Palm Cottage is built along the face of a gentle knoll overlooking Coral Harbor, Hurricane Hole and the East End of St. John. The Cottage receives constant trade winds, open to beautiful views and are surrounded by mature native and planted vegetation providing surprising privacy in a small community. The cottage has a ground level entrance. privacy was a design priority. Palm Cottage can be rented as a one bedroom sleeping 2-3 . Our gated driveway is paved and safe, but requires a small 4WD or AWD vehicle.
Palm Cottage has been providing lodging since 2007 and accommodates 3 adults or 2 adults and 2 small children. It has a one bedroom queen, with one bath and full kitchen, living area, deck, porch and outdoor garden shower. The living area has a high quality futon that can accommodate 1 adult or 2 younger children.
Enjoy views of Coral Bay from rooms, or deck looking out over the boats at anchor, the lush green of Fortsberg. The gentle breezes carry you into a Caribbean state of mind. Palm Cottage is located in Estate Carolina on the south side of King Hill Road. It has a large deck that fronts the ocean view and on the rear a smaller shade deck on the west side provides the perfect morning or afternoon getaway with a view of the valley.
Palm Cottage is a 'Green Villa'', built to local 'green' standards' to have a low impact on the fragile island environment. Site planning, drainage, building structure, water management, energy conservation and landscaping have been given serious consideration in limiting the impacts of this cottage on the surrounding environment. We are constantly trying to improve and lessen our footprint. If you care about comfort and limiting your environmental 'footprint', staying in Palm Cottage is right for you. Modest, affordable, conservation oriented but a spectacular experience. Palm Cottage survived Hurricanes Irma and Maria very well and has many new improvements for your increased enjoyment of your vacation on St. John. Check us out!
This rural area of Coral Bay, nestled 200 feet above the harbor has a 180 degree view of Coral Bay, Norman Island, Hurricane Hole and the Carolina Valley. Watch the sun and moon rise above the bay. The sleepy town lies spread below you, rural sounds filling the air. Constant breezes let you drink in the beauty of Fortsberg and the East End. Many world class beaches, fine restaurants, local craft shopping, are all nearby.
There is an easy walk to Restaurants, Shopping, Boating in Coral Bay. There are several nearby trail heads that allow hiking access from Palm Cottage. We can provide great recommendations.

Wonderful eco-friendly location with a beautiful view* and great owners
Very close to a store, restaurants (though you'd want a 4wd vehicle, these two are walkable if you can deal with some steep hills), and a short drive to Salt Pond/East End/North Shore road entrance. The view is lovely - the "*" caveat is that down the hill (as with many spots on post-hurricane St. John) there is a car graveyard. We kept our eyes up and enjoyed many a sunrise and moonrise, and cocktails and meals on the spacious deck. Ken and Sandy were quite helpful and responsive to our questions. They are incredibly welcoming, have a great selection of books on St. John, and the kitchen and bath were very well-equipped. The outdoor shower is the best!! Suffice to say, St. John is still recovering from the hurricane, and the economy will be hit hard by lack of travel/covid-19...but it's still as beautiful as the people are amazing. We cannot wait to return and look forward to staying with Sandy and Ken again.

The beautiful view is exact as same as the pictures. The owners are very helpful for anything we need. The internet didn't work for the first couple of days. But the owner fixed it. So kids enjoyed movies at night. The outdoor shower is actually nice. You don't need to worry about the sand in your swimming suit or water shoes. Especially at night, you take shower under the sky with full of stars.

