Stunning Large Waterfront Home on Sodus Bay w/ Private Beach, Dock & In-Law Unit

This beautiful waterfront home offers luxurious accommodations on scenic Sodus Bay, NY. At 3,200 square feet, with beds for 12 (and plenty of extra sleeping room besides), it is perfect for large gatherings of families and/or friends or a quiet getaway for fewer people. Nearby Sodus Point was named one of the "10 Best Little Beach Towns on the Great Lakes" by AAA (2019).

The house is professionally cleaned between each renter, under the supervision and assistance of the owner, and disinfectant products are provided to renters as well. The owner is a full professor at the University of Rochester School of Medicine and understands how important infection prevention measures are.

The house offers multiple accommodation options - the 3 bedroom main floor, the second floor in-law unit, and the finished lower floor that sleeps five. The main floor and in-law unit have wall-mounted a/c units. The lower floor is always cool and does not need a/c. All bedroom closets contain a fan, extra pillows, and blankets. More details about each of the home's three levels appear below.

A large, two-tiered pebble beach, complete with lots of outdoor furniture, a 50-foot private dock and fire pit, two kayaks and a canoe are yours to enjoy. Fishing is excellent on Sodus Bay (including right off the dock) and in Lake Ontario, to which the bay connects. Ice fishing is very popular on Sodus Bay (the main access point is only 1/4 mile away) and the beautiful Sodus Heights Golf Course is only 7 minutes away. Numerous hiking areas, including Chimney Bluffs Sate Park, and other attractions are nearby.

The home was purchased in 2019 by a local university professor who ensures that this is a highly satisfying destination experience for discerning travelers. The dozens of 5-star VRBO reviews will give you a renter's perspective on how wonderful the house and region are - please read them!

Dr. Pollard, the owner since 2019, continually makes substantial investments to improve the house and property, including a new boiler system (for radiant heat) and hot water tank (2022), a water softening system (2023) and a new air conditioning unit in the in-law suite (2023). Other recent purchases include the dishwasher, microwave, a high-capacity washer and dryer, and the main floor air conditioner. Some furniture and lighting are new, as are three storm doors, a 3-burner propane grill, glass block windows on the lower floor, a fire pit, a retaining wall and drainage system on the hill leading to the beach, and much more.

The internet service is extra high-speed. The router assures coverage throughout the house for multiple users who may be gaming, downloading or otherwise using the WiFi system. Sophisticated Nest company smoke/CO detectors and thermostats are located throughout the house. The two entry doors are outfitted with Yale keypad-controlled locks. Dr. Pollard will set a unique entry code that you choose prior to your arrival.

The main floor has 3 spacious bedrooms (each with a queen bed), 3 full bathrooms with showers, and a gorgeous living room with a large sectional couch and two cozy armchairs. Gleaming hardwood floors adorn the entire house.

The living room features a 47-inch flat-screen TV with a Roku streaming stick and DVD player, as well as an Echo ("Alexa") speaker. Over100 DVDs are in a nearby drawer - suitable for varied adult and child tastes. A wide array of board games, card games, and puzzles are present in the living room cabinets.

The main kitchen (another kitchen is in the in-law unit) features high-end appliances, including a "french door" Samsung refrigerator with freezer, an electric range/oven, and dishwasher -- all stainless steel. (A second full-size refrigerator/freezer is on the in-law unit floor.) The main floor kitchen features a large array of cookware, appliances, dishware, glassware, cutlery, utensils, and other amenities needed for a comfortable, lived-in feel and to meet the needs of a discerning cook (like Dr. Pollard is). A Keurig coffee maker and large selection of K-cup pods and a number of cooking staples (e.g., oils, sugar, and spices) are provided. A 3-burner propane grill is available for outdoor cooking and many associated BBQ tools are provided.

