Oceanfront, Renovated & Accessible Downtown Kona - Beautiful Ocean Views! 1st Fl
Accessible and modern ground-floor, 2 bedroom/2 bath unit with spectacular ocean front views on a 200 sq ft lanai. Only one small step from a parking spot directly in front of your unit separates you from your Hawaii Island home (walk around to the right for step-less entry). No other stairs! Granite counter tops and a fully stocked kitchen await, along with an extra-large washer & dryer, step in showers in both bathrooms, a king-size tempurpedic bed, and queen-sized Murphy bed in the guest room. Check-in anytime with our PIN-based door lock.
We are also sticklers for health and cleanliness. We follow VRHP/VRMA (Vacation Rental Housekeeping Professionals/Management Association) guidelines and protocols for cleaning, including blocking at least one day between rentals, having our cleaners wait at least three hours prior to entry to protect their health, and using a comprehensive disinfection process with a focus on high-touch surfaces. Linens and bedding are washed using the highest possible temperatures, and everything that was out for use will be washed as well, regardless if it was used.
Concrete construction, ground floor location, and ceiling fans in all rooms keep the unit cool. However, to accommodate those unaccustomed to tropical climates, there are two air conditioners: a 10,000 BTU unit in the master bedroom/living room and an 8,000 BTU unit in the guest bedroom. But feel free to keep all the windows open at night since you're set so far back from Alii Drive! Nearly 200 meters/yards separate you from the roar of traffic, leaving only the sound of crashing waves to lull you to sleep at night. Our building is the closest one to the ocean in the complex. Don't forget to catch the fiery sunsets from April - September from the privacy of your lanai, and from the viewing area the rest of the year.
Feel like getting a little work done? There's a portable desk, networked laser printer, high-speed internet access, and 5G router. In case you need a break from vacationing, Netflix and other Roku apps are available on our 55" LG 4KTV. Our unit comes with beach chairs, beach umbrellas, and coolers as well, along with boogie boards and assorted beach toys for the kids. These supplies are stored in the outdoor closet, next to your parking spot. Heated pool and BBQ facilities are close by for those relax-at-home days.
This is our home for part of the year, and it shows. Artwork from well-renowned local artists and our own photography grace our walls, and furnishings/bedding are high end. Kitchen cupboards are completely stocked with china, glassware, cutlery, and nearly every appliance imaginable. We also make updates every time we visit. And don't forget about the heated pool and BBQ facilities just steps from the unit. If you're daring (and a really advanced snorkeler/swimmer), there is good snorkeling right outside the unit. *Warning* Tides can be very rough and unpredictable. Enter at your own risk! Seriously!
For full disclosure, there are two Google Nest cameras- one on the lanai above the love seat, focused on the space between the lanai and our neighbors, as well as the doorbell. The lanai camera will be disabled at check-in.
Important: If you plan on bringing a pet, PLEASE INQUIRE WITH US FIRST. All pets need to be approved by the Board, with an application submitted by the renter. If this is your first time traveling to Hawaii with a pet, please know that there are very strict rules/regulations governing bringing a pet into the state.
Finally, whatever you choose to do, our Kona Town Condo is the perfect unit in the perfect location for you and your ohana. Mahalo and e komo mai!

Located on the waterfront, this condo is in Holualoa Village, a neighbourhood in Kailua-Kona. The area's natural beauty can be seen at Magic Sands Beach and Kona Cloud Forest Sanctuary, while Hulihee Palace and Hulihe‘e Palace State Monument are cultural highlights. KBXtreme and Kona Community Aquatic Center are also worth visiting. Jet skiing and kayaking offer great chances to get out on the surrounding water, or you can seek out an adventure with cycling and mountain biking nearby.

My family and I have been returning to the islands for the past few decades. The first time we visited, we instantly fell in love with the people, culture, natural beauty, and of course, the food (and coffee) of Hawaii. After traveling to nearly all the islands (except for Niihau & Kahoolawe), we've always wanted to retain a connection back to our favorite state. After a few more visits, we decided that we wanted to get away from the busyness of Oahu, resort-like feel of Maui, and more isolated nature of Lanai/Molokai. The Big Island quickly emerged as our favorite island with its natural beauty, capacity to be explored, and people.
Kona in particular offers everything we've been looking for. Its beaches (and those outside of the area) have superb water sports and snorkeling, peace and quiet from the masses, and incredible diversity (black/green/white sand). The food is incredible (poke! Kona coffee!), locals laid-back and friendly, and the land offers nearly all of the climates our earth has to offer. Everything you could possibly want in an island, the Big Island offers. And we're so happy to officially call it our (second) home.

Why they chose this property
We had been looking for a property in Kona for a few years - everything from single family homes to condos. When our Alii Villas unit popped up on the market, we knew it was exactly what we had been looking for: an ocean-front, ground floor unit accessible for our retiring parents. We didn't want to put a lot of time and work into it, and were happy to see how well the previous owner had taken care of it, and renovated it to high standards. And of course, there was the view - a panoramic, sunset oriented one of Kailua Bay.
While other complexes had great views and modern features, they didn't offer the well-manicured grounds of Alii Villas or its peace and quiet. Alii Villas is located nearly 200 meters/yards off of Alii Drive. With the the lanai doors and windows open at night, the ocean breezes and soothing sounds of crashing waves lull you to a relaxing sleep. There are no other modern sounds to speak of!
While other complexes had great views and modern features, they didn't offer the well-manicured grounds of Alii Villas or its peace and quiet. What makes this property unique
Peace & quiet. Cool ocean breezes that lull you to sleep at night. Sunset dining on the lanai. And all the creature comforts and amenities you'd expect from a well-stocked vacation home. We spend a lot of time here, and stock it so that we only need a few supplies and trips to the stores to make ourselves at home. We pay it forward (and encourage others to do so too) so don't be surprised to find some fresh goodies in the fridge and pantry!
