiking/biking trails, golf, fly-fishing, bird watching, and fine dining; or just enjoy chilling out at the house. This is the perfect retreat for writers, artists, families, bird lovers, golfers and hikers alike.

Hot Springs, and specifically The New Barn, has been my vacation home my whole life. I grew up in New York City, but Hot Springs has always felt more like home. As a child - swimming, tennis, hiking, horseback riding, roaming through The Homestead - this was my summer adventure camp! Christmas week was always spent at The New Barn and I’ve continued that tradition with my husband, Jeff, and our two daughters. It’s an 11-hour drive from Portsmouth, Rhode Island, where we live year-round, but we come to Bath County as often as life allows. In the meantime, our property management team at Clarkson & Wallace does a great job looking after the house. When not creating special family time at The New Barn, I spend most of my time in community service in Rhode Island, while Jeff works in the boating industry.

Why they chose this property

The property has been in my family since it was built in 1924 by my grandparents as part of their estate. My grandmother was an avid horsewoman, and this was built as the stables for her hunters, as well as carriage house and groom’s quarters. My parents extensively renovated it in the 1960’s when they inherited the property, hence the name The New Barn.