A set of beautiful wood and leather bar stools adjoin the counter that faces the main floor's open kitchen area. Just behind these stools, the huge wooden dining room table can seat up to10 (or more) depending on how the table leaves and chairs are arranged

The combined, open-style, kitchen-dining-living room area is a most inviting feature of the main floor of this house. The floor-to-ceiling windows all along the lengthy living/dining room area overlook the bay and the first floor deck.

This outdoor deck, features two glass-topped tables and chairs for dining, as well as a built-in, bench-style sitting area and additional casual seating. Hanging plants adorn the deck area. The deck spans the entire eastern length of the house, facing the bay. It can be accessed from the outdoors (via a few stairs on the north and south ends of the deck) or via a sliding glass door adjacent to the dining room.

Not far from the living room, down a hallway and separated by a door, is the laundry room. It boasts an LG high-capacity washer and dryer (2019), iron and ironing board, laundry materials (e.g., detergent, bleach, dryer sheets) and a cordless hand-held vacuum and charging station. A large rack mounted to the wall is for hanging clothes. There also is a full bathroom (with shower) in the laundry room area. A high chair and shower chair are stored here, too. This spacious area is far enough away from the main living room for laundry work not to disturb other activities on the main floor.

A new "Shark Rocket" vacuum, Swiffer products, and other cleaning supplies are in a hallway closet on the main floor. An adjacent hallway closet contains spare linens and beach towels.

The upper floor of the house is a beautiful in-law unit with its own kitchen, living room, bedroom (queen bed), and full bathroom with shower, and large couch. There is a private entrance to the in-law unit via the upper level garage or it can be accessed from the main floor. The in-law unit features its own wonderful walk-out deck with furniture (my favorite spot).

The in-law unit's kitchen features a 4-burner electric cook-top and microwave oven. A small refrigerator/freezer is in this kitchen, as well as a Mr. Coffee machine and related supplies. Plenty of cookware, flatware, dishware, glassware, etc., are provided in the in-law unit. There is a 31-inch flat-screen TV with an Amazon Firestick for streaming service and a DVD player. Just outside the in-law unit, in the second floor hallway, is a full-sized refrigerator/freezer and a baby crib and mattress.

The home's "S-shaped" two-level driveway allows parking just outside the in-law unit's outside entrance (up to 4 cars) as well as parking "down below" by the entrance to the main floor of the house (4 more cars). Please do not park on the street or the lawn.

The spacious lower floor of this home is *at* (not below) ground level on the east side, facing the bay. A door leads to a covered patio area (below the main deck above) where there is a table and chair set, and stairs that lead to the two-tiered pebble beach. This lower floor features one queen and two twin beds, a very large, semi-circular sectional couch, many kid-oriented toys, games, books, and other amenities.

Some families delegate this lower floor area to youngsters or "overflow guests" and offer the in-law unit to those who desire some extra privacy (e.g., grandparents or those with babies). These options are a real asset of this property.

What should you bring? The answer is virtually nothing except your clothes and food. It's like a long-stay hotel. The house is extremely well-stocked with most anything else you’d require, as many VRBO reviewers point out. There is no need to bring linens, towels, paper products (e.g., toilet paper, paper towel, tissues), soap, shampoo, etc., cleaning or laundry supplies, or beach towels. The main kitchen has a large collection of spices, cooking oils, etc., as well as a Keurig with dozens of K-cups of different types, sugar, non-sugar sweeteners, creamers and a selection of teas. The in-law unit kitchen has a Mr. Coffee machine, coffee, and related supplies. Both kitchens have plenty of cookware, flatware, dishware, and an array of appliances. I do recommend bringing firewood bundles such as those sold in grocery and convenience stores, home centers, etc. I provide fire-starter bricks and plenty of kindling. Some guests bring motorboats, bicycles, and/or golf clubs. A bocce set, a “cornhole” and other lawn games, and baseball mitts are on hand for outdoor fun. There are plenty of adult and child-size life jackets (PFDs) as well as a very wide selection of water toys, indoor toys, games, puzzles, books, and more.

