Renovation Notice – Long Beach Resort, Panama City Beach, FL

Long Beach Resort will undergo planned exterior renovations from August 18, 2025, through April 2026. Project setup and material deliveries will take place August 4–18, with construction beginning August 18. This work, coordinated by the Homeowners' Association, includes balcony and exterior repairs.
During this period, guests may experience construction noise, limited access to certain areas and pools, and temporary modifications to entryways.
• The Lagoon Pool and lagoon pool hot tub will be open until November 28th.
• The pool and hot tub between Towers 1 and 2 will be closed starting August 28th and will remain closed until November 28th.
• The pool and hot tub between Towers 3 and 4 will be closed starting October 20th and will remain closed until the end of the project.
• Beach access and condo entry will remain open throughout the project. Beach chair service will be available through October 31.
• Balconies will remain open until November 10th, and then will be closed by section thereafter.
Please note that all dates are approximate and subject to change based on construction progress. Rates have been adjusted accordingly to reflect any potential inconvenience during your stay. This notice has been posted as of 7/7/2025, no refunds will be given for any renovation related inconveniences for any reservation booked after this date.

Very nicely renovated ! Long Beach Resort will always be one of my favorite places to stay...parking lot is easy to get in and out of, not a fan of parking garages especially with a large vehicle. This unit was nicely done, extremely comfortable and clean, check in was a breeze. I will definitely stay in this unit again if it is available.

Home away from home

We were very pleased with this condo. I wish I could move right in. Beautiful interior and the view was stunning. Windows from ceiling to floor in living room and BOTH bedrooms. The balcony was huge and decorated with nice outdoor furniture. We plan on staying here next year. Super easy check in and out.

Family PCB trip!♥️

One of our favorite family vacations! The water was the prettiest we have ever seen at PCB!! We had a fabulous time in this condo! The view was nothing less than perfect and location was great with Walmart and surf shops next door. The beach chairs were a great added amenity. We asked the workers how much the weekly rate would’ve been, and they said over $600 for the week!

Kim’s condo was absolutely beautiful! The view from the balcony was breathtaking!.

Kim made our first time VRBO experience very enjoyable and easy. She was available to answer questions and she even called 2 hours before we could check in to let us know that the condo was cleaned and ready for us, we checked in at 2:00 and was able to start our vacation early. I will definitely stay in Kim’s condo again in the future, it was great!

Just what we needed!

This property was perfect for our mother/daughter getaway! The unit was recently renovated, and we found it to be clean and tastefully decorated. The beds were surprisingly comfortable, and I'm very picky. The view from the balcony was absolute perfection! We loved the comfortable furniture out there, too. This condo was in the heart of it all... we felt close to everything. The property grounds were beautiful and very well maintained. We loved being steps from the beach and pool/hot tub. My only complaint is that the toilets had a strong odor, but we think it may have been the water in them... they could use a freshner tablet We had a great stay and will be back!

Great vacation

Check in was fast and property manager was helpful. We realized we had left parking passes at home but they were easily replaced and waiting at gate when we arrived. The room was nice. It was a challenge not to track sand in from the balcony but that is to be expected on the beach. The burners on the stove are a bit wonky but function. Overall everything is nice and we had a wonderful time. I would definitely recommend staying here.

We had a great vacation and didn’t have any problems.

The property is very nice. We didn’t experience any problems. We had to get an extra parking pass. No problem at all. Called Kim and she took care of it. We will definitely rent from Long Beach Resort again. Kim’s condos was the easiest rental we’ve ever experienced. Already looking forward to next year.

this unit had multiple areas of damage to include; non-draining sinks; broken towels racks in bathroom; damaged and lifted ceiling tiles in muliple areas.Both sofas had mutiple stainslace was not cleaned well; floor and furniture were dirty leaving feet blacy, debris in all living area tables Would have these issues before renting again...

There were cockroaches in the room. The living room furniture smelt bad. The receptacles wouldn’t hold phone charges. Receptacle on right side of king bed does not work. No extra trash bags. Drain in the showers backed up.

Loved staying at Long Beach

We loved staying at Long Beach Resort. Will stay again. The issues that we had were minor. The unit we were in could definitely stand an upgrade. The master bath needed to have a rail, bar, or something to help with entering the deep tub/shower. The Keurig was in need of cleaning. We used the coffee maker and it leaked. My son and his family stayed in another unit that had been upgraded and it was really nice. The elevators were out of commission for about an hour and I had to carry some groceries up 10 flights of stairs. Don't mean for this to be totally negative as I said I will definitely book through Kims Condos again. I've already picked me out a unit for next June. Thanks

Condo was NASTY

When we arrived there was food under the dinning room table and open candy with a bug on it under guest bed. Sheets were stained or not washed (not sure) hair in all 3 beds. Called property manager and asked the for the sheets to be changed in all 3 beds and floors to be cleaned they only did the master sheets and didn't bother with the floors. Our feet were black the first night here so that tells me you didn't clean. Stains on the couch and the bar stools were black where people put their feet!! It was disgusting...Never again will i rent from these people!

Long Beach resort 1-1000

Check In was a breeze. No luggage charts were available when we got there so we carried everything to the 10th floor. Looks just like the ad. It's older needs remodel. Beautiful view from both bedrooms floor to the ceiling windows. Balcony was huge amazing view. I told the lady I wouldn't leave a bad review which I'm not the resort was really nice but our room was so nasty dirty. It looked like it haven't been cleaned in a long long time. The management was great not rude at all. She even gave us the cleaning fee back. Most places won't even get back in touch with you so that was good. Everyone I talked with said their room was clean so I think it was one of the things. Management is on site so there quick to respond. The pool set up was a little different but the lagoon pool was really neat. Pools aren't heated until November and they were so cold it was unbearable couldn't enjoy it. The beach was gorgeous. The beach ⛱ was so big and not crowed at all. The water was clear and warm. The kids and I really enjoyed our time there. Oh the elevators were fine didn't take long but both of the elevators stopped working at different times but they fix them right away .

The condo had not been cleaned upon arrival and was a dump for price paid

A DUMP. We will not be back to this condo. Upon arrival, we found the condo was not cleaned: hair in bathtub, black grime on bathtub, filfth all over the floors, rotten tomato in the fridge and that night when we went to bed our feet were black and got sand all in the bed before we even had been to the beach, we requested our cleaning fee back. Which honestly they should have given us more back. They did offer to send someone to clean but at that point we already moved in and didn’t want to have strangers in there cleaning with our personal belongings in the open. The other annoyance was our last morning the wanted to send someone to replace the lock on the condo. Owner said it wouldn’t take more than 15 min and we wouldn’t need to be there as they won’t need in the unit. Well I’m glad we stayed because they were there for 30 min and a man was definitely inside our condo making a ruckus of noise while my husband was trying to work remote. I think it was pretty poor planning on this owner not to have scheduled this on a transition day of renters as it was in the way of our last morning there and then we had a huge long new code to use that entire last day. Super annoying. I do not recommend this unit.

They were still cleaning when we arrived after 4:00. I had to take towels out of dryer and fold. I had to unload dishwasher also. The balcony was not clean.
