The house is nice, great kitchen, and we love the outdoor covered living area. Unfortunately, these niceties were dampened by the problems that the house had, along with the lack of responsiveness by the management company to properly address these issues. 
When we arrived, the house was hot inside. We turned on the air conditioner, and it worked for about 2 hours and then died. Outside unit fan stopped working and unit would cycle on for a few seconds, then turn off, and repeat this over and over. It sounded like a subwoofer rumbling throughout the house….very annoying. Temperatures outside were in the 90's. 
This would not be a deal breaker, because we should be able to open windows at night to cool the house down, right? WRONG…..the downstairs bedroom windows cranks/mechanisms were broken, so the windows would not open! The upstairs windows had maintenance stickers on them that said, “do not open”. This made for really uncomfortable sleeping conditions. 
The door handle from the garage into the house, and the handle on the side garage door were loose and jamming. Side garage door would not stay shut.  
We contacted the management company about these issues, and they sent one of their maintenance people out while we were out to dinner. He said everything was just fine and the air issue was because we set the temperature too low….ummm….what???? It works better in its midrange??? I guess 70 degrees is too low? That is one of the biggest fallacies that I have heard yet! The outside unit clearly has issues and is not working. He also told us that the issues with the door handles are that we just don't know how to lock a door properly…up and down is locked, and horizontal is unlocked….wow! They must be used to dealing with ignorant people, I guess. We spent far too much time emailing back and forth trying to get these issues resolved.  Not our idea of vacation fun.
We went back and forth with them on the issues, during which time they told us to keep the blinds closed during the day, and open the windows at night to cool place off. Guess they forgot about the windows that won't open! Also, the whole back of the house does not have blinds on the picture windows to close. What they should have done was get an AC company out to fix this, even if it meant weekend/emergency rates.  
The house also has cleaning issues, specifically the ceiling fan blades and air returns that were coated with black grime and dust, and the BBQ was filled with grease and burned scrapings. BBQing is something we really like to do, but this BBQ was so full of gunk that it would have caused major flare ups and probably a grease fire. I took it all apart, scraped and cleaned everything down and then emptied the big, removable grease/scraping tray (actually took a couple of empties because it was overflowing!). I literally got probably two pounds worth of gunk out of this! It took me over an hour to clean it enough so that we could use it….you're welcome! 
The management company really should refund us some of our money for this place. If it wasn't for the issues and their lack of responsiveness, I would have recommended this house to rent. If they fix everything, that would be a big plus, but I would still have reservations about renting a house with Arrived as the management company.
