* To make your stay even more memorable we can arrange onsite concierge hospitality services via local, third-party vendors not affiliated with Villa Ausblick LLC including personal photographer, chef, babysitter, masseuse, or any special wishes you may have. By booking any of the available add-ons renters understand they are not affiliated with us property owners, and renters agree to release, indemnify and hold harmless the property owner for any and all claims related to any third-party activities.

RENTAL TERMS & REQUIREMENTS:
* max. 10 day/night guests (limited by septic system, insurance policy, neighborhood rules)
* max. 4 vehicles (offsite parking available)
* minimum rental age is 25 years
* no pets (sorry, no exception due to family allergy)
* no smokers
* No noisy parties or events
* signed Guest Agreement, photo ID, reservation deposit

CANCELLATION/RESCHEDULING/NO SHOW/EARLY DEPARTURE:
1) Bookings canceled by Guest at least 60 days before check-in will receive a 100% refund of the reservation deposit. Cancellations between 30 and 60 days before check-in will be refunded 50%. Otherwise, they won't get a refund. A full refund will be granted anytime if the property becomes unavailable due mandatory lockdown in Vermont. The Homeowners do not control any possible withholdings of service fees by Listing site.
2) The Homeowners are not responsible for Guests inability to arrive, or if Guests chooses to depart early for any reason, or if members of Guests party do not show up. No refunds or rebates will be made based on weather; power failure; mandatory evacuation; acts of God; earthquake; fire; flood; sabotage; strike; civil or military disturbance; acts of terrorism; war; epidemic or pandemic; riot; acts of government; and any other circumstances beyond Homeowner’s reasonable control.
3) Guests are strongly advised to purchase CFAR (Cancel-For-Any-Reason) Travel Insurance to secure their rental investment.

DISCLOSURE: To monitor trespassing four (4) exterior, motion-sensing NEST security cameras survey the driveway, front door, swimming pool and hot tub area. While these will never be actively monitored during Guests’ stay to protect Guests’ privacy, the Homeowners will review recordings in cases of dispute concerning occupancy or property abuse.
