The check in process was easy. The communication received from Kona Coast was amazing and helpful.
The condo is absolutely beautiful. The view is stunning. We watched spinner dolphins, cruise ships, and more from the comfortable lanai. We will definitely stay here again.
Really a great place to stay. Unit 131 was amazing with the waves just a few meters away from the balcony. Very quiet. Lots of trees and flowers around the pool and everywhere on the site. just perfect!
We very much enjoyed our stay and loved that the condo was ocean side where we could listen to the waves crash all night long. The unit was very comfortable and we had everything we needed. The kitchen was well stocked for the nights we cooked in. Will definitely return for another trip!
What a beautiful location!! We watched dolphins and whales from the lanai every morning and the sunset at night!! Couldn’t be better. Beach chairs and umbrellas made the days glorious! We will be back!!
We love Alii Villas! We always come back to this complex. We can’t always get in the same condo but we haven’t ever been disappointed! #131 was updated and clean and on the first floor!
Our stay at Ali’i Villas was nothing short of excellent; from easy booking to great location and accommodations that were just as pictured and described. The condo was clean and nicely appointed with all the amenities and even extra’s (i.e beach chairs and umbrellas, boogie boards etc) that made our stay comfortable, easy, and enjoyable.
The views from the lanai, living room, and master bedroom were awesome; and I thoroughly enjoyed sleeping and waking to the sound and sights of the ocean.
I highly recommend this place, it doesn’t disappoint!

This was a perfect spot for us. The location was just a mile from the other group we were traveling with and close to all the markets and restaurants. Kitchen had ample supplies and lots of coffee filters so don’t buy a ton when you arrive. Great ocean breeze every single day and night. Could be lulled to sleep easily. Bathrooms were well equipped and lots of storage! Also great idea having drawers under the bed saves a ton of space. Great place and would stay again.
We enjoyed our stay in this lovely 2 bedroom ground floor unit. The porch and view make this property spectacular. For us the ocean at high tide was a lot in the middle of the night so we learned to shut all the windows and use the fans. Home was equipped with extra fans, which we were thankful for. Porch does overlook the neighboring pool so it's not 100% private but still lovely! The front/guest shower head was a little uncomfortable so we stuck with the master shower. Kitchen was well equipped. Property was lovely with friendly people. Communication from management staff was excellent. 5 star vacation rental all the way! Mahola!
Perhaps we just didn't read closely enough but we did not realize there was no A/C in the condo. We had to have multiple fans running every day/night in order to keep cool and it was very hard to sleep due to the amount of noise. However, despite the heat, the view was spectacular (the main draw for us) and the condo was spacious. We wished there were a few additional ammenities for cooking - not even salt and pepper were available.
This is a beautiful spot. Wonderful ocean views. Well appointed unit. Close to Kailua. The reason you see a star missing is because there is no rating for "ambiance". The entire week of our stay, some type of renovation was being done next door. The saws and drills and other power tools began at 8:15 am and continued with very few breaks until 4:15 on every weekday. We were not informed of the work and were only offered sympathy for the inconvenience. If you were thinking of sitting on the lanai with a mai-tai and a book, you would be disappointed this week. Would I like to rent this unit again? Actually, yes... but I would inquire about nearby noise expectations.

We have had an advisory note about the spalling work since March 2023. In the future, please give us a call and we'd be happy to confirm whether or not a complex or unit is nearby to construction. Mahalo again for staying with us!
Beware if you are at all heat sensitive, this unit had no air conditioning and during the warm season it is extremely uncomfortable to sleep at night. There are ceiling and portable fans but they’re not sufficient to cool the unit. Also, pictures are deceiving because there is a pool adjacent to the unit right outside your patio resulting in a total lack of privacy and loud noise at times. There is also a rocky shore right in front of your patio where people fish, snorkel and walk throughout the day and night. These people can see your patio and into your unit. TV was challenging to use.
I rarely leave negative feedback but felt these issues needed to be pointed out.
Other than that, the unit was nicely appointed, and the kitchen was well stocked.

Most of the properties in Kona don't have AC, in the future our guest services team would be happy to assist you in finding a unit that does and that offers more privacy. Complex pools in Kona are normally ocean side with the exception of a view like Alii Villas. Many ocean front units have a view of neighboring complex pools, but we don't advertise this because it's so common. In addition, Hawaii requires all beaches/shorelines to be public and accessible for locals and Native Hawaiians to be able to fish/gather, I find it entertaining to see what they may reel in. Mahalo for choosing to stay with us.
We loved the condo. Exactly what the pictures showed. Lani was awesome. Condo was very clean. Great place to explore town. Approx 1 mile easy walk. Would love to come back some time!
Loved this property on Ali'i. The ocean is the star of this unit. We could sit on the lanai and just soak it in. The sound of the waves crashing onto the lava rocks is a very peaceful way to sleep. Lots of extras and things to make your stay perfect. Definitely on our list to return soon.
Just as advertised. We were happily surprised that the Kona bay firework show on the 4th of July was literally front and center from our Lanai. Kitchen was really well appointed for a rental. The Britta water pitcher was nice. Although there were reviews stating that they were happily surprised with sand chairs and umbrellas, those things are not included at the rental. That was the only thing that we wished were included. There is a cooler on wheels and that is super helpful. Would stay here again. The view and waves are beautiful. The description of the pool area taking up 40% of the view is accurate but we were expecting that and it wasn't an issue. The pool for these condos is nice and hardly anyone was there. We loved our stay.
We all enjoyed our stay. The condo was clean, comfortable and the lanai overlooking the ocean was great, especially for sunsets. The kitchen had just what was needed. There are beach chairs, umbrellas, and towels available. The pool and grounds were very nice. We would stay here again.
