The property was everything as advertised. The family had a wonderful experience. Hot tub was put to use every evening, and we even had the opportunity to see a black bear fairly close before we had to scare it away.

Thank you for taking the time to provide feedback. We're glad to hear you enjoyed your stay and hope you will stay again.
This house was absolutely beautiful. Very clean and we had such an awesome time. The road up to the house and driveway did require some skill to turn around, but it was worth it.
The hot tub was so nice after days of really long hikes and it was nice to have a big kitchen where I could cook when we didn’t want to eat out. I highly recommend this property.

Thank you for the great feedback. We can’t wait to see you again!
The view is very pretty, the house was clean and had a lot of the things needed for daily use (coffee maker, dishes, washer/drier, Etc.) The Hot tub want really warm enough and the jets didn't really work well, but that was a small thing for us. The only thing I would caution about is the turn into the driveway. We decided to Uber everywhere rather than try to navigate it every time we went somewhere. Overall, it was a perfect place to spend our honeymoon. Thank you so much for opening your home to us 3

Thank you for your kind review! We're thrilled you enjoyed the views and amenities. Apologies for the hot tub issues, we'll address that immediately. We appreciate your feedback on the driveway and will look into making it more accessible for future guests. Congratulations on your honeymoon!
Very private better not be driving anything bigger then a small suv won’t make the turn into the property. We had to back out every time we left which isn’t a huge deal just aggravating. The surrounding properties are little rough. House is nice just a little outdated but was accommodating. Would be nice if they told you the code to enter is for the back door. Tried for half a hour to enter the code in the front door till it shut down. Walked around property and found the back door had a digital lock too.

WOULD NOT RECOMMEND
The cabin was nasty, could not get access when first arrived call and texted manager no response for over an hour.
I would not recommend this cabin.
Pay attention to the previous reviews about the driveway and make sure to be there before dark. The driveway has a drop off on one side and the mountain on the other. Due to the angle that it hits the road, we had to drive up it backwards. Also, the beds upstairs are very old and hard. They are not pillow tops or foam. Place was clean, spacious and had everything you need.

Thanks for choosing Kickback Kabin for your recent vacation, Marcia! And I appreciate you letting the community know about the driveway. I always want my guests to be informed about their Smoky Mountain adventure.
The cabin itself was very beautiful and clean.
Pros: the view, clean, hot tub, enough room for six of us, close to the parkway.
Cons: no internet service and no response from property manager on how to fix, uncomfortable bed upstairs, upstairs shower was SO tiny (I’m 5’3 140 pounds), the driveway was very hard to navigate…we eventually found what worked for us and it ended up being fine. A big SUV would definitely not make it up.
All in all we enjoyed our stay and had a great time!!

Not very good wit communication
Should give more information about drive way that’s essentially on the side of a cliff and there’s no turn around

Pricey for minimal amenities
Beautiful location. Needs a deep clean, bathroom needs repainted, hot tub should be elevated to allow better views from the deck. Better and more towels should be provided. Cooking was a nightmare due to lack of sufficient pots and pans. Driveway is also a pain. For the price, we expected a better amenities. Booked this house for our stay last minute, but there are definitely better suited cabins that give you more bang for your buck if you book ahead of time.
The property was just beautiful. The house was very clean and has everything we needed. The road going up to the cabin was a little hairy to navigate, but we got used to it!

Thank you for the 5 star review, can't wait to have you back again!
We had a very nice week at the Kickback Kabin. Overall, I would recommend this as a nice place to stay with wonderful views. It is a simple place without a lot of frills but, it was just right for a mountain retreat while we explored Gatlinburg and Pigeon Forge. The home has all of the essentials and everything was in good working order. While we were there the coffee maker stopped working and they were quick to replace it with a new one.
Our only criticism is the upstairs bedrooms. We didn’t mind the size, despite them being pretty small. The mattress were not good. Our kids didn’t mind the twins beds but my wife and I woke up several days sore and I the mattress sit just an inch or two from the floor due to low ceilings. The other thing I want to highlight is the driveway. It’s been mentioned in other reviews and I need to stress it. It is steep and there’s a tight turn. I had to back my minivan up every time and if it had rained or been anything but dry pavement/gravel, I wouldn’t have made it. I can’t imagine what it would be like in the winter. I didn’t ask but, I wonder if they will work with you if you get there and can’t get up the driveway?
Overall, it’s a nice place and I would recommend it. 👍🏻
Thank you for the 5 star review, can't wait to have you back again!

