VILLA very CENTRAL.. with PANORAMIC SEA VIEWS ! Heated Pool, Parking.
Villa Kalypso : a fully renovated 140 m² villa with a pool facing the sea ! This is one of the first houses with a swimming pool so close to the center of Sainte-Maxime and the beach (a 5-minute walk). Its location is a major asset: stay just 20 meters from the sea! The views are completely unobstructed over the Gulf and the village of Saint-Tropez, with the sea on the horizon omnipresent all day long... and this is true from many rooms in the villa, the garden, the terrace, or the balcony.
A highly sought-after location: you will have the advantage of not having to drive to reach the center of Sainte-Maxime on foot. With traffic in the south being heavy from May to October, and parking spaces scarce, you will feel freer to go out for walks or do some shopping, but also privileged to walk to the beach. The nearest supermarket is less than a 3-minute walk from the villa !
The center and its lively, typical, pedestrian neighborhood are just 5 minutes away: traditional restaurants, bars and sidewalk cafes, food shops, grocery stores, ice cream parlors, bakeries, an old covered and street market, and a children's carousel.
This villa, completely renovated by an architect, is spread over 2 levels and has 4 bedrooms, 4 bathrooms, and 3 toilets. It is bright and air-conditioned in every room and can accommodate up to 8 people (+ one baby).
Sleeping Arrangements : 1 bedroom with King size bed. 1 bedroom with Queen size bed. One bedroom has two 80*200 cm beds placed together. One bedroom has two separate 80*200 beds. Each of the 4 bedrooms has a private bathroom (walk-in shower, sink and hairdryer), a fitted wardrobe, a TV, reversible air conditioning and electric blinds.
For each floor: a room with separate toilets (which are therefore not in the bathrooms). There is a 3rd toilet outside near the living room and the terraces.
The 45 m² living room (sea, pool, and garden views) includes an open-plan kitchen equipped with a dishwasher, 3-burner induction hob, microwave, Nespresso machine, ice maker, pyrolytic oven, and 2 fridge-freezers. Double tableware (reception and daily) + grocery storage.
Also in the living room:
Satellite TV with foreign channels.
NETFLIX. Stereo system, Bluetooth, Wi-Fi.
Board games, comics...are available.
The dining room opens onto a 36 m² terrace (sea and pool views), with an electric sun awning and an extendable table for 12 people. A Krampouz Plancha barbecue is available. Secure parking for 3 vehicles (one space in a closed garage + 2 parking spaces) is also available. Also on site: a laundry room with a 9 kg washing machine and dryer, an ironing board, and an iron. A safe. Baby equipment if needed: baby cot with mattress, bathtub, high chair.
+ an outdoor pétanque court and table football (table de ping-pong).
The swimming pool (9.20 x 4.20 m) is heated upon request, lit in the evening, and secured by a roller shutter. It offers a view of the sea and the village of Saint-Tropez ! Surrounding area: outdoor shower, shaded garden with trees, deckchairs, and parasols available. The grounds and pool are maintained weekly by qualified staff. An additional floating alarm is available (upon request).
OPTIONS and EXTRAS:
1) The pool can be heated upon request, to a temperature of 28°C (from April 1st to October 30th). In this case, a supplement of € 150 per week is required (cash payment upon arrival). It will not be heated from November 1st to March 31st.
2) For a 2-week stay = Mandatory mid-stay cleaning (paid in cash upon arrival). Here are the two options:
-- Cleaning only = 250 euros.
-- Cleaning + change of all linens and towels (bath and beach) = 450 euros.
3) For a 3-week stay = Mandatory mid-stay cleaning (complete cleaning of the house + change of all linens and towels (bath and beach)) = € 450 to be paid in cash upon arrival.
Sea access: protected marine area in front of the house (20 meters away)… swimming, snorkeling, and paddleboarding are possible (swimming shoes recommended for the rocks).
First sandy beach accessible on foot: approximately 5 minutes.
Access to Saint-Tropez: by shuttle bus (green boats) 24/7 in summer: less than 7 minutes on foot.

And the old city center at only 5 min by foot ! No stairs or rises to climb to reach this village and shops..
On the other side from the house, you have also a fantastic promenade along the sea.. and other small beautiful beaches less frequented on this path.