Not exactly what they advertise
The view from the cottage is significantly different from the photos as the hurricane wiped away most of the foliage and you are left with a view of rubble/construction site and goats in addition to the bay. Rotting mangrove trees from the bay made for a nearly constant sulphur smell in the cottage - this wasn't their fault, it would've been a problem anywhere around Coral Bay. The biggest problem was that there was only spotty WiFi available -- for our week stay we had service maybe for a total of one day. This was significantly stressful as our phones did not have cell coverage and we were relying on WiFi to stay in touch with our other children that were not on the trip with us. It was something that we made a direct inquiry about before we booked since this was so important to us. We never would have rented this place if we had known about the reality of the WiFi coverage! Yes, the caretaker said we could come up to his cottage to use it, but that would not help us if our children had needed to contact us early/late or at any time we wouldn't have been there. In the end, he shrugged about it and seemed unable to help otherwise. The cottage was advertised as eco-friendly and we were drawn to that, but it was frustrating looking up at the caretaker's cottage a few feet away with an air-conditioner unit and their WiFi service working when ours was not. Look, we loved the look of the cottage, the caretaker (who reminded us of Rupert from Survivor) location and the price -- we didn't even mind the all-night rooster/goat/donkey/inguana serenading (we had to keep the windows open due to no air-conditioning) or quick, cool, outside showers, but we felt we didn't end up with what they advertised. Just know what you're getting into! And, while there is a constant breeze, don't fool yourself into thinking you're going to feel cool without air-conditioning with summer's heat/humidity! And, bring a lot of bug spray, you'll need it inside and outside of the cottage as no see-ums inside were a big problem! In the end, we were sad we had this experience at the cottage. We were happy to go to still re-building St. John and spend our vacation dollars there. We loved the snorkeling and historic ruins and friendly people. We aren't people who need to be pampered and bells/whistles. We just wanted what was advertised, that's all!!

The perfect spot
We had stayed in palm cottage before but under different owners. Palm cottage is just as beautiful and charming as it was before. Ken and Sandy were extremely kind and helpful and available if we needed anything. The view of the sunrise with a coffee in the morning was our most favorite thing about the cottage. A close second would be the cool Caribbean breezes at night that made sleeping incomparable to anywhere else. We would highly recommend this cottage if you are considering visiting St John.

We came to the Virgin Islands twenty years ago as sailors. Later, we came as tent campers at Cinnamon Bay Campground. In 2011, we spent a month volunteering at the Virgin Islands Environmental Resource Station (VIERS) on the south shore of St. John. We knew we had found our favorite Caribbean destination, Coral Bay, St.John, USVI. The next six winters were spent as boaters/ live aboards in Coral Bay. We still enjoy sailing around St. John and the BVI's.
Ken (MSEE) & Sandy (BA Art) graduated from University of New Hampshire (UNH).
Ken worked as an electrical engineer/ocean engineer for Woods Hole Oceanographic Institution, was a professor at UNH and an engineer at NTI.
He ran a Family landscape business, for 25 years, with his wife, Sandy before retirement. Ken is a musician, known as 'Kenny B' on island, who plays saxophone. He enjoys playing at local 'open mics' and with some local bands.
Sandy is an artist who enjoys painting, drawing and photography. She also enjoys history, travel and volunteer work.
Both Ken and Sandy are organic gardeners and environmentalists. They spend their time away from Coral Bay at their small organic Christmas Tree Farm in New Hampshire. They are members of the Coral Bay Community Council, Save Coral Bay, Coral Bay Yacht Club and are supporters of the St. John School of the Arts, The Friends of the Virgin Islands National Park and VIERS.

The properties are perched on a knoll overlooking lower Carolina and Coral Bay /Coral Harbor just above a lush valley with palm trees on the shore of the bay.
Coral Bay is a laid back waterfront community. Many residents are sailors, fishermen and lobstermen. There are some great restaurants and lots of music.
The music scene is lively on St. John. Coral Bay is no exception. There is music nearly every night, in high season, with good bands, many from stateside. Guests will enjoy the 'open mics' at 'Pickles' on Thursdays. Bring your voice or your instrument and join in. You may hear "Kenny B" (your host, Ken Burt) on many nights.
Palm Cottage is a beautifully laid out one story building. Everything is convenient and comfortable including the kitchen, 1/2 bath with a large outside shower under the palms and a bright, airy bedroom with a deck. The decks allow for outdoor living all day with a great view from all rooms. It is well built and maintained.