This spectacular home is a short 10-minute drive from the Sodus Point resort area where Sodus Bay meets Lake Ontario. Sodus Point boasts numerous restaurants and bars, live entertainment, and shopping. There is a very large, public, sandy beach at Sodus Point with lifeguards. Marinas rent a variety of boats which can be moored at the 50-foot dock at the house. The Sodus Bay Heights golf course is a short 7-minute drive away. Spectacular Chimney Bluffs State Park is 8 miles away and not to be missed. The Sodus Bay Lighthouse and Museum is a very popular attraction.

This property is far enough away from Sodus Point for privacy from most boat and vehicular traffic (and associated noise), yet close enough to partake of all that the Sodus Point region has to offer.

Rochester, NY is about a 45 minute drive, Syracuse about 1 hour away, the beautiful Finger Lakes region about 1 hour away, the Adirondack mountain region about 2.5 hours away (depending on your destination), and Niagara Falls a bit over 2 hours away.

60th Birthday Celebration
This property is exactly as described. We had 10 adults and there was plenty of room for everyone. The house was clean, comfortable and had amazing views. Each of us commented on our beds being very comfortable. I have stayed at many VRBO properties, and I have to say that this house was by far the best stocked of any VRBO I have ever stayed....pots, pans, plasticware, paper products, everything we needed was there. We have a great experience, and we all hope to return to this house.

The location was great. Our family enjoyed the kayaks and canoe, the well stocked home and the ease of check-in and check-out. Be warned though: The description says A/C units in two places, nice, however the bedrooms do not get A/C but there are fans available in each. This is on me as I read the description and assumed the entire home would be cooled. The basement bedroom is very musty and smelly. When my family came up in the morning the musty smell was all over them so showers daily were necessary. The living area furniture could use a deep clean. It's grimy and there is a cigarette burn on the ottoman. Better yet, replace it. Besides these issues the stay was fantastic and the host wonderful.

Why they chose this property

Sodus Bay is beautiful. The house is situated near the quieter southern end of the bay - away from the busy (often noisy with boat traffic) northern end of the bay at Sodus Point. Yet, you are close to the many restaurants, bars, entertainment, boat rentals, etc., that Sodus Point offers, as well as the east side of Sodus Bay. The nearby golf course is excellent, as is ice fishing in the winter. The house is on a quiet, long, dead-end street, so traffic is minimal and walking the neighborhood is pleasant. Do not miss nearby Chimney Bluff State Park nor the large, sandy beach at Sodus Point (with life guards). Numerous other outdoor activities are available in the vicinity, all year 'round.

What makes this property unique

Please read as many of my reviews as possible. Virtually all of them are glowing. Review the photos to get a sense of the large size of the house (great for family reunions), gorgeous waterfront location, the large pebble beach, fire pit, and 50 foot dock. I want the rental experience to feel similar to a long-stay hotel - where all you need to bring is your clothing and food. (Note there is an ample supply of spices, oils, Keurig and regular drip coffee provided, plus various condiments in the refrigerator.) The kitchen is fully outfitted to satisfy the discerning cook (like me.) There are two full size refrigerator/freezers for your use. The in-law unit is very special. It has it's own private deck on the house's third floor, plus it's own bathroom/shower and kitchen. The main floor has an extensive, shaded deck facing the bay. There are three bedrooms and three full bathroom/showers on the main floor. The lowest floor, with one queen bed and two twin beds, is where many guests have their kids stay. There are many toys and children-focused books on that floor. It has a door leading directly to the stairway that goes to the beach. The Wi-Fi strength is excellent and the house has two smart TVs, two DVD players, over 100 DVDs, and an Echo (Alexa) speaker for your music, etc. Powerful, wall-mounted air conditioning units are on the main floor and in-law unit. Each year, I invest considerable funds into improving the property. As the reviews point out, this is a very special rental opportunity.
