There is a balcony with a beautiful view of the port and the apartment itself has all the comforts you need to relax. With airconditioning throughout you can escape the hustle and bustle of the summer season and for the rest of the year it is a truly tranquil spot to enjoy the sunshine and beauty of Cap Ferrat. This apartment is back onto the rental market for 2026 after a pause and we look forward to welcoming our guests!

roomy / clean / quiet / comfy - top apartment in top location

my husband and i stayed at this apartment for two weeks in september of 2022. i’m a difficult traveler but this place was amazing! it fulfilled several of my key points that i’m looking for when reserving a rental. we booked a year in advance and had great communications with tamsin, the host. once we arrived on cap ferrat we met with her at the apartment. she was amazing and very helpful throughout our stay. the place has two bedrooms - bright throughout the day but can be made very dark during the night. each has its own quiet air conditioning and features super crisp linen. the bedrooms are in the back of the apartment and therefor quiet (though, for a couple of days we had noisy neighbors). beds were extremely comfortable, blankets in duvet covers and plenty of pillows. the kitchen was amazing. sparkling silverware, glasses and plates. dishwasher, compact microwave. the refrigerator didn’t cool particularly well but it was fine for us. we did not use the stove but it looked like new. many cooking utensils and machines. plus a small efficient, very quiet washing machine (the 30 minute program cleaned our clothes perfectly). the bathroom adjacent to one of the bedrooms is big, has a tub/shower, toilet and sink. there is another, smaller bathroom right next to the second bedroom with a shower and sink and another small room with a toilet and tiny sink. all clean and in good working condition. the view from the balcony is - obviously - spectacular! right on a street but we never felt bothered by noise. lots of people were walking by. we spend much time on the balcony and after a while the metal chairs felt a little uncomfortable. note that the a/c compressor is on the balcony. every time the a/c inside ran, the compressor outside made noise. not loud but we ended up turning the a/c off while sitting on the balcony to enjoy the calming sound of the harbor. there is creative lighting throughout the apartment, nice for producing different moods. comfortable sofas, huge foot rest, dining room table (some of the heavy dining chairs were worn and wobbly). a few too many things standing around in the living and kitchen area that we moved to make space for every day things, like keys, loose money, laptop, books… keyless entrance into the building and easy walk up to the apartment (maybe 10 steps). beaches, restaurants, shops are in ridiculously close proximity to the apartment. we would book again!

Nous avons passé 2 splendides semaines . La literie est très confortable et impeccable . La cuisine est très pratique et pourvue de tout le nécessaire et aussi d'ingrédients de première nécessité . Le bénéfice d'une protection solaire adaptée et d'un troisième siège confortable aurait rendu la jouissance du balcon beaucoup plus agréable ( soleil dès 14h jusqu'à 21h en cette saison ... ) . 1000 remerciements à Tamsin pour son accueil et sa disponibilité . Perfect relaxing Villa

We spent the first week of our vacation at this amazing villa overlooking the harbor full of beautiful yachts and a backdrop of the sea and mountains. We were met with kindness and helpfulness and were made to feel welcome and right at home. We could walk to get fresh croissants in the morning, watch the boats go out and see many people jogging past to the beaches. The Villa was just what we wanted for space comfort and tranquility as well as a wonderful location to shops and restaurants. We would love to stay here again sometime. Highly recommend.

Truly beautiful apartment overlooking the harbor. Great location with beach in walking distance plus trail around Cap Ferrat. We were able to park there too which was awesome! Spent many hours on balcony overlooking water... Highly recommend it.

Lovely stay in St Jean Cap Ferrat

Villa Mermoz is a great rental for up to two couples or one couple with two kids. The property has had a fairly recent renovation with high end marble floors, tile and countertops throughout. In our opinion, the location can’t be beat. The villa has a nice terrace overlooking St Jean harbor and is an easy walk to a half dozen restaurants just out your front door. It’s also less than a ten minute walk to three beaches, sister beaches Plage des Fosses and des Fossetts, as well as Poloma beach. The property manager handles everything perfectly, advuce for anything we needed, recommendations for dinner etc. She also gave us a ride to Nice airport for a small fee when Uber was not available for our flight home. Great spot. We look forward to our return.