Never again
The cabin is very nice and clean with nice mountain views. The driveway is treacherous and very hard to maneuver not to mention steep, this needs to be indicated in the description. The driveway will be the reason i will not consider renting this cabin again. Please be careful on the driveway especially in a large vehicle because there is no room to turn into the road so coming down will send you sliding into a drop off. I would suggest using google earth to view the driveway .
We loved our stay at the kickback cabin. The house had all we needed for the stay. The views are amazing - sunset or sunrise! We'd sit in the morning with our coffee/tea/breakfast, relax and enjoy the view before a busy. Everything is super close by - Gatlinburg with shops and food (Crockett's Breakfast Camp hands down favorite!), the best spots for the Smoky Mountains and Dollywood. Coming home at night and enjoying a dip in the hottub under the stars was a bonus for my kids.
I do also want to say the owners were flexible with us. We were originally booked last April but due to COVID and working hospitals couldn't take the family trip. Right before the trip was scheduled last year, they allowed us to rebook to this April even though we didn't have trip insurance purchased. After the last year the 5 of us needed the break and enjoyed every minute. Appreciate that flexibility.
So yes the drive up isn't the easiest but after doing it once it wasn't horrible and if all the construction vehicles building all the houses up on the mountain can make it through the twists and turns, I think my minivan (with no 4 wheel drive) can too. It all added to the adventure after we got used to it! Just back up the driveway, remember it's an adventure and enjoy the view once you are parked.

Great view but needs maintenance.
I usually don't leave reviews, but I am a little disappointed. 1st, like all the other reviews, the driveway is very challenging. If you don't have all-wheel drive and a smaller vehicle, you are simply going to have issues. The only safe way I found to go up the driveway, is backwards. There is no place to turn around at the bottom of the driveway. 2nd, the house needs maintenance and upkeep. I found several items that didnt work. (Ie. Fireplace, master ceiling fan, front door lock, and many flickering lights) I also, wouldn't recommend adults sleeping upstairs, the beds are terrible and basically on the floor! The view is beautiful.
However, that is not enough to bring us back to this cabin.
10/10 would recommend this cabin again. We stayed here in December for my son's annual birthday trip. It was absolutely stunning!!! However, I can't neglect to mention the driveway from hell!! Definitely needs a revision. Otherwise, a PERFECT cabin!!
This trip was awful for me the driveway was a nightmare and I mean it being my first time in the mountains I had no idea the roads would be so little in the curves would be so short I will not be coming back although the cabin was very clean and everything we needed was provided for us didn't get to see much attractions but we still enjoy our trip. I'm not a hype person so being that high up made my anxiety go through the roof!!!
We had a very enjoyable 3 days in this cabin, even snowed for us. The kitchen is well stocked, house is clean and has all the amenities you would want/need. The driveway has been mentioned a few times in reviews so we were ready for it, I would have to agree with another guest that backing up the steep driveway is the best option and not too difficult. There were a couple of issues that the house management team really needs to address. The fireplace does not work and being a mountain cabin in the winter it would have been nice. The front door code keypad does not work either, fortunately we walked around the house and the back door also took the given code. This really needs to be fixed or at least in the description. All and all we had an amazing stay and would recommend given you know the issues up front.
Access to the property was very difficult and the access codes didn’t work when we arrived. The road was one way and barely fit my truck. Markings for the cabin were non existent as well. Fireplace didn’t work either.

Thank you for your review. I’m sorry to hear you had such a frustrating experience, but I really appreciate you bringing this issue to my attention.”
The view was very nice; although the trek up to the cabin was very narrow and winding. The driveway up to the cabin is very difficult; and was unnerving each time we had to go up it. My husband found it easier to turn before the driveway and back all the way up to the cabin which isn't easy in the dark.
The downstairs master bedroom is very comfortable. The upstairs bedrooms are in much need of new beds. My brother in law slept on the floor the last 2 nights because the twin beds were so hard. Because the cabin was a A-line frame, the upstairs bedroom and bathroom had a slanted low ceiling which my husband hit his head a couple of times. Kitchen items are very limited. The gas fireplace didn't work which was a HUGE disappointment; although the management company did offer compensation for it. We had a good vacation being with family; although I wouldn't rent this cabin again.
The property was very nice and the cabin very clean. The view is awesome and having a momma bear and her 3 cubs show up on the deck was something to see.
The road to the cabin is a bit scary, but we'll worth it. Strongly recommend 4 wheel drive for the driveway. Very tough to maneuver, ended up backing up to the cabin.
Easy check in/check out. Had no issues during our stay. Would stay again!!!

Thanks, so much for sharing your experience with us. We are happy you enjoyed your stay. We look forward to seeing you again.
The post made it seem as though the pool was near by, yet no where to be found. The driveway was a nightmare - very steep and awkward turn. Besides that, it was an amazing stay. Very clean, amazing views, bear visitors, grocery delivery service was a bonus. It was nice and close to downtown Gatlinburg as well for all of our planned attractions. We are planning on staying again.
